Delicious breakfast. 20 mins NW of Inverness on the North Coast 500 within easy reach of the west coast. Children welcome. Beautiful hill and river walks including leaping salmon. Nearest town, restaurants and shopping facilities within 10 minutes drive. PLEASE NOTE: Jessica and I live here and we welcome you to share our beautiful family home and surroundings.
This newly built family house overlooks Loch Ussie and has three spacious and comfortable guest rooms, allowing us to accommodate two adults in two rooms, and one in a third. All three rooms are on the first floor, two ensuite and one with separate bath and shower room. We have facilities for very small children.
There are ample facilities for parking and for storing bicycles. Airports: Inverness (30 minutes drive) Nearest Train Station: Dingwall (10 minutes drive) Nearest Bus Stop: Dingwall (4 miles)

  • We stayed at Michael's house for one night. He greeted us at the door with his wife and made us feel very welcome. The house was beautifully furnished, was spotlessly clean, warm and comfortable. It also had a stunning view of a lake and was in quiet and peaceful surroundings. A fantastic cooked and continental breakfast was provided. We would be very happy to stay here again!

    Holly Lodge tower is at the top of the 120 year old Victorian Lodge. The room is 7ft x 7ft . Once up there you may not want to come down to reality. Small room with a great view & great breakfast. There are 14 small/steep private steps to the tower.
    Well.. its not a very big space! - but enough space for one person. Its great up there and you may not want to come down to reality. Why not stay in a Highland Tower? its unique! There is a normal sized single bed with excellent mattress. The bed will be made up with a duck down dovet and two pillows unless you request polyester. In the tower there is a hospitality tray, hairdryer, dressing gown. There is no TV. There is free wifi. There are other bedrooms available if required.
    Everyone says its such a good base for exploring the North West or North East.

  • Outstanding. I can’t recommend a stay here at Holly Lodge more highly. The building itself is lovely and full of history and character, as is Strathpeffer. I booked a stay here not knowing where we’d be going or what there might be to do and it turned out to be the perfect little place to enjoy a few day walks in the highlands, as well as enjoy the scenic drives due west to Skye! The rooms themselves are so luxurious and cozy I could not believe the value! I also did not realize that the stay included a hot breakfast, which was so beyond delicious each day (full Scottish with fresh eggs from the lodges own chickens) it made a breakfast eater out of me! Beyond this, Fiona and Andrew provide hotel like accommodations with Airbnb hospitality. They had a holiday party one of the nights I was there and invited me and my dog to take part in the festivities. We had an extraordinary time and it will be by far one of the most memorable parts of our month long journey through the UK. So grateful!

  • One of the loveliest stays I’ve had through Airbnb. Fiona connected me with a friendly, inexpensive ride from the train in Dingwall to her door. The town is very sweet. Quiet, perfect for day trips, loads of walking trails. The people in town were friendly and helpful. The place itself was incredibly comfortable, homey, with loads of character, very thoughtful touches. Breakfast was delicious and the perfect way to start the day. Great coffee. The views from all rooms is beautiful. Loads of recommendations for places to eat/go/walk. And Fiona and her family were the perfect hosts - friendly, warm, accommodating, but also left me to do my own thing. 100% would go back, and 100% would recommend.

  • The stay at Fiona's b&b was perfect! Even though I ended up with a flight delay and got in late, Fiona was quick to respond and help me get checked in easy. The house was beautiful, and the tower room was a small haven. She even put a hot water bottle in the bed so it was toasty when I got there. Breakfast the next day was delicious and a perfect start as well.

Located between Dingwall and Strathpeffer it has stunning views of the Cromarty Firth and the Strathconon and Cairngorm Hills in the distance. It is an ideal situation for exploring the West Coast and the North of Scotland as well as the North Coast 500
    Our cosy cabin is situated on the Heights Of Inchvannie. It benefits from being nestled in a tranquil open space which is ideal for walking, painting, bird watching and cycling adventures. However it is also perfect for hiding away and relaxing in a secluded environment. It is surrounded by stunning lovely, extensive views. The night skies are equally stunning.
    We love living here because it's idyllic, tranquil and out of the way. The air is fresh and the wildlife and birdlife abundant. We have no close neighbours, (except highland cows) and amazing views from our windows in every season. You will experience the Scottish Highlands in all their beauty with historic towns, beautiful clean beaches and stunning countryside all close by. The Cabin is a great place to explore the North and the West Highlands.

  • I am an Airbnb host myself and stayed at many other Airbnbs as well. This is by far the best one I have ever stayed in! It's clear Patricia and Victoria spent a lot of time and effort into this place -- a labor of love and it shows. The place was incredibly clean and stocked with amenities. There were spices and oil for us to cook. And, I couldn't believe they had milk, orange juice, and eggs for us. There were many other small touches that's too long to list. The location is breathtaking too. We took a stroll around the area. Do yourself a favor by booking this place.

  • Patricia and Victor’s place was a just dream to come ‘home’ to. The cabin was wonderfully done, thoughtful touches all around, it had everything you could need and more! The view of the countryside was amazing from the large glass windows. They even provided eggs, jams, butter, milk, bread, cereal etc for a breakfast. The kitchen was fully equipped, definitely done by someone who loves to cook and bake. :) We just didn’t want to leave. We would definitely be back if we visit Scotland again. Unfortunately we didn’t get to meet Patricia but Victor was a wonderful host and showed us around.

  • staying with Fiona in the holly Lodge what is a life-changing experience. me and my friends were able to have tea in the common room which was filled with antiques decorations, books from all over the world, and games. The location itself was spectacular in the Highlands of Scotland with lush green mountains and crisp fresh air. The rooms were very cozy and the showers were extremely hot. we woke up to a breakfast of toast tea and homemade jams. it was an amazing experience that makes us want to come back to Scotland and better yet to the lodge itself. thank you Fiona and her family for giving us an amazing experience.

    My place is in the beautiful and peaceful scenery of the Highlands of Scotland. You’ll love my place because of serenity and central location for exploring the Highlands. This is a rural location and requires a car to travel. It is peaceful and quiet. The nearest shop, restaurant and bus service is 2 miles away in Strathpeffer.
    It is a one bedroomed self contained flat. Open plan living room kitchen. The bathroom is ensuite. Also exclusive use of a South facing patio. private parking space and small garden area.
    We are a peaceful, rural setting. Although peaceful, we are only 20 minutes from the Highland Capital, Inverness and within a short drive of most attractions within the Highlands

    'The Tractor Shed' is a renovated 1860's steading situated on a small farm on the Black Isle. The cosy detached house sits in the yard of the farm, close to the main farmhouse. The farm is on the north side of the Black Isle with some great views over Ben Wyvis and the hills to the west. A peaceful, quirky place to stay in the rural countryside yet not too far from Inverness and other local attractions such as Loch Ness and Culloden. Great for couples, small family groups or solo adventurers.
    A cosy and modern place to stay, right in the centre of all the daily goings on of the farm. The house is in the main farm yard- it is detached but is right in the centre of the farm. There are two bedrooms, one double bed on the mezzanine level up the spiral stairs and 2 queen size beds downstairs. There is a spacious wet room with a generously sized shower and an open plan kitchen/dining and living area with a well equipped kitchen. There is also a wood burning stove with a plentiful supply of firewood. The garden is under construction at the moment but guests are welcome to make use of the extensive outdoor spaces!
    A cosy house situated on a working farm, experience authentic Highland life! Beautiful views over Ben Wyvis, close to the Moray and Cromarty Firths (great for dolphin watching!), lovely forest walks and very close to the NC500 route. Loch Ness just 30 minutes away and just 15 minutes from the centre of Inverness and 35 minutes from the nearest airport. Lots of distilleries within just a short drive. Longer day trips to the West Coast are not impossible. Quiet and rural yet central and a great base for a Highland holiday.

  • This place is beautifully renovated and has such a lovely feel to it. It's very cosy and we were supplied with plenty logs for the wood burner. It was a really nice touch to have all kitchen essentials there for us on arrival. The Black Isle is a great place go explore and this was a great base to do so. We visited Loch Ness, Cromarty, Chanonry Point and had a lovely walk to the Fairy Glen all with our little 3 year old, so plenty family friendly things to do if you like fresh air. We also had the best coffee and scones at a little cafe in Fortose called IV10.

Absolutely loved the eggs and bacon that they left us for breakfast. So nice to have a yummy breakfast next to the cozy woodburning stove. Close to Inverness, but with the countryside feel. The location is great, the nearby area is super cute, and you are only 20 odd minutes from Inverness. Our experience was perfect. The accomodation was spotlessly clean, very tastefully decorated, it was light and had a great sense of space with the high ceilings. We highly recommend adding this to your 'must stay' list.

    We aim to make visitors feel relaxed and welcome in our spacious family home. You will have a private room with beds and your own seating area. There is also space for a third person on a very comfortable sofa-bed. In the morning during Summer, we provide an ample traditional full-Scottish breakfast with award-winning haggis and black pudding. The house has a family atmosphere, so anyone is welcome. After being on Airbnb for five years, we still love the experience of having people in our home!
    The house itself is lovely! Downstairs has solid wooden floors with underfloor heating, and the room you'll be sleeping in has woolen carpets. The room is away from the rest of the sleeping quarters. There is also a guest toilet downstairs. The bathroom upstairs has a walk-in shower - which we always make sure is kept very clean. There are also puzzles and games in the room which you are welcome to use, as well as a comfortable couch.
    The village shop sells lovely homemade tablet. The local woods have well-kept paths. You can walk to Rogie Falls or Loch na Crann nestled in the heart of the forest. If you fancy a longer hike, Ben Wyvis is also close by and offers unrivalled views across the highlands on a good day. A short drive away is Loch Achilty which has parking and small picnic area. A five minute walk from the house is the picturesque Coul House Hotel, which offers home cooked meals all day. Fishing permits are available from the village filling station. We are also on the main road out toward Ullapool and the West coast. Towards the East, we are 30 minutes away from Inverness and all the experiences of Loch Ness!

    Stable Cottage is one of three holiday cottages situated in a secluded, peaceful 4 acre private woodland just outside the picturesque village of Garve on the North 500 Route. An ideal spot to escape from the hustle and bustle of daily life with beautiful walks and cycling routes right on the doorstep. The Cottage was once used as the horse stables that served the local estate. It has been tastefully renovated to ensure that guests enjoy a comfortable and relaxing stay.
    We take the utmost care to ensure that we provide our guests with a comfortable nights sleep. Our mattresses are certified organic wool and cotton and our duvets and pillows are 100% British wool. No polyesters or microfibres are used.
    Garve is a perfect location to explore the beautiful surroundings of Highland Scotland. Mountains, rivers and lochs abound, affording breathtaking views and exciting outdoor activities wherever you choose to go. The Victorian Spa village of Strathpeffer and the old market town of Dingwall are just a few miles away.

  • Beautifully situated, very tastefully decorated cottage. Nice place to unwind. If you stock up on food for a few days, you don't need the car any more. The house is very nice to stay in with a cozy salon, a well-equipped kitchen and spacious bedrooms with wonderful beds. Clean too. From home you have various hiking options. Alex and Bart live around the corner and are therefore easily accessible, but otherwise you are hardly aware of each other's presence. Recommended!

    Rosemount Bothy is part of a traditional highland cottage packed with period features. Dating back to 1850's the 'Bothy' used to be 'Elm Bank Cottage'. Now, after being lovingly renovated, it offers not only very comfortable accommodation but also access to the Black Water river, stunning walks from your door and easy access to the Highlands. The Bothy is located by the famous North Coast 500 (NC500) and so a great base to see amazing scenery. Ideally sleeps 2, but using sofa bed can sleep 4.
    The Bothy also has a Cottage which sleeps four. The Bothy can be booked in addition to the cottage. Refer to the Air bnb page relating to Rosemount Cottage.
    The small village of Garve in located on the banks of the Black Water river and on the famous NC500. The village has a railway station which has regular trains to the Kyle of Lochalsh.

    Rosemount Cottage is a traditional highland cottage packed with period features. Dating back to the 1850's the cottage used to be the 'Merchants Cottage' and retains the old safe from the store. Now, after being lovingly renovated, it offers not only very comfortable accommodation but also access to the Black Water river, stunning walks from your door and easy access to the Highlands. The cottage is located by the famous North Coast 500 route (NC500) and so a great base to see amazing scenery.
    The cottage also has a 'Bothy' which sleeps two, and can accommodate up to four. The Bothy can be booked in addition to the cottage. Refer to the Air bnb page relating to Rosemount Bothy.
    The small village of Garve in located on the banks of the Black Water river and on the famous NC500. The village has a railway station which has regular trains to the Kyle of Lochalsh.

  • We loved this little cottage! Lots of space for 4 adults to sleep or socialize, very comfortable beds and easy check-in. It's a lovely place to relax and a great jumping off point for driving tours of the NC500 area. The short hikes we took directly from the cottage were also beautiful. Garve is extremely small, so the only downside is there are no shops, restaurants, pubs or bars within walking distance. We had to drive to nearby Contin and Dingwall to find those.

    This traditional Highland cottage is spacious and light but also cosy. Original features include a huge 18th century stone fireplace and slate floors, alongside modern comforts such as a wood burning stove, newly fitted kitchen, shower room and king size bed (+cot/single z bed on request). The cottage is set in a private garden with views of fields and trees. Private parking. A fantastic base to discover beautiful walks and Highland landmarks; Strathpeffer village 1 mile, Inverness 18 miles.
    The Cottage is a true rural Highland getaway. The living room, dining area and kitchen form an impressive open plan space. All the modern comforts combine with original features dating back to the 18th century. Lots of windows, carefully selected lighting and high ceilings make the space bright and airy but also encourage that cosy feel when you want to make a nice meal, put the fire on and snuggle down with a good book or TV programme. In the newly fitted kitchen, dine at the antique mapping table; you'll certainly never feel short of room here! Or, sit in the kitchen window seat with a glass of wine and admire the garden and gigantic beech trees. The Cottage has one double bedroom. The kingsize bed has a very comfortable mattress. There is a chest of drawers, a chair, plenty of wall hooks with hangers and a lush carpet. The room has plenty of light with two windows and full length curtains. We provide all linen and towels for your stay. We can add a travel cot and/or single z-bed on request. The bathroom is a really unique space. It has a new electric shower and wash basin, heated towel rail, toilet and washing machine. The back porch has several coat hooks and a place to put your shoes on in comfort. It leads out to a back garden and seating area. There is modern electric heating and double glazing throughout, as well as the wood burning stove (we supply two baskets of logs and kindling for each stay). The cottage has WiFi and a 32 inch internet TV. The approach to The Cottage is up a small, peaceful private road. This turns into the driveway of The Old Manse, covered by flowers in spring and lined by impressive beech trees. The Cottage is quickly on your right, up it's own small private driveway. By the front door is a grass lawn, garden rockery with a bench and drystone wall. To the side and around the back of The Cottage is a larger grassed area of lawn, surrounded by trees. A gravel path leads to the backdoor. The back garden overlooks a small area of mixed woodland and a grazing paddock. The back garden also has views of The Old Manse, walled garden and surrounding fields and hills. There is a bbq and outside seating area at the back. You can walk directly from the back garden, over a stile and through our fields to enjoy many walking routes away from main roads. The Cottage garden gets plenty of Scottish sunshine. There is a shed you can use for locking up bicycles if you wish to. Kids - We will happily provide a travelcot bed for one baby/toddler. We also have a highchair/box of toys/most things child related if you need them, just ask! If you'd like to feed the chickens you are also welcome, we can give you some grain.
    The Cottage sits in the beautiful and spacious grounds of our home, The Old Manse (a former vicarage to a church, built in 1792). We have 5 acres of garden and fields. Both houses have so much history to tell! The Cottage has a private garden and driveway and is independent of the main house next door. The cottage is located one mile out of Strathpeffer village. You can walk directly over our fields at the back of the cottage, to join tracks and footpaths that take you all the way in to Strathpeffer village. Strathpeffer is a unique Highland village. It was built by the Victorians as a Spa resort due to the discovery of healing spa waters. The big old hotels still exist and you can a museum and the old railway station. The original Pavilion and gardens are still a famous live music and theatre venue. The village centre has several cafes, a small shop, a delicatessen/bakery, chemist, restaurant and hairdresser. The delicatessen makes delicious homemade pizza to eat in or takeaway and also has a lovely selection of gins and wine. In the summer on a Tuesday night, the local pipe band plays in the village square, with Highland dancers and many people come to watch. Strathpeffer has many wonderful walking and cycling routes, all with beautiful views to the West mountains, over to the Cromarty Firth and Ben Wyvis (our very own Munro mountain). Discover the Cat's Back and the ancient Knockfarrel bronze age fort past a stone maze, the Peffery Way (old steam train track) to Dingwall, Kinellan Loch, Rogie Falls and all the trails behind Contin, also famous for mountain biking. All of these you can reach from the back door of the cottage if you wish but we do advise having a car to make the most of the whole area. The Cottage is in a rural area within a small cluster of rural homes. We do have neighbours over the hedge, however you can't see them and they can't see you. We have chickens, cats and a dog; all very friendly! Sheep and occasionally Highland cows also live in the fields next to The Cottage. Our family home is next to the cottage but you have complete privacy with your own front and back doors, fenced garden and private driveway for your car. For bigger supermarkets and fuel we have Dingwall 4 miles away. We are 18 miles from Inverness, on the road out to Ullapool and the West Coast, also known as the Route 500.

  • Everything about the cottage was perfect for me. The location is rural and quiet, but very close to lots and lots of things to do. I loved being able to hike right out the door, and enjoyed exploring the nearby towns of Strathpeffer and Dingwall. The cottage itself has a ton of history and character, but is also comfortable and has all the necessary amenities. It was exactly as described, and felt like home. Thoughtful touches, like some whisky to try upon arrival, wood for the fire, and a great binder of things to do, made it one of the best Airbnbs I've stayed in. I look forward to returning again!

They took care of me, they shared their food, since I didn't have a car they always approached me where I needed to go. French doors from the 'garden room' (your lounge) open onto an extensive lawn area with views up to Ben Wyvis (our local Munroe). Guests tell us that this is a perfect retreat from their busy days touring or working in the highlands!
    Equidistant between Inverness and Ullapool, our rural location is an ideal base for trips throughout the highlands, with a number of 'circular' routes to the north, east, south and west comfortably managed within a day (covering some of the most scenic parts of the 'North Coast 500' route). Near to us and throughout the highlands, there are 'Munroes', wee hills, forest and river walks to suit all abilities/desires. When you don't feel like cooking, there are a couple of 'local' hotels (within a few miles of us) and many now renowned seafood and other restaurants/Inns throughout the west coast routes and in the east, on the BlackIsle and in our capital City (35 minutes away).

    Culbokie is the nearest village, around a 10-minute walk or very short drive. The village a has a small licensed grocery store, post office, pub with restaurant and church. Dingwall is the nearest large town with a variety of shops and a couple of Supermarkets. Dingwall also has a great range of food and drink offerings; check out the speciality cafes in the town and enjoy some great local produce.

    Lapiz is sited within the grounds of Crystal House, adjacent to our parking area and is surrounded by the beautiful Scottish Highlands. Lapiz is a traditional showman's wagon from the 1920's, restored and refitted for a great romantic break somewhere different. A great place to relax after a days sightseeing, walking or riding. Please note there is no additional sleeping space for infants/children.
    Lapiz is a restored 1920's Showman's Wagon. Access to the wagon is via a small deck and traditional steps. At one end of Lapiz is the bedroom, ensuite with a double ended bath toilet and hand basin. The remainder of Lapiz is open plan with kitchen area and lounge diner. The small deck outside has table, chairs and Chiminea for al frescoe dining. Because firewood is included in the rental price Lapiz can be used all year round as the 10Kw stove keeps this small space warm, dry and cosy, The Chiminea on the decking allows you to sit with a hot chocolate/dram on a winter's midgeless night staring up at the night skies maybe even the Aurora Borealis if you are lucky.
    Local Amenities Along with its beautiful Victorian architecture, cafes, restaurants, gift-shops, bicycle shop (bike hire available), museums, tourist information point and 18 hole golf course, Strathpeffer also has a small well stocked groceries shop and post-office, a deli for fresh local bakery products. Activities There's plenty of walks and cycling routes to enjoy around Strathpeffer offering fantastic views of Mid-Ross & Cromarty. From mountains, beaches, ancient Pictish standing stones, outdoor adventure activities, the Loch Ness Monster, castles, whisky distilleries and micro-breweries, hill-walking, fishing, sailing, dolphins, golden eagles, ospreys and red kites, golfing, wild-flowers, lochs, islands and sunsets - if it's not right on our doorstep it's all easily reached within an hours drive or less. Loch Ness, BlackIsle Peninsula, Moray Firth, West Coast, Gairloch, Applecross, Ullapool, Inverness, Dornoch, Nairn, Aviemore, Cairngorm National Park, John O'Groats, Thurso, Cape Wrath, Isle of Skye, Fort William, Durness, Stornoway and the Outer Hebrides - some of these places are a day trip and are well worth making the effort to visit but of course you can also just relax and do very little.

  • We stayed at the lapiz for five nights and what an experience it was! Strathpeffer is very well connected to both Inverness (via train via Dingwall and with a direct busline) and Dingwall (bus and taxi), which made it ideal for day trips in the closer and wider area. Living in the lapiz was an experience we didn’t dream of having. It’s very cosy and we had a blast. We didn’t see much of Philip and Sarina, but that was probably due to us being away all the time and they were always there when needed. They were also super friendly and wonderful hosts. We’d definitely do it again, this is money well spent!

    The property sits on the edge of a lovely village with wonderful walks and mountain bike trails on the doorstep. There is a village shop and 24hr filling station. You’ll love my place because of privacy of having your own country retreat within beautifully landscaped gardens. My place is small & good for couples, solo adventurers, and business travellers. The one bedroom contains either x2 singles or zip&link super-king size bed.
    The Courtyard is located on the North/East wall of the Foulis Castle Courtyard and is a Private Luxury Self Catered home away from home in the Scottish Highlands. It is a tranquil, quiet sanctuary to rebalance mind, body and soul. The Courtyard's front door opens onto the Foulis Castle private drive/parking and overlooks the Foulis Castle Arboretum, beautifully landscaped gardens & ponds. The kitchen area over looks the Castle Courtyard and has all modern facilities with a table seating x 2. The Courtyard bedroom has a 32" flat screen TV with Freeview. It has underfloor central heating which is provided by a biomass heating system, so the apartment is warm throughout. The Courtyard has beautiful traditional flagstone floors throughout it's kitchen, bedroom, entrance hall & shower-room with toilet & sink. The towels and linen on the beds are all new with cotton duvets. For stalking Deer Foulis Estates, golf lovers the small town of Dornoch and its Championship Golf Course is within an hours drive, for whisky lovers there are many Distilleries in the locality to visit, Dalmore at Invergordon or Glenmorangie at Tain, to name just two. For shoppers the small towns of Dornoch, Dingwall and Strathpeffer, with it’s historic pavilion are always worth a visit. The property is part of a castle sitting in a lovely large grounds, with great views, we really enjoyed our stay there. We recommend visiting the storehouse and Cromarty.

Built on the remains of a medieval castle (2 glazed loopholes in the accommodation, a wall a good meter thick. View of the castle garden and the castle garden through small windows but no access to the garden or to the castle itself. Nice park around. Very calm. Good mattresses. Overall clean, except the floor, all rooms except the kitchen and the bathrooms being covered with beige carpets. Paint that comes off in the bathrooms. Whole ground floor (kitchen and dining room) very cold despite the heating. Ditto the mezzanine lounge. Very nice decoration (paintings, real plants). Some nice furniture. A four-poster bed. No potholders. Material provided (more than necessary); and of good quality. Owner responds very slowly. Key box code received a few hours before entering the premises, although I asked the day before. We have never met the owners or any other human being.

It is also a great location to travel to the West & North Coast. Inverness offers a variety of Day Trips, Coach Tours & Boat Cruises, including the award winning Jacobite Cruise of Loch Ness. There are many local attractions that are easily visited on foot such as the museum and art gallery, Inverness Botanic Gardens, Eden Court Theatre, Inverness leisure centre, with the largest indoor rock climbing facility in the Highlands, pools, gym & health suite, to name but a few. Inverness is also renowned for its golfing and offers three golf courses close to the city. Dingwall is only a 10 minute drive away where you can find shops, supermarkets, banks, leisure centre, pubs and restaurants.

    Welcome to Cromarty View Guest House. We are an old house built about 1800 renovated in 2018/19 , it is in a quiet area only a 15 minute walk from the town centre. The Royal Burgh of Dingwall is part of the NC500, A short Drive from Inverness. With Front Bedroom Views of the Cromarty Firth & the Black Isles Beyond. We also provide breakfast at the property for £7.50 per person cash payable on arrival please. Sorry we do not except anyone under the age of 18.
  • We took part in tbe Strahpuffer and our stay really made our race weekend so much easier! We are already talking about booking next year and potentially bringing teammates with us as it was a perfect base for us. There was plenty of hot water, a comfortable room and even a roaring fire that we could enjoy! Breakfasts were superb and excellent value. Will definitely be back. Thank you.

  • Cromarty Guest House is really well located, a short 5-10mim walk to Dingwall town center and even shorter from the train. It’s a really beautiful old house, very clean, spacious and comfortable. We would definitely recommend it for future guests. There is ample parking as well, and the breakfast is worth every penny (we paid 7,50 in pounds per person) in our opinion.

The architecture of the house and village is lovely. Breakfast is served in the dining room. There is the sun room if you would like to sit and read a book or look at a map with a glass of wine and carry out. Each of the 3 bed rooms are equipped with hospitality tray / tv. Single beds or king size bed. Wifi is available for free use.

  • A stand out B&B experience for me. The building itself is quite something, and host Fiona is very accommodating and helpful. I was in Strathpeffer for the annual Strathpuffer 24 hour mountain bike race held typically in the third week of January. If you decide to do the race and need somewhere to stay, either before, during, or after, I can’t recommend Holly Lodge enough. A particularly thoughtful personal touch was the homemade flapjack handed out to riders on race morning, not to mention cake on the course during the race! Breakfast was exceptional, with several items such as eggs and honey sourced from the house grounds. Comes thoroughly recommended.

  • What can I say? Definitely the best B & B I have stayed at in the Highlands. A charming house full of character, with lovely vistas and walks in the Heritage listed town of Strathpeffer. Fiona was an amazing host, putting on delicious breakfasts in the charming dining room. And always asking if everything was ok, and giving helpful advice about the area. Thoroughly recommended!

Additionally we are carrying out stringent cleaning and disinfecting of all hard surfaces and allowing 72 hours between reservations to further protect our guests and ourselves from the virus.
    Fully self-catering Nicolson Cottage is a perfect base for exploring the Scottish Highlands including the NorthCoast 500 route. Set in a very quiet part of central Strathpeffer and convenient to all local amenities as well as the Strathpeffer Pavilion, forest walks, cycling on and off road, golfing, fishing, cafes and museums. The cottage has two bedrooms and it's own private off street parking. Motorhomes by prior arrangement. Up to two dogs are welcome for an additional fee of £15 per pet. Nicolson Cottage is cosy yet spacious and has plenty of room for up to 4 people. Annexed to the owners home and set in the peaceful courtyard grounds of Mackenzie House it makes a comfortable, well equipped base for a relaxing Highland holiday. A pleasant five minute stroll to the amenities in the centre of Strathpeffer, a pretty, former Victorian Spa village on the A834 in Ross & Cromarty.
    Local Amenities Along with its beautiful Victorian architecture, cafes, restaurants, gift-shops, bicycle shop (bike hire available), museums, tourist information and 18 hole golf course, Strathpeffer also has a small well stocked groceries shop and post-office, a deli for fresh local bakery products. The nearest big supermarkets are in Dingwall, 5 miles away, or you could arrange to have your groceries delivered from Tesco, Sainsbury or Asda supermarkets for your arrival. Activities There's plenty of walks and cycling routes to enjoy around Strathpeffer offering fantastic views of Mid-Ross & Cromarty. From mountains, beaches, ancient Pictish carving standing stones, outdoor adventure activities, the Loch Ness Monster, castles, whisky distilleries and micro-breweries, hill-walking, fishing, sailing, dolphins, golden eagles, ospreys and red kites, wild swimming, golfing, wild-flowers, lochs, islands and sunsets - if it's not right on our doorstep it's all easily reached within an hours drive or less. Loch Ness, BlackIsle Peninsula, Moray Firth, West Coast, Gairloch, Applecross, Ullapool, Inverness, Dornoch, Nairn, Aviemore, Cairngorm National Park, John O'Groats, Thurso, Cape Wrath, Isle of Skye, Fort William, Durness, Stornoway and the Outer Hebrides - some of these places are a full day trip and are well worth making the effort to visit but of course you can also just relax and do very little.

Large shared garden with picnic bench & BBQ equipment available for guests use. Off-road private parking at the door. Easy 5 minute stroll to the village centre Strathpeffer. Beautiful Victorian former spa village with cafes & restaurant, deli, giftshops, museums, bicycle shop, small local supermarket, pharmacy. WEST WING is all on one level and there's plenty of room for up to 4 guests. Attached to the owner's house, it's set in the shared courtyard grounds of Mackenzie House. There are two other holiday lets here, so there will be other guests around but all properties are private from each other and all have their own front doors and parking areas. No pets permitted. Motorhomes by prior arrangement.

  • We had a lovely time at the cottage. Clancy upgraded us to the Nicholson cottage, which was amazing for our little family. There was everything for us to cook and Clancy had included all the household necessities. We even had a cot and high chair for our little one. The place was perfectly clean. Clancy was very responsive and gave us perfect directions. We had no issue to check in and check out. It is always nice when your holiday booking is so smooth. We will definitely come back. The cottages are a very good spot to visit the North or the Loch Ness region. A lot of info is left inside the cottage with tips on what to do and where to go. Thank you Clancy

The space was so comfortable, clean, and well decorated that it surpassed my expectations, and Clancy always kept in touch, wanting to know if we were comfortable, if we needed anything..... even leaving breakfast for us in the fridge. Besides, the area is spectacular to explore.

  • Strathpeffer is a small village in the Highlands and was once a health resort. There are several hotels and a few local shops. A good starting point for all kinds of tours in the Highlands. The apartment West Wing belongs to a former hospital, is sensitively renovated and the hostess Clancy is very accommodating. We would go there again immediately.
