Lovely self-contained annex with outdoor space

A lovely self-contained annex furnished to a high standard in a quiet rural location on the Berkshire/Hampshire border, close to Newbury and Oxford and walking distance to Highclere Castle, where Downtown Abbey was filmed. Secluded garden area with seating and BBQ for outdoor dining. The annexe is completely separate from our house with its own entrance and there's an allocated parking space. Well behaved dogs are always welcome and there are some lovely walks on our doorstep.

Our Studio suite is located at the rear of our home, it has its own private access and on street parking. Close to Basingstoke and its business parks and walking distance from Sherfield on Loddon. On the estate there is a Nisa shop and a pub less than 1 mile away. Easy access to the M3 J6 and M4 J11 motorway. This is the perfect space for a business traveller or a couple wanting to explore the local area. Beds = 1 Kingsize OR 2 large singles plus sofa bed available.

We stayed for 4 nights and this place was perfect. Location wise it was right in the middle between the historical cities of Winchester and Salisbury - making it great spot for exploring. The annexe itself was clean, spacious and had everything you would need for your stay! The extra touches of some essential items like milk and bread etc were very helpful for our first night after a long drive!

It was a perfect spot for a short recharge trip. Beautiful area, quiet loads of places for woodland walks. Very private and welcoming. It was very clean and had all you need for a break. Sitting outside in the evenings in such a lovely surroundings was magical. It was just what we needed.

Thank you for a lovely stay at the barn, spacious for us and our dog but it also had a really cosy feel to it. It has everything you would need, fully equipped kitchen, nice sofa’s and large TV with sky TV for those chilled out evenings. Lovely comfy bed and a big powerful shower. This is a great place to stay. very comfortable and relaxing spot.... the pool table is s fantastic addition, and the outdoor bath big enough for two is genius for the hot summers or cool autumn nights.... We would book here again in a heartbeat. This is a perfect fit for a family going to legoland or similar attraction. the hosts care and are lovely folk so a good stay is a guarantee here...

Great communication, Andrew responded immediately and was very friendly and accommodating. Directions were very clear and we found The Duck House easily in day light. Andrew met us on arrival offering assistant at anytime throughout our stay. Walking into the accommodation we knew we had chosen well, what a great little find. Everything was very clean and organised and finished to a very high standard and with all that we needed and more. The welcome pack was a very nice touch and meant I didn't need to pack anything from home (apart from conditioner) There is a main chain Superstore 8 minute drive away which houses a coffee shop and pharmacy and it was a 25minute drive to Redbridge Park and Ride to visit wonderful Oxford. We would definitely stay again and wouldn't hesitate to recommend to family and friends. Thank you so much Andrew & Hilary.

This was our second stay at Lynne and Andy and Just like last time we really enjoyed it! The annexe and their beautiful garden is the perfect place to relax and unwind. The kids loved the fish and were over the moon when Andy even set up a kiddy pool for them! Lynne and Andy are lovely hosts who have great recommendations (e.g. for a Chinese takeout on our first night when we were arriving later than expected, or for nearby farms to explore with the kids) and are always easy to get in touch with without being intrusive at all. We could even pick some lettuce from their kitchen garden for dinner! We'd love to stay at their place again and can definitely recommend staying there!
