Awesome house on the beach! The location is impeccable - quiet at the end of the San Pancho beach, but easy to walk or drive into town. The house was very traditional, but updated and comfortable - a good mix of modern ammenities and classic Mexican design. The pool was great and a nice area to relax. Beds were comfortable. Hot water was good. Wifi was reliable. An excellent choice for any small group.

This house was perfect for multi generational family (multiple levels is something to think about if mobility is issue) We had more than enough space for all family members to gather either on deck off kitchen, upper deck where bbq and fire table overlooks ocean view and the stars at night were incredible. If that’s not enough, the spectacular infinity pool was amazing to relax, swim or play card games outside, or sneak off on your own and find plenty of spaces in or out to read your favourite book. This was the perfect end to our vacation as was quiet but only a 10 minute walk to beach or 20 min car ride to SAN Pancho (SAN Francisco) where that small town vibe with markets, many restaurants and ocean front greets you. We had all we needed for a perfect getaway and hosts were very responsive to our needs. Thanks for a wonderful getaway.

New House, Private Pool 5 Min from the Beach

We had a good overall experience during our stay at the house, although there were some drawbacks that are worth mentioning. Upon arrival, several air conditioners were not working properly (in two rooms and in the living room), which affected us for three nights. In addition, one of them was pouring a lot of water. We also found a scorpion in one of the rooms and the pool was not cleaned during our entire stay. Apart from those details, we really enjoyed the house. The spaces are very nice and comfortable for family living. The location is excellent: close to beaches, restaurants, pharmacies and everything you need to get around easily. We greatly appreciate the attention of our co-host Kari, who was always available, looking for quick solutions and being very kind, even in the face of complications due to the rains. Despite the inconvenience, we spent very happy days as a family and we really appreciated the amenities and the atmosphere of the place.

Excellent, we love San Pacho and where our pets are always welcome🐶❤️!! The house has everything you need, the pool has a timer so the water is heated, which makes the stay very pleasant😊. As a constructive criticism, it needs a bit of maintenance and cleaning of the kitchen furniture such as the refrigerator and stove, as well as the green areas, pruning and leaves. I would also add a little more privacy with the neighbor next door, maybe put up some shade mesh. Steve was always attentive to us, we would definitely go back!

It's difficult because much of our complications didn't have to necessarily do with the house itself. We loved the house. It was extremely difficult to get to and from town even when purchasing a golf cart, to which depending on the size of your group, we would definitely would get more than one cart because it was hard getting a lot of people up and down the mountain and charging the cart was a problem. I killed a very large cockroach that was on the very high ceiling of our bathroom but I had to spray chemicals all over to get it down. Also killed a large black scorpion in the master bedroom. Again, not necessarily the houses fault because you're literally almost in the woods up there so it made sense. The cleaning lady that was there every day was super kind and helpful. We had massage therapist come up to the house twice which was great. The host was very helpful and responsive. Overall, we really liked and enjoyed the house but would probably stay closer to town next time.

We are having a wonderful stay! This was an extra day we added at the beginning or our 6 week stay. Communication is effortless, and the building is beautiful. The apartment offers a lovely view of the mountains, greenery, and even a golf course. We especially appreciated the thoughtful touches, like the coffee machine with all the essentials and the generous welcome gift of cheese, meat, and a bottle of wine. The high-quality furnishings and the serene atmosphere made us feel like we were in Europe, not Mexico. Everything was top-notch and spotless. Highly recommended!

Like the other reviews, I agree that it’s a beautiful place on a quiet street (more residential). It’s very close to lots of things to do and any attractions are. Quick 10-20 min uber ride or ~15-30 min walk. Oquitzin was super friendly and made me feel right at home, gave me great recommendations, and promptly answered any questions or requests I had. His home is beautifully designed, impeccable, and had everything I needed. Would love to stay again!

Just a beautiful place to stay. The last time my husband and I went to Puerto Vallarta, we stayed in a hotel, which was more expensive and honestly, chaotic and crowded. Staying at Alexander's place was the opposite - peaceful, full kitchen, beautiful rooftop pool, and the location could not be better. 10/10 would stay again. The apartment was gorgeous.

I have so many wonderful things to say about this apartment! The location is great, close enough to be walkable to everything while still removed enough to be peaceful. It was stocked with everything we needed for a comfortable 5-day stay: black-out shades, washer and dryer (such a rare, welcome perk!), detergent and shampoo, fully functioning kitchen (the coffee machine and blender got a lot of use) and tons of towels. The balcony was amazing, we spent many hours out there reading and working or just watching the weather roll in over the mountains. And, of course, the building, ground-floor pool and garden were just beautiful. I've been feeling a bit let-down by Airbnbs lately but this one far exceeded expectations. Thanks for everything!

⭐️⭐️⭐️⭐️⭐️ As an Airbnb Superhost managing 45 properties myself, I have high standards when I travel and this penthouse in Puerto Vallarta absolutely delivered. The space is beautifully designed, impeccably clean, and incredibly comfortable. The highlight has to be the stunning city view from the penthouse level—watching the sunset over the skyline was truly magical. The location is unbeatable. Everything we wanted to do was either a short walk or a quick Uber ride away, making it incredibly convenient to explore all that Puerto Vallarta has to offer. From great restaurants to beach clubs and local attractions, nothing felt out of reach. One thing to note: while the penthouse elevation offers fantastic views, you can still hear some of the busy street noise at night. That said, it wasn’t noticeable during the day, and it certainly didn’t take away from the overall experience. All in all, I was very impressed.

David was an exceptional host—genuinely attentive, highly responsive, and went out of his way to ensure a smooth and comfortable stay. When we arrived, we learned the rooftop was still under construction, but David more than made up for it with his accommodating nature and thoughtful communication. The studio itself has great water views, best enjoyed through the huge accordion door windows. Whether you're working remotely or just unwinding with a morning coffee, the vibes are ideal. Location-wise, David’s home hits the sweet spot. Situated on the quieter north side of Sayulita, it offers a welcome escape from the late-night noise and riff raff, while still being within walking distance—about 10-15 minutes on foot. That said, I’d highly recommend renting a golf cart to explore the area more freely and make any runs you need. Though the rooftop wasn’t finished during our stay, the sneak peek we got of the views up there was enough to guarantee a return visit.

This is by far, the most beautiful, hidden gem i have ever found in Mexico! I have traveled to many many places off the beaten track here over many years.. Besides amazingly beautiful, it is peaceful, serene, charming, and very comfortable.. Ramiro and his family are equally beautiful. Helpful, friendly, accommodating and hardworking...such a pleasure to meet this lovely family. Yes it is rustic, and yes it is full of charm! If you require everything 100% perfect, this is not the place for you. If you want to experience spectacular views, the beauty of nature in the mountains, authentic living, and meet this wonderful family..you have my highest recommendation... I will be back!
