We host all types of fabulous events, from concerts to team building days and flower arranging workshops. The tranquility and seclusion of this very unique building, and its location makes it an ideal space. Each event is priced individually, please do get in touch with Emma in the office. Once part of a 12C Augustian Priory set in 8 acres of private parkland in the Suffolk countryside. We are surrounded by forest walks and marshlands, and only a few miles to the nearest beach. Between the coastal town of Aldeburgh and the popular town of Woodbridge, Butley Priory is the perfect country escape to relax and unwind in the company of your favourite people. Cook for yourselves in our big Aga kitchen, or once you are booked we can put you in touch with our great caterers at Butley Priory who can meet your every need! There are many gorgeous pubs and sea food restaurants in the area, Castles to visit, wild windswept beaches, antique shops, farm shops and walks. The house sleeps 18 guests in 8 bedrooms. There are two very large family rooms (large double bed, double sofa bed and single day bed), two double bedrooms, and one single bedroom. Four of the bedrooms have en-suite facilities, and on the top floor there is a further 3 rooms, 2 doubles and a single with a shared bathroom. Amenities: Melton train station, 3 miles. Direct train to London Liverpool St. (1.5 hour journey time) log fires Wifi Aga Dishwasher Washing machine Tumble dryer Parking Dogs allowed Televisions Amazon fire TV/DVD player On offer are many lovely walks, beaches, forests, good pubs, castles, seafood restaurants, log fires and fresh air! I live in the cottage next door to the big house, so I usually like to meet the guests and show them around on arrival, and I am available should they need me. If I am away, one of my team will fill this role. This is real countryside, amazing to be so close to London yet it feels like you are miles away. There is nothing but marsh lands and creek between us and the sea . . very few houses, and a real feeling of being in another world! You need a car ! . .or a horse? however additional guests can come by train. Melton Station is only 10 mins away, and there is a connection in Ipswich to Liverpool Street, 2 hours. We ask for a minimum of a two night stay in Autumn/Winter and during Spring/Summer we ask for a minimum of a 3 night stay. We sometimes can consider 1 or 2 night bookings on weekdays please get in touch. WEDDINGS AND PARTIES We are happy to host weddings and parties! The Great Hall and Drawing Room are both licensed for civil ceremonies upto 100 and dining/parties can be held in the house all year round. For those looking for more of a festival vibe there is also the option of putting your own marquee on the front lawn. Amplified music is permitted for events and we offer a fully licensed bar. We also have public liability insurance as well as a valid premises licence. Please look for us in the usual way and get in touch with our event team in the office to discuss your ideas. Suffolk is a beautiful county and though we are deep in the country side there is lots of fun things to do near by. We love to go swimming in the freezing cold North Sea at Shingle Street! Not for the faint hearted!! Visit the mediaeval town Orford with its fabulous castle and great pubs and a lovely village shop. Eat the best fish n chips on the beach in Aldeburgh Visit the saxon burial ground at Sutton Hoo. Or sit by the river in the sun enjoying local seafood at The Ramsholt Arms Pub (website hidden). Woodbridge is the closest town with all shops you need, about 15 min drive away. Or you could have an online Tesco's delivery delivered strait to the door! The closest store is Martlesham

  • We booked the Priory for a special birthday party. And it *more* than lived up to expectations. Emma (manager) and Peter (chef) were super helpful in the run-up and their teams were great on the night. But the place itself was the real star of the show. What an amazing building. It really made the party. A smaller group of us also had a lovely time on the Sunday in more traditional Airbnb style, cooking up a lovely lunch in the fantastic kitchen and snoozing in front of the fire. The bedrooms are great too. Can’t recommend this place enough.

  • This is an incredibly unique and beautiful space - frankly the gorgeous photos don't do it justice. A great place to host friends for a long weekend or for a quiet retreat in the countryside. We spent our time cooking and walking in the local countryside. Francie was available to answer questions during our stay and stopped by to say hello. We stayed during January and being an incredibly old building, it can get a little cold but the fireplaces and heaters made sure that most of the rooms remained habitable even during the night.

  • Chocolate Box Cottage is a wonderful little house, and I would recommend it to anyone. The rooms are all very nicely furnished and comfortable, and I immediately felt at home. This was my first visit to Suffolk, and Aldeburgh was a great location to explore the area- there are superb walks nearby, especially the Sailors Path to Snape Maltings. Sophie and Harry were super hosts, and couldn’t have been more helpful. One of the most relaxing breaks I can remember!

We visit Aldeburgh in the freezing winter months (for work) but the cottage is always beautifully warm and cosy. The double bed is one of the most comfy I’ve ever slept in.     Trickers Mill is a 5 storey Grade 2 listed Tower Windmill with its own private courtyard located in the heart of Woodbridge close to the Market Square. The ground and first floors have been converted to provide fabulous accommodation for two people.
    You will have a unique experience as there are no other habitable windmills in Woodbridge.
    The Mill is just minutes from the Market Square where there are numerous boutique shops, bars, pubs and restaurants. A further stroll down the hill brings you to the bustling Thoroughfare with a further variety of shops, eateries and bars. We love Honey and Harvey for a light lunch and The Table for great evening meals . Walks along the Deben river wall with views of the Tide Mill are also enchanting.

  • The Mill was a great place to book a surprise birthday stay, definitely the wow factor! The accommodation is extremely comfortable, cosy and warm in winter. Thanks to Tessa"s extra touches of bread & milk and pretty flowers to feel right at home. The views from the top floor are well worth seeing if you are happy to ascend the top ladders. Tessa was wonderful to communicate with & offer recommendations as we didn't know the immediate area. Woodbridge is a very pretty town, lovely shops to browse and lots of lanes everywhere to wander and see where it takes you. We would love to return to Woodbridge and the Mill again. Thank you for rescuing and renovating it to share with us!

  • What can you expect from a stay at the mill? Expect to be wowed. It is a truly unique place. Many original features are preserved, whilst having all the comforts modern life needs. If you feel slightly adventurous, be sure to climb the stairs to the top of the mill. Woodbridgeis a nice quaint little town with lots of pubs and restaurants nearby. We had a delicious lunch at the gastro pub The Unruly Pig and a wonderful experience at the Solebay Fish Company. The seafood here is just out of this world. We loved arriving at this ‘shack’ in the middle of nowhere... I would definitely recommend staying here.

    This sunny, spacious and stylishly-refurbished Victorian house is situated in a quiet street in the heart of Aldeburgh. It is within minutes' walk of the beach, fresh fish & chips and the pubs and restaurants of Aldeburgh high street. It comfortably sleeps 6 people and is decorated in a light and contemporary style. It has a large living room, separate dining room and large garden table, perfect for eating indoors or outside.
    This spacious Victorian house is in the heart of Aldeburgh on a quiet street, within a minutes' walk of the beach and Aldeburgh high street with its famous fish and chip shops. The house is newly re-furbished in a light contemporary style. On the ground floor it has a large living room, separate dining room and newly-refurbished bathroom. There is a private sunny outside garden with outside furniture. We have a travel cot and high chair for young children in the property as well. Upstairs there are three double bedrooms, two with double beds, and one with twin beds. The twin bedded room leads directly off the second double bedroom. Please note: the staircase is steep and some elderly people may find it difficult.
    The house is situated in the heart of Aldeburgh - a picturesque Suffolk seaside town particularly popular among music lovers, bird watchers, walkers and artists. Situated close to Snape Maltings concert hall and host to the Aldeburgh Music Festival, Aldeburgh is known also for it's connection to Benjamin Britton, who lived in the town for many years The High Street hosts a number of good restaurants, pubs, antique shops, bookshops, bakers, butchers, fishmongers, and two fish and chip shops - both less than a couple of minutes' walk.

  • Such a perfect property for a visit to the sea- away from the crowds but close enough to be incredibly convenient for the high street and the beach. We booked for two nights at the beginning of Jan and we especially loved the stylish decor, glimpsed views of the sea and the Alde estuary from upstairs, the open fireplace for winter evenings, the excellent heating and use of Chromecast, and the bakery round the corner! The house was sparkling clean, warm and very well set up for visitors. A gift bag of goodies and toiletries on each bed was a lovely touch- thank you. Excellent communication too which was brilliant. A new favourite for us! We only wish the mattresses were a little softer but we appreciate it’s hard to please everyone when it comes to beds.

    Very much off the beaten track this self contained accommodation offers unspoilt views over Suffolk's traditional landscape, perfect for that getaway break. 10 miles from the Heritage Coast, the cottage adjoins our Suffolk 16th century farmhouse as can be seen from the photos.
    Access to the property is via a quarter of a mile very unmade up track. Unless you are a fitness fanatic own transport is a must but be advised that lowered cars or those with sports suspension may not be going home again. The single storey dwelling includes kitchen/diner with Aga cooker and microwave, a large double bedroom with door through to bathroom with bath and shower and a comfortable sitting room with TV. Built only 12 years ago there is underfloor heating throughout, TV and Broadband Wifi. The woodburner in the sitting room is ornamental only! Whether you are seeking self contained privacy or a base to explore this wonderful area from, come up and try it. Sat Nav will find us.
    A very peaceful and tranquil spot but within easy striking distance of the coast, the historic market town of Framlingham and the twin delights of Woodbridge and Southwold. The renowned arts centre that is Snape Maltings is but 20 minutes away.

You need to be aware that the access is up an unmade track, take it gently, and if you visit in the summer and the Aga is off you only have a microwave if you want to cook.     Our charming cottage, just a short drive away from the Suffolk Heritage Coast, sleeps 3 people. Visitors to the White Cottage have their own sitting/dining area, bathroom and 2 bedrooms up their own staircase. Boutique singer/songwriter studio available for hire-please enquire.
    The White Cottage is a grade 11 listed dwelling dating back to the 17th Century. The cottage has views across the fields to the front , and a beautiful spacious garden to the rear. The property features open stud work, exposed timbers and a multi fuel stove. We have 2 bedrooms-sleeping 3 people. Although there is no kitchen for guests, a nespresso machine and a supply of coffee pods are provided. We recommend a visit to our very local farm shop cafe for a superb choice of cooked breakfast/brunch/lunch if required. Plates, cutlery, glasses and bottle opener are provided if guests want to bring their own provisions to the cottage,or order a takeaway to be delivered. Guests are also welcome to use the barbeque. An electric cold box is available for guests to chill drinks and food. Off street parking to the front of the cottage is available.
    Lower Hacheston is North-East of the village of Wickham Market where there is a full range of facilities and shops, and we are fortunate to have a choice of pubs- just a short drive away, all serving fantastic food. Campsea Ashe has a recommended auction house, and local market on Monday mornings. The market towns of Framlingham and Woodbridge with nearby Sutton Hoo are also easily accessible and provide a wide range of shopping and leisure facilities. The Suffolk Heritage Coast is just a short drive away, and Snape, Aldeburgh, and Orford are all within easy reach.

    Our family has been holidaying at Westdene for four generations and it just gets better every year! Whatever time you choose to visit this unique part of Suffolk, there is a never-ending list of things to do. We have Netflix or Monopoly for the rainy days and bikes and outdoor table tennis for sunny days. The house feels so spacious, but you will feel instantly at home. We are five minutes walk from the sea; two minutes walk from the pub; four minutes walk from the boating lake and golf club
    This is a cottage with a real family feel, but with lots of space to escape. The garden is a joy and room for cricket or football. There is also a barbecue available for the many sunny days. The bedrooms are all large and there are three sofas in the lounge, as well as two big comfy armchairs. Comfort will follow you wherever you go in this house:). Well-behaved dogs are very welcome (not on furniture or in bedrooms), they will love the garden!
    This is a village where you can do as much or as little as you like. Chill out with long beach walks or play golf, tennis, fish, cycle, shop, wine and dine. There is the beautiful boating lake (meare) for the kids to take out canoes, kayaks or rowing boats. Or the adults may prefer a punt or a sailing dinghy. There are islands for the kids to land on and explore, or you could take a picnic to eat on board the boat or on Pirate's Lair. A recent review - We had the best weekend staying at Westdene. It's a lovely seaside country home, really spacious yet retaining warmth and cosiness. The house comes with everything you could need- from board games, to trampoline to loads of kitchen equipment.The location was amazing- with beach, lake and seaside town all within walking distance. Highly recommend taking boats out on the lake, visiting House in the Clouds and getting fish n chips in Aldeburgh. However- it was hard to be torn away from the amazing garden to be honest! Thorpeness is like nowhere I have been before- there is something very magical and charming about it. We didn't meet Julie but she was really helpful and accommodating. This was the perfect cottage retreat, full of things to do come rain or shine. We can't wait to come back!

Set in the beautiful Alde Valley, within easy reach of the Suffolk Heritage Coast. * Coronavirus * We appreciate you may not be able to or want to go far from home but we are very much open for guests in the beautiful Suffolk countryside. We would like you to know that we are taking extra care with cleans between guests and for this reason we are extending the check in time to 5pm.
    White House Farm is an early 17th century listed farmhouse, partly remodelled in the late 18th century. It retains lots of original features and character, and sits within beautiful countryside with views across water meadows and woodlands. The guest accommodation is the front part of the farmhouse. We live in the back. The accomodation is completely self contained with its own front door and separate amenities. It has a well equiped kitchen with a large dining table and 6 chairs; sitting room with 2 sofas, a desk, and a woodburner; bathroom with bath and overhead shower; master bedroom with king size bed and a fabulous view over the water meadows; cosy twin bedroom. We can provide a high chair and travel cot. The stairs are winding and a bit steep, so may not be ideal for those with limited mobility. But we do provide stair gates, top and bottom, to keep our young guests safe. There's a good sized garden for our guest's own use, with uninterrupted views across the adjoining meadow.
    The countryside around White House Farm is beautiful with plenty of good walks to be had without getting in the car. We're on the edge of Suffolk Coast and Heaths AONB (Area of Outstanding Natural Beauty). Aldeburgh, on the coast, is 20 minutes drive, and other coastal villages & towns; Dunwich, Thorpeness , Walberswick & Southwold also within easy reach. Snape Maltings, home of The Aldeburgh Festival, is 15 minutes drive. With concerts and events, shops, cafes, galleries and walks. Our award winning local pub, The Sweffling White Horse, is quite unique and well worth the 20 minute stroll. It's only open Fri, Sat, Sun & Mon evenings and Sun lunchtime, and doesn't serve full meals. But it does do fantastic pies (heated up in the wood-burning range in the bar) and other "snacks" to soak up the local real ales. Our other local, The Glemham Crown (2 miles), is more conventional and serves good food most nights. The nearby market town Framlingham (5 miles), has several good cafes, pubs & restaurants, and market on Saturday & Tuesday, as well as its famous Castle. Saxmundham (4 miles) has a Waitrose, Tesco and a market on Wednesday.

  • We had a fabulously relaxing weekend at White House Farm. The peace and charm of the place is evident as you arrive, and everything is spotlessly clean and prepared with real care. We all slept so well in the very comfortable beds, in the quiet of Sweffling, and it was a delight to wake to the views of the countryside in the morning. Returning from a day at the coast in nearby Aldeburgh, we lit the fire (which was already prepared for us) and spent a cosy evening in the tastefully decorated lounge. Anna and Craig are attentive hosts, recommending some great local places to eat, and I’d highly recommend White House Farm as a wonderful place to stay.

  • stunning little house in the middle of an idyllic quiet landscape! In the morning you are awakened by the crowing rooster, the sun shines in the romantic bedroom. The living room with fireplace is particularly cozy. The kitchen is well equipped and everything really looks like the photos. The host lives next door, but unfortunately we didn't find him and heard nothing from him. The beach is about 15 minutes by car. Perfect accommodation for a quiet weekend or a vacation in the country. Gladly again!!!!

  • A beautiful house in a lovely area. It is quiet and very relaxing. The house has large rooms but it was really cosy! We had a long weekend, exploring the area by day and cosied up at night. One of the reasons we chose the house was for the log burner but even on a chilly February weekend it was too warm to light it! The hosts were lovely. They live on site but were really respectful of our space. The beds were really comfortable and the kitchen extremely well equipped. We wanted for nothing (except a slotted spoon for our poached eggs) :-) We would definitely recommend a stay here. The only down side was the stairs. They are very steep. There are stair gates and we did use them, top and bottom. Other than this it was perfect and everything was very clean. Oh, and there was a hairdryer. I wasn’t expecting one!     Botany Farm Cottage is in the perfect place for exploring coastal Suffolk with seaside resorts of Aldeburgh and Thorpeness and interesting market towns of Framlingham, Orford and Woodbridge just a twenty minutes drive away. When the day is done you can simply relax in the cosy cottage with galleried bedroom, or enjoy the enclosed garden.
    The accommodation is primarily on the ground floor with a light and airy living/dining room opening onto the garden, which gives a lovely indoor/outdoor living experience. The kitchen and wet room are off to the left and wooden stairs take you to the galleried bedroom in the eaves with view of the garden. At the front of the cottage is a large sunny garden with shingle path leading from the private parking to the flagstone patio, furnished for dining or simply lounging on the massive corner sofa. Ground Floor The majority of the accommodation is on the ground floor with hard flooring throughout. Double doors open from the garden into the living space with the kitchen and shower room to your left and wooden stairs to the galleried bedroom. Living/Dining Room Double glazed doors open directly into this sunny room with beams reaching up into the double height ceiling and wooden stairs climbing to the bedroom.     If peace and tranquility is what you're looking for, then Hill Farm Barns should suit you admirably. Located on a hill top with stunning views, and on the edge of the peaceful village of Sweffling, the towns of Framlingham and Saxmundham are within easy reach. Slightly further afield are the seaside resorts of Aldeburgh and Southwold. Comfortable and cosy accommodation with one bedroom (king size bed), en-suite shower room and combined kitchen/living space.
    Originally two stables which housed the farms' working horses and more recently home to dairy cattle (hence the name), these have now been converted into a self contained holiday home. The location is within easy reach of many Suffolk attractions including Minsmere bird reserve, Snape Maltings, Framlingham castle, Dunwich (once a city, but mostly washed away by the sea), and Orford Ness. Whilst self catering facilities are included, the area offers many restaurants, tearooms and pubs some of which are within walking distance (1 to 1.5 miles).

    Aldeburgh is a town located by the River Alde on the stunning Suffolk Heritage Coast. The house was immaculate and cosy for a winter break. Highly recommend. Just be prepared for a fair few people walking past to stop and look at the building, as it's one with such history.

    'The Annexe at 21' is a private section of our home. Tunstall is a sleepy village within an AONB but just 3 miles from the famous Snape Maltings & Concert Hall, 5 miles from Orford & 8 miles from Woodbridge. Aldeburgh, Thorpeness, Southwold & Framlingham are also a short distance by car. I look forward to welcoming you to our home.
    Having stayed in many B & B's over the years, we have tried to provide what we would look for - hopefully it's what you look for too!
    With a wealth of knowledge of the local area, we are happy to assist with places to visit, pubs, restaurants etc that are off the beaten track. Lots of footpaths and cycling routes around the area including Tunstall forest.

  • Although we we were rather later than intended (flooding had closed a section of the A1), Karen made us welcome. The accommodation is attached to, but separate from the house, with its own entrance at the side. This meant that we did not disturb Karen when we left or came back in the evening. It was always warm, without being overpowering; I would recommend bringing a pair of slippers for the tiled floor in the bathroom and utility area. The bed was comfortable and had, for us, the right amount of covering. There were a number of friendly, domestic touches, such as the photographs of family, the drawings and paintings of ships and of North Wales on the walls, and the books and maps in the bookcase. You have your own bathroom and really good-quality towels. There are no street lights in Tunstall which means it is dark at night. Karen provided a torch and reminded us to put the outside light on if we were coming back late. Finding Karen’s from Wickham Market direction you have to remember that hers is the second turning on the right, just before the right-hand bend.

Ideally situated for Sutton Hoo, Woodbridge, Snape, Aldeburgh, Framlingham, Dunwich etc. Off the beaten track but with easy access to A12.     If you are wishing to explore this part of Suffolk for a few days - or perhaps are working in the area - Brick Kiln Annexe is the perfect little 'getaway'. Bigger than an hotel room, and with the facility to 'look after yourself' - it is private and cosy. Whilst the main house where I live is close, and therefore I can help you with any query you may have, I very much respect your privacy and you can come and go as freely as you wish, (obviously within reasonable hours).     Campsea Ashe is a small village that boasts its own pub 'The Dog and Duck', and a well stocked village shop. You can walk to these across the fields if you wish. There is also a railway station in Campsea Ashe - confusingly named Wickham Market - where trains run on the hour to London, changing at Ipswich, and also North to Lowestoft. At the Station is a newly open Station House where breakfast and coffees are served. Closeby also is the famous FarmCafe with shop. Delicious food is served here and local products can be bought in the shop. There are many pubs in the local area - all with very good reputation for their food. Wickham Market is the nearest small town, 1 mile, and here the CoOp opens until 9pm. There is a Chinese takeaway and restaurant, Indian takeaway and restaurant and fish and chips. Also the butcher Revetts - famous for their sausages. There are a couple of gift shops, a post office and a chemist. The doctors surgery is also here.

    Located in a beautiful village with access to main routes. Suffolk attractions such as Minsmere Bird Reserve, Aldeburgh, Snape Maltings, Framingham and Woodbridge are all just a few miles away. A station accessing the Ipswich to Lowestoft line and the pub are within five minutes walk. The accommodation has a kitchenette, bathroom with shower and continental breakfast if required, on site parking, independent access, and use of our relaxing garden.
    Independent living space, which has one double and other is sofa bed. Area houses kitchenette with fridge and microwave only (please note, no cooker). Bathroom with shower and toilet downstairs.
    CO-OP Supermarket in Wickam Market, 5 minutes drive. Local pub ' The Duck' usually serves food until 9pm but best to check if you intend to eat there. Station accessing line to Lowestoft and Ipswich also five minutes walk (line is not audible from House). Whole area is beautiful, Framingham castle five miles, Minsmere Bird Reserve within twenty minutes drive, Aldeburgh and Snape short distance, Woodbridge four miles. Suffolk is a very friendly county.
  • We've just got back after a long weekend away, and could not recommended this little spot enough! We were looking for a quiet break away from normal everyday life, and Moi's place was just perfect! The accomodation was beautifully clean and felt really homely, we bought our little dog whos a rescue and isn't a fan of loud noises, so this location was perfect! We also thought it was such a lovely touch for her to provide milk and bread- it just felt like it was more than just staying in someone's rented out accomodation. Would definitely love to come back!

  • A great place to stay. Very cosy and a great location with woods and grounds. We had a problem with the water, but that got sorted out straight away. If I stayed here again I'd clarify that there would be wood provided for the burner (there wasn't for us). Nice touch the host put lights up in a tree outside the door, to guide our way in. Thanks.

  • The House was great, nicely furnished and equipped looks to be newly renovated. Heating worked excellent. Shower was super. Bathroom floor heating was a real treat. The place was sparkling clean. The bed was comfy. Check in was easy (look for a separate email from AirB&B user). We had a great & relaxing time. Just a note for future guests, the parking is street parking which can get fairly busy at times. There was a free open parking lot about 2 to 3 minute walk down the road. Nice base point if you are wanting to explore the Suffolk area. Internet was fast enough to stream Netflix / Youtube.

    The Snug is beautifully converted studio, attached to the farmhouse but totally self-contained. Situated in the rural idyll of the Alde River valley in coastal Suffolk, it is handily located for the RSPB nature reserve at Minsmere and the coastal attractions of Aldeburgh and Southwold, the concerts at Snape Maltings, and Framlingham castle. Located on a small family farm of 40 acres, there are plenty of dog walking opportunities on local footpaths, surrounded by horses, cattle and ducks.
    The Studio has its own off-round parking in a gated, shared drive way and consists of one king sized bedroom, bathroom and kitchenette.
    The Snug is literally walking distance from an award winning Sweffling White Horse real ale pub voted the East Anglia Camra Pub of the Year, and the more traditional fooderies of the Rendham White Horse and the village shop and cafe at Juniper barn. It is a 3 minute drive/10 minute walk to Bruisyard Hall for wedding/business events.

    The stunning 16th Century stately home of Glemham Hall is situated very close by which is surrounded by 300 acres of stunning Suffolk parkland and has a very full calander of events ranging from antique fairs to festivals as well as being a stunning wedding venue. The award winning Farm Cafe & Shop is just a few minutes door to door to enjoy a splendid home cooked breakfast, lunch or slice of cake using only the finest local ingredients. You can also pick up some wonderful local produce or gifts from the adjoining shop. Woodbridge is only 10mins away with its charming shops & ideallic quay. Like wise the historic town of Framlingham is also 10mins away where you can explore the castle and who knows maybe even bump into the world famous Ed Sheeran! The seaside towns of Southwold, Aldeburgh with its award winning Fish & Chips, Felixstowe with its amusements and Languard Fort to explore are all nearby as is the World Famous Snape Maltings Concert Hall with its independent shops, galleries & eateries. You are also near to several incredible nature reserves perfect for bird watching or walking. There is simply too much to list!

Plenty of space for parking. It was very clean on arrival, and the hosts were super helpful. Literally opposite the cottage is a proper pub with good food and nice staff. We were sad to leave!

It is really well located for Southwold, Aldeburgh and Snape Maltings, which we visited with little time spent on the road. The beds are super comfy and the showers were top notch too. Add to that a smashing dining room with a big wooden table fit for a banquet, an expansive garden and ample parking and you can't go far wrong with this accommodation. Although the property is directly on the busy A12 the pros of the house more than make up for this. Thanks so much Amy, we would have loved to stay a bit longer.

  • We were lucky to be Amy’s first ever guests on Airbnb. The house is fantastic and will really suit a large family gathering with loads of places for outings and walks nearby. The pub opposite is a bonus too. Amy is a very friendly and accommodating host. The house itself is a large family home, but the hosts do not live there so it is it’s own thing, dedicated to Airbnb. If you are staying in one room there may be others staying in other rooms and sharing the communal spaces , like kitchen, dining room, bathrooms, lounge and garden, though I think Amy plans on offering a listing that allows you to book out the whole house.

    Quiet location, less than 5 minutes walk to the centre of Framlingham with all its beautiful antique shops, independent clothes shops as well as all the essential amenities - Co Op and delicatessen, small market on Tuesdays and Saturdays, and plenty of places to eat and drink! Cosy studio, overlooking the garden with comfortable double sofa bed with White Company feather and down mattress topper, feather and down duvet and pillows with linen covers to help make your stay as comfortable as possible. Large linen bath sheets. Warm paint colour and furnishings making the space feel very relaxed and cosy as well as having a private decking area to sit outside to enjoy the sun or night sky.
    Framlingham is a Georgian market town with a small market held every Tuesday and Saturday. It boasts a castle which Ed Sheeran sang about and The Detectorists was filmed here. With a Co Op, chemist, butcher, dentist in the centre, it provides all the essentials as well as small, interesting independent shops. There are several good eating places in Framlingham for breakfast, coffee, lunch, tea or supper. Co Op offers locally produced food and Leo's deli also has delicious choice also. There is beautiful, quiet countryside to explore and the coast (Aldeburgh or Dunwich) is only 1/2 hour's drive away. Woodbridge, Snape Maltings and Aldeburgh offer a variety of shops. Shawsgate and Bruisyard vineyards are close by. Star gazing on a clear night is magical from the decking outside the terrace. There are several small independent cinemas locally and Snape Maltings offer a variety of music concerts,

  • The bungalow was perfect for us with my elderly father in a wheelchair being all on one level with two en-suite rooms and our dogs with the enclosed garden. We couldn’t fault it for cleanliness, comfort, and amenities and location. There’s a good local pub, small grocery store and lovely common to walk the dogs. We would return as it’s s great base for exploring Suffolk.

Parking is on the road and we always managed to find somewhere close to the house to park. There is a small Tesco and CO-OP at the end of the road for essentials.

  • Walnut Cottage was clean, cosy and nicely furnished. It is ten minutes walk to the beach and High Street and not far from The Red House (which is worth a visit). We would recommend the local restaurants "The Lighthouse" and "Regatta" which are both excellent, as is the fish and chip shop on the High Street. The Aldeburgh Bookshop is also a must! Lots of places to visit such as Southwold, Walberswick and Dunwich. By the way, there is a Co-op close to the cottage which is handy for any extras that you might need!

    A stunning light and airy boutique cottage with decking overlooking a large pond and gardens. An idyllic and tranquil location close to the historic market town of Framlingham and within half an hour of the popular coastal towns of Southwold, Aldeburgh and Dunwich.
    Willow Cottage is a recently converted brick farm building set in its own grounds on the bank of a large, traditional Suffolk farm pond – a highlight of staying here is sitting on the decking, watching the sun set through the trees whilst admiring the various water fowl and birds around the pond. Maybe it is just possible to hear the occasional tractor driving along our country lane (some 50 metres away) but otherwise all is peace and tranquility. Immediately outside the Cottage’s entrance gate is a bridleway with links to an extensive network of well marked public footpaths across the adjoining fields with stunning views over miles of unspoilt Suffolk countryside. There is also a well-worn path in the other direction to our local pub! RSPB Minsmere and our Heritage Coast beaches at towns such as Aldeburgh and Southwold are about half-an-hour’s drive away. LOCATION The Cottage is in the grounds of White House Farm yet enjoys complete privacy on the edge of the peaceful village of Badingham. It has the benefit of easy access and parking. Badingham’s pub, The White Horse is less than a mile away: it enjoys an excellent reputation for both food and craft beers, has spacious outdoor seating and is a great place to spend a summer’s evening. The nearest shop is a Co-Op in the larger village of Laxfield some three miles away. Framlingham is ten minutes away and is our vibrant local market town with a broad range of shops including a large supermarket, two petrol stations, eateries and coffee shops etc. Market days are on Tuesdays and Saturdays. It is also home to English Heritage’s Framlingham Castle and an impressive Parish Church. PROPERTY DESCRIPTION Grounds: the Cottage enjoys the benefit of a large lawn with occasional mature trees alongside the edge of the pond and is screened from White House Farm providing privacy. Exterior: access to the Cottage is up a ramp from the lawn onto the over-pond decking area. This area is perfect for sitting out and enjoying a glass of wine and/or a barbeque whilst trying to spot the local wildlife. FRAMLINGHAM Only one mile from Boundary Farm and four miles from Willow Cottage, is the charming, historic market town of Framlingham. Renown for its 12th century castle surrounded by parkland and the Mere which is a haven for wildlife and walkers, Framlingham is a perfect town for a stroll, shop and glimpse of history. Market Hill is the town’s centre and hosts markets on Saturday and Tuesday. BEACHES AND HEATHS Our farm cottages and glamping site is within easy reach of the unspoilt Suffolk coast and heaths (an area of outstanding beauty) renowned for its scenic beauty, wildlife and outdoor recreation. The beautiful coastal towns and villages of Southwold, Walberswick, Dunwich, Sizewell, Thorpeness, Aldeburgh, Bawdsey Quay and Orford add much to its unique appeal. NATURE, WALKING AND BIRDWATCHING You’re spoilt for choice for fabulous walks in this area, which showcase the range of wildlife and countryside whether its marsh, woodland, heath, rolling countryside or the coast. RSPB MINSMERE RSPB Minsmere (of Spring Watch fame) is a fantastic coastal nature reserve featuring splendid woodland, wetland and coastal scenery, rare birds, shy wildlife, beautiful bugs and colourful wild flowers in summer. ORFORD NESS NATURE RESERVE Accessible by a short boat ride, this is the largest vegetated shingle spit in Europe and is an important nature reserve providing a location for breeding and passage birds as well as for the coastal shingle flora and wildlife.   • A perfectly peaceful stay, so quiet watching the wild life on the pond, surrounded by trees and fields and listening to birdsong. The cottage is well placed for trips to the coast and it was so lovely to return to, being so well equipped for a cosy, comfortable stay. Tina and Chris live in the main house and were discreet but on hand if needed. We would definitely recommend and is on the list to return to.

  • We had a lovely stay at Tina’s cottage. It is based in their garden and overlooks the pond - beautiful in the morning watching the ducks. There was milk, cookies, eggs and a bottle of wine waiting for us on our arrival which was a lovely touch. Tina gave us some information about the local area and there was also plenty of brochures. We ate in The Crown and also The Station in Framlingham, would recommend both.

Our stay was so peaceful and relaxing and we enjoyed having breakfast watching the Moor hens and ducks on and around the pond. Upon arrival Tina was friendly and welcoming and we found she had left some welcome goodies in the cottage which was much appreciated. We had a wonderful weekend and would recommend.
