This place is a true gem, a country house in the old style, lived-in but immaculately maintained, set in idyllic peaceful grounds with a (swimmable) river running through them — trout rising, rhododendrons and ducks and hens and even a heron... All that was needed for perfection was the perfect hostess, and Fiona delivered on that score, with a warm welcome, pots of tea and coffee at key moments, delicious home-made breakfast and general willingness to help with everything I needed. Cannot recommend highly enough.

We had a wonderful stay! The accommodation was very comfortable, and Felicitas’ family are absolutely incredible — so warm, welcoming, and helpful throughout our visit. Every morning, they prepared a delicious breakfast for us, sometimes even quite early to accommodate our plans. One morning, they even joined us for breakfast, making us feel completely at home. It was amazing to hear their stories and connect with them on a personal level. The location is perfect too, with shops, restaurants, trains, and buses all just a short walk away. Highly recommend to anyone visiting the area!

We had an amazing stay! The location was perfect, and the house had such a unique charm. We wish we could have spent more time at the house, but we were eager to explore the city. John was an excellent host, and his two daughters were a true delight. Most mornings, we enjoyed breakfast with the two of them, and they were wonderful company, sharing stories and laughter. If we ever return to Edinburgh, this place will definitely be our top choice!

What can I say about Rose and Jake except absolutely amazing. Great hosts. Super responsive. The place was spotless. I miss lil Millie already. What a hidden gem. Rose and Jake’s will always be a home base in Scotland. Fantastic find.

Beautiful home!! Having just moved to the UK, I was in “survival mode” as it were while in the process of getting a let and everything set up. It was a process and Debbie’s home was a welcome break from the hotel/transient status. The home is beautifully maintained and Debbie is a lovely host and a pleasure to speak with. I highly recommend!

I came to the area for a 3-day workshop. I had plenty of time and space to prepare for my studies. H and Jimmy were also very personable and easy to socialise with. I felt like I was staying with friends. The complimentary breakfast was lovely. I highly recommend staying with H and Jimmy.

Located in peaceful area with amazing view to Arthur`s Seat, so its a must do hike while u stay at Duncan`s :)! Supermarket 1k walk, few restorans close by, good bus connection to center. Room was spacious and clean, comfy bed. Bathroom in the room, but needs some renovating. For sure best part of the stay was fulsome breakfast that we didnt know, was part of the price -amazing!

As they say in real estate it’s all about location, location, location, here to it is all about location and what a spectacular and impeccable location. Walkable distance to every attraction. Close to all restaurants, bars and pubs. Very spacious squeaky, clean one bedroom with a clean bathroom in a private apartment. Love everything, will do it again and absolutely recommend with no hesitation.

Lois is an amazing host, she’s very sweet and gave me great recommendations in Edinburgh. The breakfast was very Scottish but very good!! You will enjoy your stay with her; a comfy bed, everything is clean and the area is good as well. Not to mention that you will definitely have a great time talking with her. Deane's place is great to visit Edimburgh. The city center is walkable and there are very close bus to the center or the airport. Deane was available for any questions and we felt very welcomed.

Great stay for two nights, Easy and smooth check-in, the room described clearly like the pictures,expect to share a wonderful living room and kitchen with other guests, breakfast was delicious. The house 20 minuets far from the city center, hosts are very friendly and help me to keep my luggage until my next check in, if you look for clean and quiet places this is the right place, overall it was a good time spending there. They let me to take many pictures for the house and share it in my insta@M4.f.

This is how airbnb is meant to be. We got welcomed with a cup of tea in our nice room, had a good sleep and in the morning a breakfast like you wish for everyday. Mary and John are very nice educated people with whom you can talk about a lot of things, and we did. Breakfast took almost 2 hours, and in that time we became more than just guests. Later on in the week Mary guided us through the Royal botanic gardens, so nice. We will go back there.

We had a great time staying at Lele‘s place. The room was nicely cosy and the breakfast was a great plus. We appreciated the strategic location close to the tram station between the airport and the city. Lele is a wonderful host and made us feel at home. We would come back anytime!

Both host and accommodations were fantastic all around! Would love to return someday!

My dog and I had a very pleasant stay at Jessica’s place. The balance between privacy and hospitality was just right. I asked for a recommendation for dinner in the area (a place that was dog friendly) and we ended up in a really nice pub! The area where Jessica lives is quiet with lots of green and the city center still walkable. I would recommend!!

Tracey was adorable; so lovely and friendly and couldn’t do enough for me. I felt very safe and comfortable. Everywhere was very clean and tidy, the bed was comfy, and there’s lots to do round about. Accessibility to the environs was easy, including the main city of Edinburgh. The coast was also only a 2 minute drive. Thank you for everything Tracey x

Unser Aufenthalt bei Fiona war einfach wunderbar! Schon bei der Ankunft wurden wir herzlich empfangen und haben uns sofort willkommen gefühlt – ein perfekter Start für unseren ersten Schottland-Urlaub. Das BnB ist nicht nur sehr schön eingerichtet, sondern auch außergewöhnlich sauber und gepflegt. Besonders gefallen haben uns die liebevollen Details in der Ausstattung. Fiona war jederzeit hilfsbereit, hatte tolle Tipps für Ausflüge und Restaurants in der Umgebung und hat uns mit ihrer freundlichen Art das Gefühl gegeben, bei Freunden zu wohnen. Wir konnten uns rundum entspannen und die Zeit genießen. Wir können Fionas BnB uneingeschränkt weiterempfehlen und würden jederzeit wiederkommen. Vielen Dank für diese unvergesslichen Tage!

With accomodation like this being available, I wonder why anyone would go to a characterless hotel. This has got to be high up in my top 10 of accomodation venues and one which I sincerley hope to have the pleasure of returning to. Carol, John and Archie the dog were just fantastic. Could not recommend them enough.
