South Downs View, in West Sussex, is a peaceful, comfortable studio flat over garage that we call 'THE FOG'. It is situated on a pick your own fruit farm where you can enjoy visits to our family run farm shop (Monday to Saturday) that offers local artisan produce and a cafe serving home cooked food and speciality coffee. The FOG is a perfect place to stay for a few days away in the country or an ideal stopover if you are taking on the challenge of walking or cycling the South downs way.

This property is located in a historic courtyard on a private, gated estate with stunning views, an abundance of wildlife within an AONB . With the market town of Horsham, Haywards Heath & Gatwick airport just a short 15 minute drive away, as well as the bustling city of Brighton a mere 20 minutes on the train, this house is set in the perfect location in West Sussex. There is access to an indoor swimming pool and a tennis court for a small charge. Please note living space is on 1st floor.

Public swimming times do vary so please check the St Francis Swimming Pool website It is just a short walk to local bus routes, The Princess Royal Hospital and shops. It is just over a mile from Haywards Heath mainline railway station.

The Old Stables, Dovecote Farm

The Old Stables is a self contained two bedroom, detached annexe with direct access to the Ashdown Forest. A perfect place to stay while discovering the Forest and all its' walks, including Pooh Sticks Bridge, Friends Clump and all the other locations in the Winnie the Pooh books. The Old Stables is self catering, with a small kitchenette with microwave, two pan hob, fridge and coffee machine. If required we are able to provide a welcome pack of essentials at an extra cost.

2 bedroom detached Annex with secure off-road parking in the Surrey Hills AONB (area of outstanding natural beauty), yet close to the M25. 10min walk to Godstone village and its gastropubs/cafes. 15min drive to Gatwick airport. A 10min bus ride to Oxted and its restaurants, and from there a 40min train to central London. The Annex enjoys its own sunny patio, and a shared lawn and meadow (with all its wildlife!). Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
