Gorgeous Serenity in the City with Views near Haight Ashbury Golden Gate Park

Settle into this amazing, light filled, stunning old San Francisco Victorian that I have called home for 23 years. With incredible south facing city and park views, relax in the open space of a large great room! Filled with character, this completely renovated Victorian has 118 years of history and stories to tell. We are centrally located to the culinary delights of NOPA and the Haight Ashbury / Cole Valley neighborhoods and perfect for walking and exploring. Take a stroll or go for a run in Golden Gate Park (two blocks away) and don’t forget to check out Ocean beach at the far end of the park. Let us know if you have special requests, we would love to customize your stay, offer recommendations of restaurants to visit or share the location of many great hikes or places of interest to visit here in San Francisco or just outside the city. Our available three bedrooms in the flat are great fit for families and groups up to 6 adults (2 per bed in queen size beds). The décor of our home is one of a kind in terms of family heirlooms, vintage décor, collectibles and amenities gathered from our travels though out the world including from trips to Mexico, Guatemala, Columbia, Peru, Argentina, India, Nepal, Morocco and Egypt and here in the US including San Francisco. If you love to cook, we have a gourmet kitchen with professional appliances (Wolf and Subzero) and a large dining table that comfortably sits 6 people. The entire flat is light filled and airy. This entire building was meticulously renovated and detailed by me and various craftsmen over the course of my 23 years living here and features a 700 square foot south facing great room with incredible city views of the park and twin peaks. Each room has been appointed with hotel quality mattresses and bedding and enough closet space for you to make yourself at home. Both bathrooms have been fully renovated and the entire home features radiant floor heating and dual pane windows to keep you warm on those chilly SF nights. Our home is stocked with books, games, playing cards and is a perfect place to unwind and relax with friends and family. Nest Learning Thermostats keep the house at a perfect temperature. A washer & dryer in the flat are available for your use. Bedrooms - Bedroom #1: Is one of two front bedrooms, features a queen wrought iron bed with a spacious dresser. The closet has stacked double hanging rods for tons of storage space. This room has a bay window looking out to St. Ignatius Church. Bedroom #2: Is the second of two front bedrooms and features an armoires as well as a large closet and a queen size upholstered bed. This bedroom also has views of St. Ignatius church. This bedroom features a chandelier original to the house. Bedroom #3: Is nestled in the interior of the house which makes it extra cozy and has two large closets, a large dresser and queen size upholstered bed. The Bathrooms - The first bathroom features a modern tub/shower, beautiful porcelain subway tile and herringbone bathroom floors. There is plenty of storage in the custom cabinets and vanity. There is plenty of hot water for a hot shower or relaxing soak in the tub. The second bathroom features a large shower with porcelain subway tile and herringbone floors. There is plenty of water pressure in this shower! Both bathrooms have organic and natural brand shampoos, conditioners and body washes. The Kitchen - The kitchen is well equipped with chef grade All-clad and Le Creuset pots and pans, Global chef’s knives and Laguiole steak knifes and utensils and serving sets. For coffee drinkers there is a burr grinder and insulated stainless steel French press. For tea drinkers a loose leaf tea pot. Parking - I am often asked if I have parking available in my garage. Unfortunately I do not as I keep my personal vehicle and a few motorcycles that I use on a regular basis inside and unfortunately there is no additional room. Street parking in the neighborhood is allowed at night and on the weekends. Residential parking permits for residents are required between the hours of 8am to 6pm However non resident may park during those hours for up to 2 hours. It has been my experience that parking enforcement does not begin until 930 am and ends by 330 pm however this is not guaranteed. Given a two hour allotment for non residents you are usually safe to park up to about 10 am and safe to park after 330pm with out getting a ticket or two hours during those posted permit times. Non residents may park on Fulton street west of Stanyan street which is about 2 block from my home. This street requires no permits however be mindful of the once a week street cleaning that takes place for a few hours and is posted on street signs along Fulton street. Amenities We have wifi and a number of amenities to make sure your stay is a wonderful one. I provide fresh whole local boutique coffee beans and an assortment of teas We provide organic laundry detergents and softeners for your stay as well. The unit features a smart TV with guest accounts for Netflix and Hulu. We are available and happy to answer questions about your stay and SF to make the most of your trip. Our location In the heart or center of the city just a few blocks from incredible Golden Gate Park, the apartment is within walking distance of NOPA/Divisadero street corridor of incredible restaurants, Haight Ashbury, The DeYoung museum, Academy of Sciences, Conservatory of Flowers, Stow Lake, plus many other great restaurants and shops. Transportation Many great options for public transit exist including metro light rail, Hayes 21 and Fulton 5 bus lines blocks away and of course Uber and Lyft. The Muni N Judah line at the intersection Carl street & Cole street stop is just 8 blocks away (10 minutes walk) and can take you downtown in just 15 minutes or out to the Ocean Beach. There are many places/kiosks to rent pedal and e-bikes “Bay Wheels” nearby as well. Walkable location - Walking Score of 96 makes us a walkers paradise And Bike Score of 93 There are “Bay Wheels” bike sharing stations 2 blocks away at Fell and Stanyan and 3 blocks away at Grove and Masonic There is a local corner store "Cindy's Market" at the intersection of Cole street and Hayes street that has a great selection of drinks, beer and wine as well as food and other items and an assortment of restaurants and coffee next door HOUSE SUPPLIES The flat is fully stocked with cleaning essentials, clothing irons, ironing boards, etc. We also provide cooking basics like spices and olive oils. Accessibility For those that are mobility impaired please note There are 10 steps from the side walk to the front entrance / porch (This is fairly typical of most San Francisco homes). We're always available to help by PHONE, SMS, EMAIL or just a KNOCK on our door, will get us in person. Merced Manor is relaxing and comfortable with great transport links just minutes from downtown. It's extremely well located—get to Stonestown Galleria or the beach within five minutes or explore the local area rich with eateries and great shopping. Public transportation is straightforward: the No. 23 bus goes east/west along Sloat Boulevard (the neighborhood’s northern limit), and the No. 28 travels north and south along 19th Avenue. The “M” streetcar is an option for downtown commuters, traveling along 19th Avenue (there’s a stop at Stonestown Mall) before veering northeast through the West Portal tunnel to Civic Center, Union Square (25 minutes) and the Financial District in about half an hour. In addition, if you want to use your own car during the day, when you return at night, you do not have to contend with San Francisco's legendary parking problems. Not only is there abundant street parking in front of the house, a rarity for San Francisco, there are no meters or parking permit requirements that would otherwise force you to move your car. Renovated Mission Terrace Unit With Deck and Garden

Begin the day with handmade soaps under a rain shower in the Spanish-tiled bathroom. Later, settle on the Rolf Benz sofa to stream some Netflix, Hulu, Disney+, HBO Max, or Amazon Prime. Out back, the sunny garden is surrounded by tall plants for extra privacy. Set on a quiet cul-de-sac, you are a short walk to both BART (Glen Park; Balboa Park) and MUNI stops, providing you with easy access to most places in SF. The unit is also conveniently close to major highway entrances. Uber and Lyft drivers are also plentiful in the area. The newly renovated space is perfect whether you are here for work or on holiday. Each bedroom faces out on to the garden and has a queen-sized bed, with high-quality mattress. There are also large closets and lots of shelves in each room. When you are not out sight-seeing or working, you can unwind watching TV, out on the back deck, or in the custom bathroom with rain shower. If you are here for work, the kitchenette dining table doubles as a full-size desk, providing plenty of space for your PC and reviewing documents. You’ll have free access to Netflix, Hulu and Amazon Prime video libraries for tons of TV show and movie options. There is a full-size washer and dryer in the unit. However, no laundry detergent or fabric softener is provided. Please note that the unit does NOT have a full kitchen. The kitchenette has a full-sized refrigerator, sink, coffee machine (Keurig K-cup pods only), microwave, and toaster oven. With so many wonderful restaurants and plenty of food delivery options, our guests have not missed not having a stove/oven. THE HOUSE The space is on the 1st floor of a 2-story house in a quiet residential neighborhood. There is a separate entrance on the side of the house, which offers you full privacy when coming and going. I’ll be more than happy to meet you when you arrive, or you can check yourself in and out using the keypad lock. While we live on the 2nd floor, how much interaction we have is up to you but you are always welcome to contact us for general questions or recommendations. Also, since we occasionally hold the space for our out-of-town guests, the upstairs and downstairs areas are separated using very secure, hotel-style adjoining doors. They lock from both sides and can only be opened from the inside of the downstairs unit. This ensures that we cannot enter the downstairs space and that our guests cannot open the upstairs space. There is a private side entrance. available anytime by text or phone between 7am - 11pm The Mission Terrace neighborhood is extremely safe and quiet, just a short hop to all that the city center has to offer. Walk 3 minutes to Balboa Park, which offers tennis, swimming, and basketball. Both MUNI and Bart stops are also moments away. Parking: There is plenty of street parking and no residential parking permit is required. However, transportation alternatives are plentiful so a car is not required. Public Transportation: We are about 10 minutes walk to either the Glen Park or Balboa Park BART stations, which take you in no time into the Mission District, the Financial District, downtown, Union Square, Moscone Center, and the Embarcadero. It also gets you fast to the SFO airport, or other parts of the SF Bay Area (Berkeley, Oakland, or further away into the East Bay). MUNI, SF’s light rail option, is a 5 minute walk away and will get you over to Noe Valley, Castro, and Mission neighborhoods in no time. Bus lines are also nearby. We know plenty of great restaurants and are happy to provide recommendations. We can also pre-stock the kitchenette with some items. Please ask for details. Garden Home in Sunny Noe Valley Near The Castro

[We follow the most-stringent cleaning and sanitizing protocols. We are an 8-minute walk to a park with a scenic view of SF and a 10-15-minute walk to several city parks.] Watch hummingbirds from the comfort of the zero-gravity chairs in the leafy backyard, and pick lemons for drinks later. Parquet flooring, a decorative fireplace, and the home's original blueprints framed above the sofa make the living room equally welcoming. If you like to cook while traveling, you'll enjoy our newly renovated kitchen with professional appliances. The bathroom has an over-sized tub and a separate shower. As of 7 Dec 2019, the master and the second bedroom contain new queen-sized beds. (There is no longer a sleeper couch in the second bedroom.) Outdoors, although SF is famous for fog, Noe Valley is one of our sunniest neighborhoods; chances are good that you'll be able to lounge in our enclosed yard most of the year. The entire floor (six rooms; private entrance) is yours. We'll be available to offer help if needed. Have breakfast in the nearby neighborhood cafe before walking 10 to 15 minutes to reach galleries, boutiques, and a cinema. Nightlife and restaurants are also close. Explore further via the public transportation hubs in Noe Valley and The Castro. Very easy access to public transportation. Bus stops at our corner. Five minute ride or 10-15 minute walk to transportation hubs. One dedicated street parking space.
