Vacation rentals with outdoor seating in Simpson Bay Beach

"Life is good" is a secluded villa with a very interesting set up. it has two separate bedrooms with in suite bathrooms on the top level with a separate kitchen and living room as well as a reasonable size infinity pool on a lower level. This would work well for either two couples or parents with preteens/teens of the same sex. The view is to die for. Indigo bay is a heavily developing neighborhood but this villa stands on the opposite side of the bay from the new hotel construction so it is not affected by it at all. There is a short drive to Indigo Bay beach (small and feels private) and another 5 min drive to a nearby grocery store. It is only 10min away from Simpson bay and 15 min from Marigot. it was easy to communicate with the owner of this villa and their local management company who gave us a warm welcome. we definitely plan to come back and spend more time in this lovely place.

Tolle Unterkunft, sehr geräumig, super ausgestattet, die Dachterasse ist wunderschön, vor allem mag ich die Umgebung, sicher, ruhig und vom Flughafen in 20 Minuten zu Fuß zu erreichen. Ich war jetzt das zweite mal in einer Unterkunft von Paul und kann dieses Appartement zu 100% empfehlen. Preis / Leistung stimmen.

This property was absolutely breathtaking. The home looked better in person. Very clean, accessible to most attractions and a beautiful quiet neighborhood. 10/10 experience we will definitely come back!

The place was beautiful, clean and exactly as described. Walkable distance to popular places like D’s bar, sunset bar and maho beach. Lateefah was very communicative and an amazing host. 10/10 would definitely recommend.

I had an amazing stay in Saint Martin. The property was spotless, well-maintained, and exactly as described. The view from the pool was absolutely perfect for relaxing and soaking in the beauty of the island. Jerome was incredibly responsive and helpful throughout the entire stay, making everything smooth and stress-free. I couldn’t have asked for a better experience and will definitely be booking again.

The host was very pleasant and made herself available to answer any questions. The home was beautiful, clean and had everything we needed to enjoy our trip. The view was amazing and the pics did it no justice. I will be booking again on my next trip to Saint Marteen♥️

We were warmly greeted at the entrance by the amazing Enzo from The Lux Villa Concierge. He gave us a thorough and welcoming tour of the apartment, which was not only spotless and spacious but also beautifully designed with a fresh, contemporary feel. The entire space smelled fantastic and felt like home from the very first moment. The apartment was fully stocked with everything you could possibly need for day-to-day living — from kitchen essentials to thoughtful touches throughout. Enzo went above and beyond, ensuring we had everything we needed and even sent us curated links to local restaurants and entertainment options around the island. He checked in with us throughout our stay to make sure everything was perfect — and it was. This place truly exceeded all expectations. It was a 10 out of 10 experience and we highly recommend it to anyone visiting the area. We can’t wait to return!

Book this place!! you will not regret it. It is amazing. Clementine’s place is very well located with the pool and the sea just a few steps away from the terrace. Across the road you will find a small grocery store, pharmacy, petrol station, restaurants and bakery. We are already planning our trip back and if Black Pearl is available we will stay there without a doubt.

My friends and I had such an amazing stay here. I can’t say enough about this air bnb! Tibo and his father were extremely accommodating about arrival and check out times. The place is even more beautiful than the photos and simultaneously private and peaceful but in the middle of town. Grand Case is a really vibrant and welcoming area with a great food and dance/music culture. We hope to stay here in the future!

Our stay at Ricardo's was absolutely amazing. The location is unbeatable, just steps away from the famous Maho Beach where you can watch planes land up close ✈️, and also super close to the airport and all the local hotspots, restaurants, shops. The apartment was spotless, beautifully maintained, and smelled amazing the moment we walked in. The bedding was extremely comfortable, the kitchen was well stocked and every detail was thoughtfully arranged for a relaxing and enjoyable stay. Although the standard arrival time was after 4:00 pm, we were generously offered an earlier slot at 1:00 pm. The self check-in process was a breeeze. Everything went smoothly, and departure was just as easy. A lovely bonus was the complimentary bottled water in the fridge, which was much appreciated. Whether you’re looking to explore the island or unwind in a clean, cozy, and well-located home base, this spot is perfect. 👏 We highly recommend this five stars listing! As SXM is my second home and being familiar with the island, Linda’s place thus far is the best we’ve stayed in on the island. Extremely comfortable and a great location with parking. We will definitely stay here again and recommend it to everyone.

The place was beautiful especially the view! My only suggestion would be that a tv should be place in the bedroom, instructions on what the occupants need to do before checkout (trash removal, dirty linens, ect) and English instructions on how to use the 2 in 1 washer/dryer. Grounds were absolutely beautiful and the young lady that checked us in was a sweetheart🤎

Coralie was fantastic!!! She sent us directions so detailed that she even counted the speed bumps for us! Her house was in a beautiful location and decorated so wonderfully. It was right on the water and we loved sitting on the porch watching the waves. The pictures dudnt do it justice. it was so calm and serene. Absokutely the best air bnb we have ever stayed in. She even had electric converters on the kitchen table in case we forgot ours. She thought of everything! We so enjoyed our stay here. Even met some fun neighbors to visit with. Amy was very accommodating and was quick to respond. The home is close to Maho Beach, the airport, and one of the ferry docks to Anguilla. We appreciated the extra snacks and toiletries. Thank you for the amazing hospitality.

I loved the location! You can walk to restaurants, shops, Maho beach, Mullet Bay, even a pharmacy. Room was comfy and felt like home. Environment was safe as well. Perfect.

I had a wonderful stay! The place was very clean and beautifully maintained, with a gorgeous balcony that made it even more special. The studio is in a great location—surrounded by shops and restaurants—and it's just a 10-minute walk to Mullet Bay Beach and about a 10-minute drive to Maho Beach. Everyone I met was very friendly and welcoming. The only challenge was finding a taxi, so I ended up arranging a private driver to pick me up and drop me off wherever I needed. Overall, a fantastic experience—I'll definitely be back!

A very modern, beautiful, air bnb. The hosts are very responsive! I could not find the plug adapters, and she was there to help, within a couple of minutes! I asked about a float for the BEAUTIFUL pool; She brought them right over!! The views are breathtaking. It's a perfect spot, VERY reasonably priced! We had a car rental, so we visited so many different beaches, and ate at many wonderful restaurants. Our favorite being Grand Case Beach and eating breakfast AND dinner at Rainbow Cafe. Everything around the island is fairly close and convenient. If we visit St Martin again, we will definitely choose this air bnb! Thank you!

We enjoyed our stay at Encanto. Rakhi was a very informative and she responded quickly to any questions we had. Gordon, the property manager, gave us instructions on the unit when we arrived. Rakhi provided recommendations which were helpful. The condo was very spacious and the balcony was large with a beautiful view. Our favorite restaurant was Palapa which was within walking distance (we ate there twice). The breakfast at the Yellow Sub in Orient Beach was delicious - best croissants. Carrefour was a great place to get provisions for the week and were reasonably priced. Every place took American dollars but only a few took American Express. We highly recommend spending a day at Pinel Island - Karibuni has chairs, umbrellas and cold beer!! The UnderSXM snorkel tour was really interesting. We rented a car to explore the island and the drivers are crazy so be careful - lol.

Super séjour pour nous. Le logement est propre et bien situé. La piscine et la plage privée à proximité sont un plus. Hôte très agréable et disponible à n’importe quel moment, il nous a aidé à faire monter nos bagages. Petit plus : étant avec un bébé, il nous a chercher un berceau. Je recommanderais à mon entourage et je reviendrai volontiers.

We spent three amazing days in this beautiful Airbnb! As soon as we arrived, we were amazed by the view of the beach and planes landing. The view is just spectacular. The condo was exactly as pictured, and we really didn’t have any issues during our stay. The condo has a beautiful view of Simpson Bay Beach. The balcony is very large, and we spent a lot of time hanging out there while we were at the unit. Every detail is thoughtfully thought out, making the place special. The pool was perfect for relaxing and the view from the terrace is so beautiful. Perfect for viewing arriving and departing aircraft. It was worth the money spent. It was close to everything including the airport and within walking distance to Maho Beach and the casino and restaurants. We look forward to staying again! Our short 3 night stay at Maho Condo was excellent. The space is very clean and small but functional. There are two large closets with plenty of hangers and four drawers of under bed storage. Kitchen: Stocked with glasses, dishes and cutlery as well as appliances like a ninja blender, air fryer and toaster. Bathroom: Rainfall shower with nice pressure, hot water and plenty of towels. They even have darker makeup towels. Misc. Robot vacuum, ironing board, smart tv. Amenities: Fully equipped gym and although we never used the pool it’s a nice size and has plenty of chairs. The onsite security made us feel safe coming and going at night. Location: close to the airport with about a 10 min walk to Maho beach. 5 min drive to Mullet Bay beach. In walking distance to bars/restaurants and the Maho market. We had a car and parked often in the gravel lot across the street. Communication: Great. We got a nice welcome and had an open communication with the hosts should we need anything.
