Grade 2 listed house. Quiet, picturesque, rural village. 20 mins from beautiful Norfolk beaches. Self-contained annex to main property. Kitchenette, dinning area, sitting room, courtyard garden with bbq and dinning table for outdoor eating.
Downstairs the house offers a sitting room and a simple kitchenette with dinning area. The house is full of character. There is an open coal fire in the sitting room (coal provided). Unlimited wifi is provided as are TV's (sitting room and main bedroom). The courtyard is fully enclosed and very sunny in the afternoons. At the front of the property is a pretty cottage garden leading down to the road. The house is set well back from the street. There is more outdoor seating here. Parking is on street. The village is very small, the nearest shops and pubs are a few minutes drive away. Fakenham (5 mins), is well served for food shopping, with the added bonus of a market day on Thursday. Swaffham (15 minutes) has a large vibrant market on a Saturday morning and a Waitrose. Upstairs are a double, a single and a bathroom (bath with power shower). A cot and high chair also available.
West Raynham is the estate village to Raynham Hall. Built in the 1880's it is a conservation area and several of the buildings are listed. The architecture is typical Norfolk flintwork. There is a good childrens playground next to the attractive ruins of an old church set in it's own wildflower meadow. The river Wensum flows passed us and there are many walks on your doorstep. On the outskirts of the village lies the beautiful and imposing Raynham Hall, built in the 1600's and still lived in by the Townshend family.

The fire was prepped for our arrival which was just a delight arriving late on a cold autumn night, which Francoise was happy to accommodate. We had a very quiet, restful break.

    This wagon was built around 1900 for a travelling fairground showman. It has been lovingly restored maintaining the original features. There is a romantic double bedroom, cooking facilities, water & wood stove. A seperate personal shower and loo across the lawn.A small private garden and a large verandah with glorious views over acres of meadowland.
    This beautiful wagon still has the ornate original features, cut glass mirrors and windows bearing the Showman's initials. These light up the mahogany and gold leaf interior. There is a new wood stove, a four ring gas hob and fridge that have been installed along with running water. All cooking utensils are provided. The bedroom has a 4'6"double and underneath where the children would have slept is a 3'6" cupboard bed. There is a personal, separate shower and toilet room across the garden.
    Stay in Bert's Wagon in it's tranquil setting with a view over open fields and the River Wensum. Open your door to the east morning sun and breakfast on the verandah overlooking a 6 acre set aside meadow full of wild flowers. Watch the buzzard family flying on the thermals and the nesting Marsh Harriers on the lake at the bottom. Each autumn and winter evening the rooks and geese will give you a personal flyover and barn owls search the field for prey daily. Explore the myriad of footpaths encompassing the open parkland of Raynham Hall, woods, river and lime avenues. Enjoy this dream escape with walks and bike rides from the wagon door and the sea a 20 min drive to the beautiful expanse of the North Norfolk Coast.

Featuring tasteful Farrow & Ball colours throughout, a newly fitted kitchen, Karndean flooring in the dining kitchen and a super efficient Clearview wood burning stove adding extra warmth and an ambient glow, this comfortable and well-equipped rural retreat will help you to unwind away from the stresses of daily life. The entrance door opens to a lobby area which leads to a very pleasant dining kitchen which goes through to the sitting room. From the rear hallway steep-ish stairs (with handrail) lead to the first floor. Here you will find two bedrooms, a king-size and double, and a family bathroom. Outside, a small, south facing cottage garden is a lovely place to sit and relax on a sunny day. Located on a quiet village road, where roadside parking is easily found, this pretty cottage is ideal if you are looking for a relaxing rural break, and will suit a couple or two, as well as a small family. Helhoughton is a delightful village surrounded by beautiful countryside, just south west of the market town of Fakenham, and about twenty minutes from the coastal resort of Wells-next-the-Sea. It is a great base for exploring this beautiful area of North Norfolk, perfect for walking and cycling, as well as visiting local attractions - Pensthorpe Nature Reserve, Sculthorpe Hawk and Owl Trust, Houghton Hall, The Thursford Collection and Christmas Spectacular - and enjoying a day at nearby Fakenham Races! Although there is no pub in the village, there is a popular gastro pub at East Rudham which is a seven minute drive away.     Poppy Cottage is situated in the rural village of Helhoughton, North Norfolk, England. Close to the historic market town of Fakenham and situated within 20 minutes of the Coast and Sandringham Estate. Kings Lynn is 30 minutes drive away and the fine City of Norwich 40 minutes. Helhoughton is ideal for country walks, cycling and that get away from it all experience. Lovely pubs in neighbouring villages and only four miles from Fakenham Racecourse.
    Poppy Cottage has recently been completely renovated to a very high standard and is full equipped with Wi-Fi, Car Parking and a small patio area and garden.
    A fantastic rural area with wildlife, historic buildings and Churches. A short drive to the famous North Norfolk Coast which showcase excellent local pubs, restaurants and cafes.
  • What a lovely stay we had. The cottage is beautifully decorated and equipped beyond expectation! everything was thought of! The personal thoughtful touches really meant a lot in our stay. The only complaint is that we didn’t book to stay longer :) we cannot wait to return next year and visit more of the area and it’s many attractions!! Norfolk we will be back!   • If it had been possible we would have given Poppy Cottage 5* as it was spacious, peaceful, calming, welcoming and very comfortable. Claire and Dave were ideal hosts sharing garden produce and leaving us chocolates, wine and flowers on our arrival. This is an ideal hideaway to relax in but no more than 30m inutes to the N Norfolk coast and a variety of outings from beaches to country houses e.g. Sandringham. We especially enjoyed Wells Beach, Walsingham , Moreston Quay/Blakeney and Holt with its range of shops and cafes. We would thoroughly recommend Poppy Cottage.

  • Poppy Cottage is the prefect place for exploring the North Norfolk coast. Everywhere was only a short drive away. Claire was the perfect host and all the little special touches made us feel so welcome, even with a noisy toddler in tow! The pictures don't do Poppy Cottage justice, It's finished and decorated to such a high standard and was bigger than expected. The cottage has everything you could possibly need including a well quipped kitchen, lovely bedroom, relaxing living room and conservatory.

The hosts are passionate about the space which really showed in the little extras provided. Communication and hospitality were equally excellent. It was the best experience I’ve ever had.     Hawthorn Cottage is very much our second home, in a quiet hamlet but under 20 mins to the beach. Traditional brick & flint cottage, large sitting room, dining room, kitchen, bathroom, separate loo, two bedrooms. Main bedroom has a comfortable king size bed. The second bedroom has two sets of bunks (one set built in and shorter so would suit children). There is a large private garden set slightly separate to the cottage down a grass path (no road crossing) with seating, deckchairs and bbq.

  • We stayed at Elizabeth’s house with our two small children during the summer holidays and had a great time. The house is set in a pretty row of cottages with its own private garden which the children loved, we enjoyed seeing the neighbours chickens in the morning and found a fantastic playground a skip down the road which had a zip line and swings. The kitchen is basic but well appointed with everything you need to cook and there is a generous dining table for family meals. We shopped for local fish at Gurney’s in Holt and had some lovely dinners at home as well as eating out at a few local pubs. There are some DVD’s and a few books and board games to entertain youngsters. Hellhoughton itself is very quiet and residential but we found it a good base for exploring the beautiful Norfolk coastline.

If you are looking for somewhere to stay whilst attending a wedding near by at Manor Mews we are ideal as only few minutes away.     Pensthorpe Wildlife Park, The Thursford Collection, Langham Glass and the beaches of the North Norfolk Coast are all within an ½hr drive. Also close by are Burnham Market, the Royal Sandringham Estate and Holkham Hall. There are great places for meals within a 5min driving distance for example The Hour Glass Restaurant at Sculthorpe and also Sculthorpe Mill a tranquil spot by the river . Also there are plenty of gastro pubs within just a few miles - The Duck at Stanhoe, The Crown at East Rudham, The Rose and Crown at Harpley and The Dabbling Duck at Great Massingham are all recommended. (Many take dogs too ) At Four Winds back up the road tuning left on to the A148 there is a convenience store which provides essentials from newspapers, bread, milk frozen food and much more Fakenham has a large Morrisons located on the outskirts with Tesco, Lidl and Aldi in the town centre and market and auction on a Thursday . If looking somewhere to stay whilst attending a wedding near by at Manor Mews we are ideal as only 1¼ away.

    Old Beans Cottage is located right at the heart of North Norfolk Coast. From the National Trust reserve at Titchwell to Cley, famous as a wetland bird sanctuary. The county’s famed ‘big skies’ will entice you with its immense sweeping beaches, unspoilt villages, traditional seaside resorts and tidal creeks just waiting to be explored. The Barsham Arms is a good gastro-pub, only a three minute walk away, with cosy log fires and good food. If cooking in the cottage you can find locally sourced foods at the excellent Walsingham Farm Shop. Follow the 47 mile North Norfolk Coastal path – part of the National Trail – as it winds its way from Hunstanton to Cromer. You don’t have to walk the whole way, of course; why not use the excellent Coasthopper bus service to walk the bits you want and bus the bits you don’t? This can be caught at the bottom of the lane. Along the way you’ll find sandy cliffs, shingle beaches, salt marshes and a Nature Reserve at Holkham – all designated as areas of Outstanding Natural Beauty. Wildlife enthusiasts can take a boat trip to Blakeney Point to visit the seal colony there. Check for schedules and prices at Beans Boat Trips and Bishop’s Boats. Not got your sea-legs? Then visit the Hawk & Owl Trust Reserve at Sculthorpe Moor just outside Fakenham. Pensthorpe Natural Park is also worth a visit, and has a good cafe and shop. Often called the bird-watching capital of Britain, the coastal areas especially offer a large range of locations for bird sightings. Visit RSPB nature reserves at Titchwell and Snettisham or just wander the coastal paths or quiet back-roads armed with binoculars and see what flies by.

    Coot Cottage is part of a small privately owned luxury complex of converted dairy farm barns at Cranmer.     Coot Cottage is a bright, comfortable and well-equipped property with plenty of character, and an artful use of lighting to detail the original Victorian roof trusses. The space is ideal for a couple or a small family. There are 2 good sized bedrooms with vaulted ceilings and heated tiled floors: bedroom 1 has a super kingsized zip and link bed, bedroom 2 has an adult size single bed and the option of an additional wooden cot or travel cot. The luxury wetroom style bathroom is fully tiled with a spacious shower area. The well-equipped kitchen has a microwave, fridge freezer, oven and hob and all the equipment you need for a self-catering break - just add fabulous local produce. The dining & living space looks out over fields and glazed doors open on to a small terraced courtyard. There is a good sized squashy sofa and comfy chair to provide a place to put your feet up and just relax.     Schlamping is the new glamping at Godwick. We have 3 Shepherd Huts tucked into a small glade behind Godwick Hall, each boasting unspoilt views. Close to nature, rustic but with modern ensuite facilities, these are cute and super cool. This is our only dog friendly hut for small and medium sized pooches, but there is an extra £10 charge for additional cleaning and you must bring your own dog basket and ensure they don't escape and worry the sheep or jump on the beds!!
    Perfectly constructed our three huts come with some fabulous mod cons and have lovely design features, such as oak wooden floors, butler sinks and a narrow boat wood burners. Hot running water, a mini fridge, microwave, oak work top, loo, shower and of course a lovely double bed. As well as a comfortable night’s sleep, guests in each hut can order a Continental breakfast can be ordered as an extra to be delivered to the hut or with prior arrangement a cooked breakfast can be served at Godwick Hall. The huts, for a hygiene and health and safety reasons are not designed for cooking, so please do not expect full cooking facilities apart from a microwave.
    Norfolk has a fantastic array of things to do and see, and that's why the Royals love it so much too. Amazing long sandy beaches of north Norfolk stretch from Brancaster to Wells to Stiffkey to Cley. There's the pretty market town of Fakenham is just 6 miles away and the large Georgian town of Holt 16 miles away for some shopping. There's fabulous and amazing walks and great cycling opportunities in north Norfolk, which the owner can help you with along with recommendations for local pubs and restaurants. Good eateries include the Dabbling Duck – Great Massingham, Rudham Crown, East Rudham, Wells Crown Hotel, Wells-Next-The-Sea, Letheringsett Kings Head, Holt.

    Home Farm cottage, is cosy and dog-friendly, guests share our luxury indoor swimming pool & tennis courts. Our family-friendly farm cottage has views over farmland and gardens and is near to the stunning North Norfolk coast. Our location is ideal for a relaxing escape with access to cycle paths and dog walking from the doorstep. The cottage is well-equipped, has free WiFi and is comfortably furnished with ample space for group dining and relaxing together . Outdoors there is private parking and a large private fenced garden with barbecue and seating for 8.
    Our farm cottage is privately owned and managed by us as part of a luxury self-catering retreat at Home Farm Cranmer. Our cottage is the end property in a terrace of 3 traditional farm cottages and is siuated furthest from the road with private parking and gardens overlooking our farmland. The cottage sleeps up to 8 in 4 bedrooms, with a double bedroom downstairs and an adjacent shower room which is suitable for less mobile visitors. The entrance opens into a boot-room and laundry space with hanging for coats and wellie storage. There is a large L shaped kitchen, dining and sitting area which opens onto the private terrace and gardens. The space great for socialising and dining together with family and friends of all ages. Upstairs, via a narrow winder staircase there are 2 good sized double bedrooms with a smaller twin room and a family bathroom.
    Our home is located in a tiny hamlet close to South Creake and just off the B1355 Norfolk coast road. The peaceful rural setting is off the beaten track surrounded by countryside and within easy reach of the golden sands and shady pinewoods of Holkham Bay, often described as one of the best beaches in Britain and probably the finest stretch of beach on the Norfolk coast. Close by you'll find bustling Wells-next-the-Sea, with its individual shops and traditional fish and chips . Burnham Market with its smart boutiques, antique shops and restaurants is just 10 minutes away. For foodies there is the fabulous local farm shop in the medieval town of Little Walsingham .

    A modern, light, airy space that's well located for all that Norfolk holidays have to offer. The property has two large bedrooms, one upper level and one ground level, as well as a large, light filled, open plan reception. Each bedroom has a large, comfortable bed with Egyptian cotton bed linen, towels and a few bathroom essentials provided. Additionally the end of the lounge are can be separated for privacy by floor to ceiling drapes and the double bed sized futon can be set up for the (+2) guests. The kitchen has all the utensils you need to prepare meals for dining in should you wish to. There is an electric over, hob and microwave cooker along with a large farmhouse dining table. Additionally the kitchen is stocked with a supply of herbs, spices, condiments, sauces and other things no one really wants to have to pack (or buy) for their holiday! The lounge area has 2 sofas and a chair along with large flat screen wall mounted TV. The bathroom is fitted with bath, shower, toilet and sink and includes a further selection of bathroom essentials. The property is oil centrally heated. A travel cot, high chair, baby bedside guard and stair gate can be provided on request. The property is equally well located for the big skies, the beautiful and expansive North Norfolk coast, for activity day trips to the fabulous Brecks and for exploring the city of Norwich.
    This area of Norfolk is wonderful. The coast offers miles of beautiful, sandy shoreline, there are many cycle and walking routes, numerous excellent places to eat from pubs to restaurants, quirky country eateries, perfect picnic places, glorious National Trust sites and fabulous country houses to explore ... and of course, big skies to enjoy them all under.

Very nicely decorated with lots of nice touches we liked all the different toilet seats 😊 Thank you for the bottle of wine -that was a nice treat after travelling and getting the kids to bed. This is a great holiday retreat for families and friends all year round.<br /> <br /> This lovely cottage is furnished in an eclectic, relaxing and comfortable style with a mix of modern and antique furniture, and has a warm and welcoming feel as soon as you walk through the door. French doors from the enclosed cottage garden lead into a well-equipped and good sized breakfast kitchen, which has soft grey floorboards, deep grey units with marble tops, so perfectly complemented by the pine table, antique elm chairs and rocking chair.The sitting room, which overlooks the village green, has plenty of comfy seating, a log burner to light on cooler evenings, and a barn door leading into the front garden to open on summer days. Upstairs there are three bedrooms, two with full-size single beds and one king size, and a family bathroom.<br /> <br /> 1 Mallard Cottages is a fabulous chill-out place to stay and will appeal to families, couples and friends who enjoy a peaceful, rural location. It&#39;s only twenty minute drive to the coast, and both the wonderful Pensthorpe and Sculthorpe Moor Nature Reserves are close by. A little further afield are Houghton Hall and Sandringham House, which are well worth a visit.     The old chapel has been architect-designed and accommodates three in two bedrooms. The chapel has a modernist but quirky flair and is surrounded by a large garden. It sleeps three in two bedrooms, and is situated in a quiet village south of Fakenham.
    The chapel has been refurbished to an exceptionally high standard and provides accommodation for two to three. There are no doors, so the space has an airy and light feel. The chapel was refurbished by an architect and its many features include a double-height main living cum dining room with a wood burner, a conservatory space leading to a south-facing patio. Original floor tiles on the groundfloor and built-in custom made cupboards and wardrobes give the upper floor a unique flair. The kitchen and bathroom are on the groundfloor, and are well-equipped, and the two bedrooms have a kingsize and a double bed respectively. The bathroom boasts a large power shower, the kitchen a fridge with a freezer cabinet, dishwasher, mircrowave and induction hob. The house is fully equipped to allow you to cook a special meal. Seating is provided in the dining-cum living room, which has a large refectory table, six chairs, a large three-seater sofa and freeview TV, auxiliary speaker, and windows to three sides. The garden is accessed from the house through a small conservatory with two leisure chairs. The garden is unusually generous for a chapel, and is south facing so you can enjoy meals on the patio in the sunshine. A rustic BBQ is provided. The chapel has electric heaters in all rooms, and a woodburner provides extra warmth and a nice focal point in the main room. Access to BT wifi is provided. The village The hamlet of Wellingham is located between Swaffham and Fakenham and is very quiet. It has a wonderful church and eggs can be bought from the farm. Facilities like shop, post office, butcher, pub are available in the next larger village, Litcham, three miles away. There is wifi BT internet and a mainland phone line, aux speaker multiport. Bed linen and towels can be provided.
    Wellingham is a small hamlet which is mentioned in the Doomsday book, and has not changed much. It has a wonderful 14th century church open to visitors from dawn to dusk which is famous for its painted wood screen dating back to the 1532. The next village with amenities including a shop/newsagent/postoffice/drycleaner, a butcher and a pub is Litcham, about ten minutes by car. A large array of independent shops, supermarkets, a small museum and restaurants can be found in Swaffham to the South and Fakenham to the North. The Norfolk champagne coast, the beaches in Holkham or Burnham Straithe, are only 35 minutes away, and the immediate surroundings are suited for rambling in the wonderful Nahr valley, enjoying walks or birdwatching in various nature reserves, or visits to the many nearby stately homes, including Holkham, Sandringham and Houghton House.
  • Dear Hendrick, Thank you so much for allowing us to stay in your gorgeous Chapel; it was the perfect getaway! So much awe inspiring nature literally on the door step, how lucky we were. We had daily visits from a throng of birds, stocky muntjac’s grazing on the greenery, witnessed a frenzied boxing brown hare, a bold badger foraging by night, and even our walk along Snettisham beach created a Harbour porpoise encounter! Castle Rising and the market towns of Ely, Kings Lynn & Norwich were a delight, and it was lovely to soak up 5,000 years of human creativity at the Sainsbury Collection; what remarkable works of art. Thank you for the warm welcome, the wood burner set the scene perfectly and the gift of a delicious bottle of wine waiting for us after a blustery drive was very much appreciated. The gorgeous handmade Norfolk soap on the towels was a lovely touch, and the recommendation to dine at the Dabbling Duck, where I celebrated my birthday, turned out to be great choice for a veggie. Watching the stormy weather, with Cromer Pier taking a lashing from whipped-up waves was a dramatic farewell to Norfolk, after a great drive along the A149 coastal road from Hunstanton. Memories of salt marshes, pretty coastal villages, flint cottages, windmills and a divine refurbished chapel in Wellingham linger on – shame we had to return to work … Best wishes, Susannah and Tim

  • We had a great stay. Hendrik is an excellent host - always replies super fast and all the tips and info about the house and area are great - very helpful and clear. The space is completely lovely - calm and beautiful. The kitchen is excellent to cook in - fully equipped. Bed comfy. Shower nice and hot. The wood burner and wall heaters meant we were always warm. Tiny village - so quiet - just what we wanted - wonderful! We would definitely like to come back again - maybe in warmer weather to enjoy the lovely garden!
