Sit back, relax and enjoy the ambiance of our beautiful holiday cabin and fishing lake. Set in the heart of the glorious East Sussex country side, situated in semi ancient woodland, yet only a minute or two drive from the pretty village of East Hoathly. Our rustic cabin is fully equipped to make your stay as comfortable and enjoyable as possible. Whether you're escaping for a relaxing stay, a romantic weekend, taking a ramble through the country side and Weald Ways or a spot of fishing.
Inside our Little Cabin you will find a beautifully rustic style living area, light, airy and comfortable. The handmade log bed adds a lovely feature to the room. The breakfast bar and fitted kitchen gives all you foodies everything you need to make any stay just perfect. The lovely large walk in shower, WC and sink all add to the comfort of your stay (we provide the towels). In the winter you can snuggle by the log burner, whilst in the summer you can sit outside on the lovely large deck that over looks the lake. The lovely view of the lake through the windows and double doors allows you to see the wildlife that is forever bustling about. Our lovely Canadian Geese return every year to have their babies are always a pleasure to watch. The bluebells appear in Spring and bursts into life! What ever the time of year the cabins always a pleasure to be in.
If it’s at all possible to get fed up sitting by the waters edge, sipping your favourite drink in the most stunning setting or watching your favourite films by a cosy crackling log burning fire, then there are literally hundreds of other pursuits and activities, after all you’re in the beautiful south. There are plenty of local walks directly from the Cabin including the Weald Way and many others if you fancy a drive in the area. There are many local pubs within a short drive that will satisfy any foodie. We can recommend a few on your visit. The seaside is also close by: Brighton is a 25 min drive, Eastbourne is a 30 mins drive and Seaford 25mins, the Seven Sisters Country Park. The historic county town of Lewes with its many shops, cafes, pubs and antiques is only 15mins drive. Alfriston village is like stepping back in time with its chocolate box cottages and shops and Glyndebourne Opera House is only a 16 min drive.   • An absolute haven, so peaceful and just what we needed. The cabin is spotless and so comfortable...felt at home the minute we walked in. A weekend of pure relaxation, and much needed rest. We wandered up to the village pub for an evening drink, which had a welcoming atmosphere. But other than that we didn’t leave the cabin, we didn’t want to! The bed is one of the comfiest we’ve ever slept in, and the cosy wood burner and sofa etc were perfect. Juliette was a brilliant host, and helped immediately with any queries. Although it is right by the road, once you’re there you totally forget about it. In fact, it’s a bonus as it’s makes it easy to find! Definitely recommend and most definitely we shall return. Bliss!

    You’ll love my place because of the wonderful views across open countryside, the spiral staircase and the tree growing through the balcony. It's as close as you can get to a treehouse with all the comforts of home. My place is good for couples, solo adventurers, and business travelers.
    Gorgeously romantic detached annex with stunning views across an area of outstanding natural beauty. Generously proportioned studio room with French doors to large private balcony with large tree growing through it. Spiral staircase to downstairs kitchenette and shower room. Access to beautiful shared garden which backs onto open fields. Sleeps 2 very comfortably. Self catering. It's on a tiny little lane with trees meeting over the road in places. There are lots of public footpaths including one that goes through next door's land and down through fields to the woods. Treetops is an ideal retreat or lovenest - it's wonderful space for getting away from it all and right into the countryside; to relax and enjoy the beauty of nature; to heal, create music or art or to study. It's very much a cosy country property rather than a stylish hotel setting but it's nicely and very comfortably furnished in rustic style. Horses clop along the lane outside and birdsong fills the air. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at weekends. There's a deck with a shared hot tub and a patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Treetops has undergone major renovations recently, including a new balcony made of local Sussex oak by local craftsmen in the traditional Sussex style. The bathroom now has a new white suite with much bigger shower and a heated towel rail. Upstairs it has new carpet, curtains, rug, cushions, TV, mattress, pillows, linen, blinds, a power socket with USB points, a little dressing table with a mirror and hairdryer and a more romantic light above the bed. The kitchen has new quarry tiles on the floor, new worktops, sink, an integrated oven and glass hob and the washing machine, which has only been used 3 times in as many years, has been replaced with a dishwasher, which will hopefully get more use and make guests feel properly off-duty and relaxed! Speaking of additions to the garden to help people relax, the new hot tub spa is a wonderful place to wind down and de-stress. It's on a deck in the middle of the garden overlooking the fields and hills beyond for miles and it really is blissful. However, having read the instructions it's not suitable for children under 8 (for safety and hygiene reasons) and two new Shepherd Huts (Meadowsweet and Heartsease) have been built at the bottom of the garden for couples. To avoid disappointing people, especially children, and to ensure the shared facilities are not over-populated, the maximum number of guests allowed in Treetops is now 2 and they need to be adults. If you would like to book for a larger group of adults it is now possible to book Treetops, Heartsease and Meadowsweet at the same time. The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child. Reiki treatments can be arranged during your visit and other therapists can visit to offer Aromatherapy massage and Reflexology sessions. (Please note that prior notice is needed and that sometimes staff are not available due to other commitments). Although smoking is not allowed inside, it is permitted on the balcony.
    Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, pottery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

  • Idyllic getaway in a properly cosy barn conversion. The VHS player and selection of videos was a nice touch! The hot tub lovely on a freezing evening. The peace and quiet. Kitchen has all the equipment you need and you'll spend longer than you need to in the lovely shower. Just don't tell anyone cos we want to book again!

  • We had a lovely time staying here!! Despite storm Dennis making an appearance we still made the most of our time. Sam was an extremely helpful host and we didn’t feel like anything was too much trouble. We really enjoyed all the VHS tapes which kept us entertained during the storm and the hot tub was an added bonus! We are home feeling very relaxed (the bed is incredibly comfy) and would definitely stay again!

  • My boyfriend and I recently stayed at Treetops as a weekend getaway from the city and it was absolutely perfect. Sam was a lovely host, the space is beautiful and cosy. The place is a short walk to the village, and a short drive to other great local visits (long country walks, castles and lots of pubs). We especially enjoyed the hot tub to relax after a long walk! Highly recommend booking to stay with Sam :)

    This elegant self-contained Edwardian wing of the main house is particularly suitable for families. It features a large fireplace with wood-burning stove, large comfortable sofas and a private garden. The accommodation includes a double bedroom featuring 2 beds together which can be pulled apart, a double let-down bed in a corner of the large living room and 2 single divans to one side of the dining area. Perfectly situated for events at Charleston, Glyndebourne, Firle, Lewes & Eastbourne, as well as the Seven Sisters, the Downs & the sea. All linen, towels and cleaning are included.
    Pekes Wing is part of our 'Distinctly Different' Pekes private estate, centred on its ancient Tudor Manor House, and including other picturesque buildings like the old double-Oast House. Guests in the Wing can enjoy facilities such as the heated indoor Swimming Pool and Tennis Court, and stroll around and enjoy the extensive gardens and parkland. The Pekes estate, well away from any road, is set deeply into the very quiet and peaceful Sussex Weald farm lands (organic - no sprays), and has beautiful views across ancient unspoiled countryside. Beyond that there is the stunning coastline, the seaside towns, historic places like Battle and great houses and gardens. For children there are two nearby exciting adventure venues, as well as farms to visit, etc. East Sussex has great charm, and Pekes is very much part of that. The Wing adjoins but is separate from the Manor house; if both houses are taken the connecting door can be opened. It is very peaceful and snug, and has a charming 'column garden' to sit out in.
    The immediate neighborhood of Pekes is the Sussex Weald with its numerous footpaths and lanes running through ancient farmland and many little woods. Just a few miles away is the South Downs National Park, incorporating the stunning Seven Sisters chalk cliffs, wonderful sheep-grazed downland, lovely natural beaches, charming villages and some lovely houses - all of which has inspired artists and writers for nearly 200 years. The seaside towns of Eastbourne and Brighton are not far off, and it's a short drive to historic Battle, and the fateful events of 1066.

The setting is what makes the stay so enjoyable. Rolling fields, and perfect tranquility. Our wedding guests stayed in all of the properties and loved their experiences.   • Having just returned from a weekend with a couple of girls friends in The Wing we are in awe of what a fabulous place Pekes is. The perfect place to unwind and get away from it all, leaving the stresses of family life and work behind. We loved the fabulous architecture, period furniture and artefacts that filled our home-from-home. As we sat in the hot-tub and then swam in the pool surrounded by lush foliage and mosaics we had to keep pinching ourselves to check it was real. Next time we'll be sure to make use of the sauna too. The Wing contained everything we needed for the weekend - milk was in the fridge on arrival and there were enough logs in basket to enable us to have a roaring fire on the first night. Kildare checked in on us the next morning to see if everything was alright and brought us more logs for a reasonable cost. Pekes really is a hidden gem of a place. We promise to return as soon as the opportunity arises.

  • Our family really enjoyed the week we spent in the Wing at Pekes. It was very spacious for the five of us. It was a bit cold, but we turned the heating up and the beds and duves were very warm and comfy so we weren’t cold at night at all. The kids loved the heated pool. The location was perfect for us, quick drive away from the seaside. Also we went for walks in the local area and had very nice Sunday lunch in the local pub, The Gun . We had a great holiday all together.

  • The Pekes is a gem of a place in the Sussex countryside, and the grounds are absolutely beautiful, especially the swimming pool nestled inside a magical greenhouse. We had some confusion with guests staying in the main house next door to the Wing, which wasn't great, but Kildare and his team were very responsive, and his staff even gave us a lift to the station the following morning rather than letting us book a taxi. The team was keen to know that we were comfortable and happy, and that makes us want to return.

  • A lovely warm cosy annex on a working farm. The horses were our neighbours! Great weekend getaway for my husband and I. Sue was very helpful and a lovely host. The kitchenette has the essentials but no cafetière if you prefer ground coffee to instant. There is also no sharp knife or scissors. There are glasses but no wine glasses. There is also a velux window with no blind so the light comes in early which can be a lovely way to wake up but if you are sensitive to light and hoping for a lie in good to be aware of that. Overall a great escape to the country and excellent value!

    28 Golden Cross Park is a chalet bungalow park home built in 2015 on a 20ft x 30ft plot. Open plan living/kitchen area, 2 double bedrooms, bathroom with bath and shower. Mains gas central heating, own parking space. The park is a secure gated community with cctv, resident caretaker and site manager. Open all year. Across the road is a 24 hour BP petrol station with groceries and provisions and LPG (Autogas).
    There are numerous attractions within 20 miles to suit all ages. Brighton 18 miles. England's premier seaside resort. Eastbourne 10 miles . Major resort with theatres and the usual attractions. Lewes 9 miles. Historic county town of East Sussex on the picturesque River Ouse. The famous Harvey's Brewery is situated here. Tunbridge Wells 22 miles. Famous spa town with modern Victoria Place Shopping Mall and quaint Pantiles. Glyndebourne 7 miles. World famous opera house. East Sussex National Golf Club, Hotel and resort. 6 miles up the A22. Knockhatch Adventure Park and ski and snowboard centre. 5 miles down the A22. Drusillas Park and Zoo near Alfriston. 7 miles. Arlington Reservoir. 6 miles. Arlington Stadium. Banger racing. 6 miles down the A22. South Downs National Park. Blackberry Farm Park. Fun day out for the kids. 2 miles away up the A22 road.
    Golden Cross is in the heart of the English countryside. It is on a main road (A22 London - Eastbourne road) which gives easy access to many local attractions.

  • Very nice lodge, deally placed for reaching many of the tourist attractions in the area. Mike was very helpful and communication was very good. Slight down side is the proximity to the main road which can be heard at certain times and car doors being slammed at night. Lodge is nicely equipped and can be kept toasty warm though we really missed having hooks for outdoor clothing in the hall. Overall enjoyed our stay, feels very safe with the electric gate. Parking space is a little on the small side if you have a very big car.

    I live in a cul-de-sac in a detached house which I'm told is comfortable, with ample space on the drive for 2 cars if necessary. I charge from £30 per room per night,(not £30 for the whole house) we are well served for buses, etc here and Close to local amenities, 7miles from Eastbourne, and 20miles from Brighton. I am retired but enjoy friends and social events, My hobbies include carpentry, gardening, some t.v (films and documentaries) I do not have any pets but keep some chickens for eggs.
    I have three bedrooms to offer, all rooms can sleep two people,(three in an emergency), two rooms have a large double bed, and one has two singles. I also have an air bed which can be used for children if necessary. All the rooms are comfortable (I'm told).
    This (Hailsham) is a small English market town, close to the South coast, near to Eastbourne and Brighton, and Hastings, and the South Downs. There are many historic sites/ Castles, houses and Lovely gardens, etc and places of interest in the nearby areas. I am happy to take you to some of these places if you would like such as Great Dixter, Michelham Priory, Sissinghurst, etc.

    We are just outside the village of Herstmonceux which has a country pub serving food. There are also two Restaurants which serve French and Indian food. We are not far from Herstmonceux Castle and Observatory and Science centre and there are plenty of National Trust properties in the locality.

  • This is the perfect place for a secluded relaxing break. We have found our winter retreat, and have already booked to come again. The lodge is immaculate, and everything has been thought of. We used the kitchen to cook a lovely meal. Nice large bath with taps in the middle, and the bed is huge. Nice walks with our dog, who also enjoyed a weekend away, and easy access to local towns and shops.

  • This lodge was exceptional. For us it was all about the dog. The garden was fully enclosed so he was safe with a little dog gate in the fence so we could take him out on walks - the garden backed on to fields and woods - marvelous. The verandah where you could sit and enjoy the scenery. The layout of the Lodge which had everything we needed. The gorgeous Labrador Gus who was so happy to play with our dog. The friendliness and helpfulness of the hosts Lisa and Keith. The location. We actually didn't want to leave. Go there, you won't be disappointed.

    You have a beautiful double bedroom, king sized bed, ensuite bathroom, double shower, and towels, all on one floor exclusively to yourself. You also have free use of two bicyles, ( please request at time of booking ) on which you can explore the miles of stunning countryside biking paths known as the 'Cuckoo Trail', which start just 5 minutes ride away from the house. You are just 20 minutes drive from the beaches of the south coast and 30 minutes from the stunning white cliffs of Beachy Head. Within short driving distance you have castles, country houses, family attractions, great pubs and beautiful old seaside villages. This is a perfect place to base yourself for a weekend or a week in one of the prettiest and sunniest parts of the UK. We look forward to having you here. You have your own private top floor with bedroom, ensuite bathroom, hanging rails, wood floors, fresh linen, towels, chairs and LOTS of space. You have shared use of the kitchen by prior arrangement ( please request at the time of booking ) to prepare simple meals (we do advise against fatty fry-ups or using the grill/oven as these are sadly very hard to clean). It is wonderfully quiet at night, zero road noise, no people, just perfect silence, you will sleep well! We have a parking space by our car port outside the house, so bringing a car is easy. If you prefer to come without a car, then we are a 15 minute taxi ride from Polgate railway station. Polgate station is 1 hour 20 minutes from London Victoria station, or about 50 minutes from London Gatwick Airport. You are 20 minutes drive from the beaches and south coast.
    The area is extremely safe. There are around 300 new private homes set within a country park in the East Sussex countryside. It is wonderfully quiet at night, minimal road noise.

    Wheat cottage is located in a rural hamlet in a converted old granary store in a quiet location in relaxing surroundings , but close to many attractions and located by many footpaths, and popular cycle routes , and historic castles and houses close to hand. We have high spec interiors , and a carpark off road outside the cottage.
    The cottage includes a very large bedroom (super king, zip and link)and en suite bathroom upstairs. High vaulted ceilings give an airy feel to the property. Many beams run throughout the rooms , and at the front of the property is a dining and extra lounge area. To the rear is a court yard terrace, and to the front a small garden with table and chairs. Parking is off road and provides two car parking spaces . This property has been assessed independently as a four star accommodation , due to the well equipped kitchen and high cleaning standards This cottage is ideal for couples requiring a base in Sussex to explore the cost and inland. ( There is plenty of room in the bedroom for a cot or small bed too).We have it all here. You will need a car , as we are rural, and no buses pass by our lane. The lanes are tranquil, some horses pass by and cyclists, walkers, and the odd tractor!
    Quiet and rural , but within easy reach of the A22 and beyond! so many sights to see from Sussex to Kent and London is a short hop on the train.

Some lovely walks start near the cottage (e.g., across the wheat fields down to Chiddingly). This is a beautiful, inspiring and peaceful area. Given the ‘remoteness’ a car is very handy. Katie is a great host. Very kind and friendly. Everything was super easy and we found everything we needed. Our time flew by.

The area is attractive for visitors on holiday and convenient for business visitors wanting the delights of the countryside and yet to be in quick reach of the major towns of the area.

    Our guest Garden Room is a light and airy space separate from the main house, furnished in a simple uncluttered style. It has it's own private entrance and garden area with seats. The nearest village Waldron, half a mile away, has a pub and Norman Church. Midway between the stunning coastal scenery of the South Downs National Park and the High Weald, ideally placed for a variety of Sussex and Kent attractions. Batemans, home of Rudyard Kipling, Battle and '1066 country' are a short drive away.
    The kitchenette allows guests to make hot drinks and eat bought in meals, it is not a full kitchen for meal preparation. It has a kettle, toaster, and fridge. The bathroom has a shower over bath, toilet, and basin.
    Our house is on a quiet rural lane overlooking woods and fields. Heathfield, the nearest town, has a good range of shops and a regular market. There are plenty of National Paths and Cycle routes through the local area. We can provide covered storage for bicycles, and there are local guides and maps for reference. Beachy Head and the Seven Sisters are about 15 miles south. The Spa town of Tunbridge Wells is 15 miles north.

    Cuckoo Cottage is situated in the grounds of a elegant Manor House in East Sussex. Tastefully decorated all on one level. Open plan living/dining room with access to fully equipped kitchen.     Just up the road from this cottage is the Cuckoo trail (after which the cottage takes its name). This famous trail is 13mile (21km) surfaced path through the Sussex countryside, mostly traffic free and is a safe route for walkers and cyclists of all ages. We are 4 miles from Eastbourne which has a beautiful seafront, award winning beaches (Blue Flag) and many attractions for all the family to enjoy. The area was voted 'The Most Sunniest Place in Great Britain' and includes the largest seafront airshow - Airbourne and international tennis championships.     Gate Cottage is part of our 'Distinctly Different' Pekes Manor private estate, centred on its ancient Tudor Manor House, and including picturesque buildings like its old double-Oast House. Guests can enjoy facilities such as the heated indoor Swimming Pool and Tennis Court, and stroll around and enjoy the extensive gardens and parkland. The Pekes estate, well away from any road, is set deeply into the very quiet and peaceful Sussex Weald farm lands (organic - no sprays), and has beautiful views across ancient unspoiled countryside. Beyond that there is the stunning coastline, the seaside towns, historic places like Battle and great houses and gardens. For children there are two nearby exciting adventure venues, as well as farms to visit, etc. East Sussex has great charm, and Pekes is very much part of that. Gate Cottage is at the entrance of the estate, is very peaceful and has lovely views across the park and fields.

This is the ultimate country retreat, with local free range eggs for breakfast, plenty of walking routes around the South Downs to explore and a working fire place to snuggle beside in the colder months. Also extremely convenient if you are attending a wedding at Hawthbush farm, which is only a 20 minute walk away.     A beautiful, recently extended & renovated property with ample shared space, hot-tub (which runs in winter months) and secure out-building which can be used for bikes and walking gear. Located within 4 miles of South Downs Way and Eastbourne sea front. I've set bookings to enquiry first as I work from home and like to be here to greet you when you arrive. I tend to reply immediately if I'm at my desk or within an hour or two if not. I am very quiet but equally happy to chat and be sociable.
    The room includes a king-sized bed with a memory foam topper mattress, Smart TV, chest of drawers, hanging space, lamps and black-out curtains and blinds. The bathroom is immediately next door, and will be shared with our very clean and tidy housemate but it will be spotlessly clean for your visit. There are tea making facilities in the room, but you are welcome to come downstairs to the kitchen instead if you prefer. You're welcome to eat downstairs in the dining room too. If you're booking for longer stays, I'm happy to share cooking and food etc... we're very flexible here! ;-) Depending on your requirements, we can add breakfast / dinner for an additional fee as well as local pick-ups. Please ask me in your enquiry.
    There are plenty of shops locally, or we're 4 miles from the seafront of Eastbourne and there are loads of walking and cycling routes everywhere, including the 'locally famous' Cuckoo Trail. I'm happy to recommend other things to do during your visit if you're here socially.

    Converted granary cottage, located in the heart of Sussex within sight of the South Downs National Park. Close by is the village of Chiddingly, in the heart of the village lies a well known country pub called The Six Bells with a fantastic atmosphere and occasional live bands. Barley Cottage is a well equipped, self catering holiday home awarded a 4 gold star rosette. Down stairs is open plan with underfloor heating, a fully equipped kitchen with washing machine and dish washer, microwave, gas hob and electric oven. Upstairs comfortably sleeps 4 adults, with two bedrooms - one kingsize and one twin both with en suite bathrooms. The lounge area has a tv and dvd player combined and a feature electric wood burner. There is a sun room at the front of the cottage with additional seating overlooking the garden and dining area. To the front and rear of the property there are private outdoor seating areas .
    Barley cottage is situated in true English farming community. Various pubs and restaurants come highly recommended, including The Gun Inn, Gun Hill. The Star , Old Heathfield. The Star , Waldron. The Hurstwood, High Hurstwood and The Kings Head , East Hoathly.

  • Barley Cottage is the largest of three cottages owned and run by the award winning hospitality of Katie of Granary Cottages. We were fortunate to stay at Barley Cottage which was a self contained cottage with two bedrooms and ensuites bathroom upstairs and a lovely sun filled entrance foyer, dining, kitchen and sitting room. The space was very cosy and comfortable with adequate room for our family of four adults and one toddler. With central and underfloor heating, a fully equipped kitchen, we wanted for nothing else. The cottage was a clean and luxurious accommodation with wall to wall carpeting where appropriate. This well thought of cottage is a complete home and all one needs is to bring their suitcase thru the door. Katie was very responsive and helpful. She had installed a baby gate which was much appreciated. We would stay at Barley Cottage again in a heartbeat.

    Located in a glorious, peaceful rural setting in an Area of Outstanding Natural Beauty in the High Weald of East Sussex, our annex offers the perfect get-away for a relaxing, peaceful stay in beautiful countryside. Although situated in the depths of the countryside, we are only a 10 minute drive from the market town of Hailsham which has a good selection of shops and supermarkets (Waitrose, Tesco, Asda).
    The accommodation, also known as 'Badgers Rest' (we have lots of badgers living in the adjacent woods!) consists of a lovely spacious and light open-plan area with comfortable king size bed, sofa, TV and fold-away table and chairs. A hair dryer is also provided. The kitchen is small, but well equipped with fridge, ceramic hob, combination microwave/oven/grill, kettle, toaster, pots, pans and crockery and glasses. Tea, coffee (fresh and instant), sugar and milk are also provided. The bathroom consists of a bath and Aqualisa power shower which is over the bath and large electric heated towel rail. The annex is equipped with its own washing machine, iron and ironing board.
    Old Studdens is a Sussex farmhouse with origins dating back to the 16th Century. The house and annex are situated at the end of a small country lane, surrounded by beautiful woodlands and countryside so if you are looking for a peaceful, rural setting, this is it! There are beautiful country and woodland walks from the front door, or alternatively the South Downs National Park is only a short drive away. The local area has much to offer, whether it is exploring the historic town of Battle (10 miles away), relaxing on the seafront in Eastbourne (14 miles away), soaking up the atmosphere of the Lanes in Brighton (25 miles away) or just simply sampling the delights of one of the many excellent pubs in the local vicinity. We are also ideally situated for anyone attending Glyndebourne, which is only 14 miles away. We are delighted to offer any help or advice to our guests regarding the local area. Our aim is to make your stay both comfortable and memorable.

  • This home is lovely. On maps, seems longer from Herstmonceux than it actually is, I reached the village with shops and pubs in even less than a 30 mins walk. Also, the Castle has a pedestrian entrance (I suppose accessible when events are on) only 15-20 mins walk. There is not a lot around, so it is quite and relaxing. The back garden is nice and comfy. I was away all day during my stay, Jayne is very thoughtful and respectful of people. Loved it.

They were warm, welcoming and friendly from the moment we met them. It was like staying with friends for a few days. Their beautiful home is situated perfectly for visiting the surrounding areas such as Eastbourne, Brighton, Hastings, Alfriston, NT Clergy house and The Seven Sisters coastal walk which is stunning. The Brewers Arms and Bulls head pubs in the village are very welcoming too with lovely food. If you like Gin then a trip to Rathfinny vine yard to purchase their Seven Sisters Gin and walk the Rathfinny pathway is also a must.     Little Paddock is a completely private self contained annexe of our house, with its own ensuite facilities. Opening onto the garden, this large double room can comfortably sleep 2 adults. Set in a large garden with beautiful views of the tranquil Sussex countryside, we're also pet friendly. The hamlet of Muddles Green is a great base for trips to the South Downs National Park, Glyndebourne, Eastbourne and Brighton, not to mention great pubs and restaurants nearby, and our village shop/cafe.
    Free tea and coffee is provided, and the village shop and cafe is a 2 minute stroll for snacks, newspapers etc. Please feel free to use the gorgeous summerhouse in the garden.

    Heartsease is one of two extra-large (6m x 2.4m) Shepherds huts retreats at the bottom of the owner's beautiful rural garden, overlooking miles of rolling countryside. There's a super-comfortable kingsize bed, a kitchenette, a seating/dining area and a luxury shower room. It feels like you're in the fields but there's no long walk with luggage and all mod cons including excellent wifi. There's a little patio with a bistro set and recliners. Access to shared garden with BBQ and hot tub.
    Tucked away down a little lane with trees meeting over the top in places, 15 minutes walk from the charming Sussex village of Herstmonceux, nestle Heartsease and her sister hut Meadowsweet. Designed to be the perfect antidote to the stress of modern urban life without sacrificing any of its creature comforts or modern connectivity, they enjoy uninterrupted views across an area of outstanding natural beauty and still have very civilized bathroom arrangements, TVs, strong wifi and reception. Horses clop down the lane and the air is filled with bird song. At night you can hear owls. There is a farmer along the lane who has equipment in use and large vehicles during the week sometimes so it's more reliably peaceful at night and weekends. There's a private patio especially for you and a deck with a shared hot tub and a much larger shared patio with a built-in barbecue and seating which you are welcome to use. Should you require a bottle of chilled champagne on arrival this can be arranged with the owner. Newly built and finished to a high standard, the huts offer a level of comfort far beyond what might have been available to a shepherd in times gone by. Much bigger than a traditional hut, each has more than enough room for the king-size bed which has a 3000 pocket sprung mattress topped with memory foam, goose feather/down duvets and pillows, high quality linen, deliciously supersoft blankets and a sumptuous array of cushions to lounge on whilst you drink in the magnificent view. Heartsease is the furthest hut from the main house and the nearest to the fields behind the garden, which are often occupied by sheep or horses. The windows in the bed area are dual aspect and you can look out and feel like you're right in amongst the animals but actually you're a few feet the other side of the fence and a few yards from your car. There are fairy lights around the bed for night time and large bunkers with lids for your things at the end of the bed that can also be somewhere to put a cup or plate on if you're sitting there. Unlike some huts, our beds are normal height and fixed in position, so there is no need to rearrange anything before going to bed or climb to get there. There is ample room for suitcases underneath, as well as a bedside cupboard and hooks with proper wooden hangers by the door and hooks in the bathroom. Heartsease has a folding table and chairs in the main body of the hut and a wifi router with a LAN port next to the table ideal for laptops. Opposite is the kitchenette, which has a small fridge, a sink and a small tabletop oven/grill with a two-ring stove on top. It's equipped with pans, crockery, cutlery, utensils and basics such as cling film, foil, kitchen roll, washing up liquid, olive oil, mustard, mayonnaise, ketchup and seasoning. It's also got tea, coffee, sugar, herbal teas, a kettle and a cafetiere. There's a flat screen TV with Freeview which can be angled towards the dining area or the bed. Opposite the door there's a rocking chair ideal for admiring the view through the door/reading/strumming an instrument/snoozing by the little electric flame-effect stove which provides a warm glow and variable heat in winter as well as cool air in summer. The hut also has an oil-filled radiator by the foot of the bed which can be left on all the time in winter, making it much nicer, cleaner, quieter and safer to sleep in than having a real fire or fan heater running all night whilst ensuring you'll wake up warm and cosy. The huts are very thoroughly insulated to keep them warm in winter and cool in summer. To the left of the front door is an ensuite shower room with big fluffy towels, soap and shower gel/shampoo. Because the huts are elevated off the ground and pointed towards the fields, you can see the beautiful view but nobody can see you, so you have a loo with a view :) Outside Heartsease there's a little private patio and an area of garden which is secluded from the rest by the hut and has been recently landscaped and laid to turf and borders with a lot of flowering shrubs and bulbs. The view is really spectacular - the owner's favourite spot on the property - and because of the angle of the hut, something of a secret garden. There is a folding metal bistro set which can be set up on the patio or two zero gravity recliners which can be stored under the huts or left out as required. There's a stepping stone path leading past the other hut, Meadowsweet (which you can't see from inside Heartease and can't see into your hut) across to the bigger communal patio with dining furniture and built in BBQ and campfire area. Beyond this is a garden gate to the driveway and a building housing the owner's art/healing room and above, Treetops, a very successful holiday home with a treehouse balcony. To the right of Treetops, across the garden is a shared deck with a hot tub which is fully heated and available all year round and, like the rest of the garden, looks out directly onto the countryside. It really is bliss! Behind that is the main house and owner's lawn and veg plot which is not fenced off for aesthetic reasons but guests are asked not to go beyond the hot tub deck. If you'd like to use the hot tub, please shower first - no makeup/lotions/food/drink/smoking (it's inflatable) and please don't go in if you're ill/alone/drunk/pregnant/there's a storm/it's already occupied (unless you know each other and have agreed) or after midnight/before 9am (so as not to disturb one another - if one party books all three properties they can use it together whenever they like). Max 30 mins per go (for health and safety reasons as well as because it's shared and to preserve the motor). The owner is a music teacher and 2nd degree Reiki practitioner who lives in the main house with one child. Reiki treatments can be arranged during your visit and other therapists can visit to offer Aromatherapy massage and Reflexology sessions. (Please note that prior notice is needed and that sometimes staff are not available due to other commitments). Have a lovely time!
    Herstmonceux is a lovely little Sussex village with a pub (the Brewers Arms), a wonderful French brasserie (The Sundial), a fish and chip shop that also does very good burgers, chicken, halloumi and pies (The Willows) and a really good Indian restaurant (Eastern Promise). We've got two convenience stores and a few other shops. It's about 15 mins walk to the village from Treetops. If you don't mind driving or longer walks, there are plenty of good pubs that serve excellent food within easy reach. The Merrie Harriers in Cowbeech is about a mile a half away and it's a favourite amongst locals - a very traditional pub with beams and ingelnook fireplaces, good food and beer and a lovely garden. The White Horse in Bodle Street is at the other end of the lane and does good pub food and has a nice atmosphere. The Bull's Head in Boreham Street (about a mile and a half) have a beautiful garden and do great food including excellent home made pies. The Lamb in Wartling (near the castle) is similar but more gourmet (and pricier) and the Giant's Rest (by the Long Man) is also very good after a walk through the countryside. Tucked away in historically rich 1066 country it is ideally located for walking, horse riding, cycling and painting. For nature lovers there is an abundance of local bird life and the nearby marshes and levels on the way to the beach at Pevensey (15 minutes by car), where there's another castle. 5 mins from the South Downs National Park it is within easy reach of Eastbourne, Tunbridge Wells, Hastings, Brighton, Ashdown (Pooh Bear) Forest and Forest Row Country Park. There is fishing at the local trout farm, golf, tennis, falconry, archery, the windmill at Windmill Hill, and of course, Herstmonceux Castle and the Science Centre and Observatory. You can go sailing, windsurfing, canoeing and paddleboarding from Eastbourne or Cuckmere and you can make pottery in nearby Burwash. Flying experiences/lessons can also be booked locally. Other nearby attractions include Bateman's (Rudyard Kipling's house), the Bluebell Railway, Sheffield Park, Michelham Priory, Standen House in East Grinstead (a treasure trove for lovers of the Arts and Crafts movement), Great Dixter House and Gardens in Northiam, Scotney Castle Garden in Lamberhurst, the White Horse at Alfriston and Long Man at Wilmington.

    Detached chalet bungalow in the heart of rural Sussex. Guests have the whole chalet to themselves. There is a parking space for one car. This is an ideal location for exploring Sussex. The seaside resorts of Brighton and Eastbourne are each 45 mins away, the historic county town of Lewes is nearer, and for shopping, the market towns of Uckfield (8 miles) and Hailsham (5 miles) are very close. Drusillas, Knockhatch, and Arlington Stadium are minutes away.
    Golden Cross Park is a secure gated site with 29 chalets. There is a resident caretaker, and the site is protected by cctv. Across the road is a 24/7 BP petrol station with grocery store.
    There are numerous attractions within easy driving distance (a list, which is far from comprehensive, is included in the photographs in the listing). Across the road is a 24hour BP petrol station with "Londis" grocery store. This would be an ideal "bolthole" for a person or a couple wanting to "self isolate" it is a self contained lodge on a secure gated site. Guests have the whole lodge to themselves.

    Oat cottage has recently been finished , and tastefully decorated into a stunning holiday let. sleeps 3 comfortably , although there is space in bedroom 2 for a put you up bed if required for a little extra. The kitchen is well equipped with a microwave fridge separate freezer and a dishwasher and washing machine. Large front garden is ideal for warm summer nights , and the location is rural , quiet , yet close to some fantastic sight seeing areas

  • A fantastic location... quiet and remote enough to get the full English country cottage experience, whilst close enough to major routes to enable you to get out and explore. The cottage was immaculate, with wonderful welcoming touches and everything you could possibly need for a relaxing stay. Be sure to seek out the public footpath just a stone’s throw from the cottage, which makes for a beautiful walk through the countryside and around the little lanes nearby. A perfect start to the day. We will definitely be looking to stay again.

  • Oat cottage is absolutely charming, very clean, well equipped and in a great location. It is a very peaceful and relaxing place to stay, and private from the other cottages in the complex. Having an en-suite bathroom to both bedrooms was a huge bonus. We were blessed with great weather, and it was lovely to have a garden to eat some of our meals in. There is plenty to do within a 30 minute car drive, and the local walks are lovely - we would definitely recommend the highlighted one in the map provided in the cottage.   • Beautifully secluded quiet country location, yet close enough to the tourist parts of the south coast to be able to visit multiple places in a day. Local pub serves good basic hearty food and the walk is worth it through the fields. Cottage is well equipped and modern. Two ensuite bedrooms make a family holiday much easier. We will be back.
