Places to stay in Goshen

Places to stay in Goshen
I live on a country dirt road in a 100+ year old New Hampshire farm house less than 5 miles from Mt Sunapee skiing and state beach. My guest accommodations feature a large private bedroom, private bath, and long private covered porch complete with rocking chairs. Guest quarts are separated from main house by shared entry with locking doors to each. Features a lovely view of the back side of Mt Sunapee, with nature pond and animals. Well-behaved and housebroken dogs on leash are considered.
The guest room has a large recliner that reclines almost flat and can serve as another bed in a pinch or watch TV/read near the lovely electric stove for extra heating in the winter. The large en-suite bathroom includes a large handicap accessible shower with seat. Need to do some work? We have a small work space as well as coffee, tea, and small fridge to keep you going! But don't forget to enjoy your time at Meadowsweet Farm, so make sure to use the private porch and take in the country air and watch the goats play.
I live in the rural small town community of Goshen, New Hampshire, population of 801, on a town maintained dirt road just off a tar road that locals call "the highway". It is in reality a winding road with homes dotted along it, leading to route 103 which directly runs to the Mt Sunapee Ski Resort and state beach. I am less than 5 miles from Sunapee Lake and another few miles from Sunapee Harbor. There are local restaurants, stores, quaint tourist attractions, and Sunapee Lake tours.
  • This was an ideal AirBnB experience. Heidi was available as needed but also respected our space and privacy. The room is very comfortable with a smart TV and space heater in addition to the Keurig stocked with coffee and tea which was so nice to have in the morning. And it was a joy to watch the goats out the window! We only stayed one night but it is definitely somewhere we want to return to! The location is fantastic for winter and summer activities in Mount Sunapee area.

  • We loved our stay at Heidi’s farm. The room / suite is super cozy and has all the amenities you need. We enjoyed relaxing on the porch overlooking the property after our ski day. Heidi was thoughtful and easy to communicate with. Well located to mount sunapee. Thank you Heidi, we hope to be back!

  • There's nothing to hide with this place. The pictures of the surrounding area and space look beautiful because the space IS beautiful. I came up to ski and this room was a blessing to come back to after an exhausting day. The bed was incredibly comfortable and the coffee/tea station was a very thoughtful touch. Accommodations aside, Heidi was incredibly responsive and even offered to take us down to the barn to see the goats after we expressed interest. Would absolutely recommend this spot to anyone interested in exploring the area.

    Jacob2020-01-20T00:00:00Z
  • Great value for a relaxing stay. You can simply go about your business or say hello to Heidi at any time as she is easily available, delightful to talk with and super friendly.

  • This was a perfect space for a weekend up at Sunapee. Heidi was always quick with communication and check-in was very easy. The room was very comfortable and clean, and it included all of the amenities I could possibly need. The area was quiet and a very quick drive to Mount Sunapee. Overall I highly recommend this room and this host!

  • Kayla was prompt in her responses and a kind host. Even trying to help find us transportation to a wedding on Mt. Sunapee. The room was perfect for what we needed, with the added bonus of a comfy king sized bed! We did not use it but the kitchen space was great as well, with coffee, some breakfast snacks and fruit and a quaint seating area. Would definitely stay here again!

  • The bed was extremely comfortable, the area was quiet, the shared spaces were rustic and very inviting. A beautiful old inn with modern renovations!

  • Cameron is an excellent host, going above and beyond to to make my stay comfortable, easy, and welcoming. The Mountain View Room is quiet, has a great bed, and exceeded my expectations. The location is isolated in a great way, but it is also convenient to getting around to the places I visited during the day. You will be happy if this sounds good to you, and Cameron's attentiveness and kindness are outstanding.

    Will2019-09-29T00:00:00Z
  • A dream for any camper on the road looking for a quaint, quiet stay! We pitched our tent right alongside a small garden, fire pit, and an apple tree. Dennis offers an outdoor shower and sink as well as the cleanest and freshest outdoor toilet I’ve ever encountered! Access to some of the amenities inside the guesthouse make this such an outstanding value. Be sure to check the rich history of the town of Acworth as well as the house itself! Would stay here again anytime!

    Nicole2019-09-01T00:00:00Z
  • We could not have been more pleased with this space! The gardens and yard are so beautiful and Dennis was amazingly kind---hospitality through the roof! He went out of his way many times to make sure we were comfortable, above and beyond what we expected for just camping out back of a guesthouse. This place is such a treat, don't miss staying here!!

  • Visited twice, love this quiet guest house close to all local amenities. Cute details and warm, homey atmosphere.

    Katy2020-01-26T00:00:00Z
  • Really, really clean rooms from bedroom to shower!!! Every necessity you could think of is stocked (towels, makeup remover! shampoo, body wash, hair dryer, etc) Was pleasantly surprised by very thoughtful touches like Emergen-C in the breakfast area (I was starting to catch a cold but this saved me!!!) Charming country style decor mixing historic with a some modern materials (wooden floors in our room were brand new!) Great value for the quality! Would stay here again in a heartbeat!

    Ksenia2019-10-14T00:00:00Z
  • This listing is pretty much exactly what you see in terms of the room. It is larger than I thought it would be, as the beds look rather close in the picture. There is a private bath with a shower, with shampoo and soap (but no conditioner, which was much needed). I wish the listing had more photos of the inn, as the downstairs is mostly all able to be accessed by guests and I was not aware of this prior to showing up. The Description of the kitchen is very underwhelming. There was technically no access to the kitchen itself, as stated in the listing, but the “kitchen experience” of still having fruits and cereals and coffee was better than expected,so this should be highlighted in the listing. Overall, I wasn’t expecting much from this experience based on the information provided, but It ended up being a very hospitable experience.

    Emily2019-09-29T00:00:00Z
  • The room was exactly how described. the house is beautiful and even though there are renovations, you wouldnt even know it.

    Brianna2019-09-02T00:00:00Z
  • Private spot on a quiet country road. We saw a deer browsing five feet from our bedroom window one morning.

    Kevin2019-06-13T00:00:00Z
  • We stayed in this house for an one night crash last Saturday for ski trip. The house is way better than I expected, based on the price. Wish we could spend more time inside the house. Host is very friendly and efficient in communication. Check in/out was super easy. Five star.

    Leilei2019-03-31T00:00:00Z
  • We had a fantastic overnight stay at Brook Road Inn. The room was cozy, clean and as described. The inn’s common areas were clean and cozy as well. Check in and out was easy and internet and phone connection worked well for us. We had a comfy bed and We loved the quality of towels they provided us with. It was convenient drive from Mt. Sunapee and We will definitely be back the next time we take a snowboarding weekend.

  • Cheryl’s cozy home was the perfect place for our group to stay in! It was close to stores/coffee shops and not too far off of the highway. Check in was easy along with check out, and we enjoyed every inch of the house! The two bathrooms were very convenient along with the basement living room with a large sectional that fit 5 comfortably. We would love to visit Sunapee again and stay in Cheryl’s beautiful home!

  • We had a great stay at Rene's Airbnb! It was very clean and comfortable, and so cozy for our weekend away. It's convenient to Mt. Sunapee and walking distance to a number of restaurants in Sunapee. We were there in the winter and it was nice and warm, especially with the extra heating stove on in the kitchen. Rene was super responsive to any questions we had, and provided recommendations for the area. We hope to be back!

  • Loved this little apartment for our family of 4. Plenty of room to spread out. Quick drive to Mt Sunapee for our ski weekend. Great location- if you don’t feel like cooking the gas station/convenience store with essentials &dunkin at the corner few houses down, the wildwood Smokehouse (and covered bridge up the hill), and the harbor not too far off though some spots are closed for the winter. Kitchen is well equipped and cozy with the stove. Beds are comfy, bathroom spotless. I almost don’t want to write this review and have this place booked up for our next trip!

In the heart of Sunapee Harbor is “Topside”, a charming suite for guests who want to engage in the active Sunapee life. Topside is perfect for 2 people and cozy for 4. An efficient use of space offers a queen sized bed, pull out love seat couch(fourth sleeping area is a single-sized air mattress), kitchenette stocked with snacks and basic cooking needs, private bathroom, Wi-Fi, Smart TV, board games, and your own tree-top deck. Very clean, stylish, and comfortable!
Topside is a CLEAN space - after each guest stay we thoroughly wash and sanitize all linens, towels and surfaces to protect our in-coming guests. Your health is important to us!! During your time at Topside, we provide an activities guide for some ideas of "what to do" in the region. In the summer, enjoy a 2 minute stroll to the harbor and taste from the award-winning seasonal restaurants, while sitting on the town patio watching boats come and go. Walk or drive the 1 mile to private Dewey Beach for swimming and all forms of small boating. Or, bring your own boat to launch right in the harbor and park your trailer in our convenient driveway! For hikers, trail runners, or bikers, over 100 miles of a trail network system starts right out our driveway. In the winter, a 10 minute drive brings you to one of the most guest-centered ski mountains in New England. The “We Are Sunapee” experience excels in offering ski and riding instruction at The Learning Center. There are trails for all levels of skiers or riders, with excellent ski lodge accommodations.
We bought our home in Sunapee Harbor in the fall of 2017, envisioning sharing our “Common Cottage” and grounds with family, friends, and guests. The house was built in the early 1900s as a ship captain’s home for one of the captains of the steamers which brought early vacationers from the southern end of the lake to Sunapee Harbor. We imagine the guests on those steamers setting foot on the harbor dock and breathing in the fresh clean air, hearing the lapping of the pristine water, and feeling the sun on their backs. We also imagine our house captain smiling at the joy his venture brought to harbor guests. Wanting to carry that heritage forward, the heart of Common Cottage is to provide a place for people to engage in meaningful experiences.
  • Wonderful apartment and great location for Lake Sunapee and skiing at Mt Sunapee.

  • A fantastic Airbnb property! Lisa and Peter are terrific, thoughtful hosts. Check-in/out simple and communication was clear and timely. Spotlessly clean, stylish, every comfort and detail considered. Location to local ski/snowboard resorts can't be beat. Had a great overnight stay and would do so again without hesitation.

    Gary2020-02-26T00:00:00Z
  • Topside is super clean, cozy and has all of the amenities you will need! Lisa supplied a lot of snacks and information for surrounding things to do and see. She replied quickly to any messages and made us feel at home! Highly recommend and will be staying there again in the near future!!

    Matthew2020-02-23T00:00:00Z
  • Perfect spot during my snowboarding trip. Incredibly clean and organized. Breakfast basics stocked in the fridge, comfortable setting, cozy comfortable apartment. Small touches like travel sized toiletries in case you forgot something and phone chargers. Wonderful Airbnb can’t wait to stay here again.

    Andrew2020-02-18T00:00:00Z
  • My son and I decided to stay here since we had an early morning arrival at Mount Sunapee for a ski race. The convenient location was what we were looking for, but we would definitely return for an even longer stay since it was a wonderful and comfortable place to stay. Lisa was great to communicate with, her check-in instructions and driving details made our arrival very simple, even at night. The studio apartment has everything you need, and the small kitchen was perfect for us to make a quick breakfast before leaving. We did not meet the hosts, but plenty of information is left for the guests to get to know the Sunapee area.

    Kristin2020-02-16T00:00:00Z
  • Lisa is an amazing host who put a lot of thought into the space. My partner and I had a wonderful time, and would definitely go back!

    Liz2020-02-15T00:00:00Z
  • You will be delightfully surprised by the nice touches that Lisa puts into this rental. We thoroughly enjoyed staying at Topside.

  • Just about the best airbnb I've stayed at, home away from home. The big things: Very tidy and clean, no musty hotel smells Well stocked with bedding and toiletries Simple guidelines, reasonable asks Lisa is clearly a very thoughtful host. The little things: White noise machine, heat, and lights on when you walk in Snacks, coffee, and a few items in the fridge for you as a headstart before getting anything yourself Binder with details, info on some restaurants in the area Would look forward to booking again for a solo/small trip

  • This is a great 1BR apartment located only a few minutes from Sunapee. We stayed during a big snowstorm, and Steve got up early to snowblow the driveway so we could get out and ski early. Having the bedroom upstairs away from the common area and kitchen was also a plus. Overall a great value and will definitely look to stay here again!

  • A true gem of a place! Linda and Peder were incredible hosts with fantastic tips about local events and they gave us such a warm welcome to their beautiful and spacious home which had every amenity. We would absolutely recommend their place to anyone looking to get away and enjoy NH and the surrounding areas. We skied Pats Peek (about 25-30 min away-a beautiful and easy drive!) both days we were there and it was awesome! Thank you so much for such a wonderful weekend!!

Recently renovated apartment in historic house in the middle of charming Sunapee. Minutes to skiing in winter (deck view of Mt Sunapee) and state park beach in summer, walking distance to harbor. Very quiet, end of street surrounded by woods! Hear summer concerts in the park from the deck. 40 minutes' drive from Concord, Hanover; 30 from Claremont, 60 from Manchester airport. Looking for guests who will respect the property and other tenants. We prefer not to have children under ten years old.
Cozy finished attic apartment in 100 year-old three-family house. One bedroom with king bed, chair in living space folds down into a cot/bed. The couch can also convert into a bed.
Beautiful, quiet, private location with easy access to the best of the Sunapee area. Great location for short-term tenants working or in school anywhere from Hanover to Concord.
  • A nice little place with a good view of the river and hills, quiet but not far from plenty of things to do and good places to eat. The apartment was sparklingly clean and we'll furnished.

  • Rudi has obviously put a lot of thought and love in designing this home, and we had an amazing getaway weekend. Rudi and Jen are kind, worldly, and open minded—we could not ask for better hosts! The sky room with rainfall shower and king bed was a comfortable and quiet retreat after a long day on the slopes. The hot breakfast Rudi personally cooked was packed with freshly squeezed OJ, coffee, bacon, sausage, egg, tomates, toast, and more! We will for sure be back!

    Phuong2020-03-15T00:00:00Z
  • Outstanding location for skiing at Mt. Sunapee or going to the lake. Quaint & comfortable room with private bathroom. The breakfast and hospitality in general is unmatched. Highly recommend!!

    Emma2020-02-16T00:00:00Z
  • Rudi was by far one of the most worldy and at once most informative and comforting person which i have come across in a very long time. He has spent an exceptional amount of time and care regarding the experience he provided for us during our stay.. For breakfast he even dressed up in a full chef decorum, was charming and engaging...and all around warm accepting person..

    Nick2020-02-13T00:00:00Z
  • Nicely decorated room, lovely home. We had a great stay with Rudi and Jen!

    Tia2020-02-02T00:00:00Z
  • My fiance and I stayed here to ski at Mt. Sunapee and chose Rudis listing for convenient location. The location is incredibly convenient! It is right across - walkable- from a ski rental spot and fun restaurant/bar and a 2 minute drive away from the slopes. But our experience was so much greater than the location. Rudi and Jennifer were incredible hosts! Very kind, helpful, and welcoming. The room was spotless and very comfortable. There were amenities - infrared sauna, salt room - that we used to unwind after a day on the slopes. Resident chef Rudi even makes you a wonderful breakfast every morning. I highly recommend Rudi and the Aqua Inn - if we ever come back to Mt Sunapee or surrounding area, we are certainly staying here! Special mention to the incredible shower in the skyroom - therapeutic and better than most hotels I've stayed at.

    John2020-01-01T00:00:00Z
  • This was one of our favorite AirBnB experiences! Rudi and Jen were a blast and really made our stay special. Rudi turned into our private chef for breakfast every morning and wow he did not disappoint! They have lots of services to offer and great conversation. Clean, beautiful place right by Mt Sunapee and the lake. Lots of nice touches like the warm fire place, rain shower, hot tub, and more! Ski shop and Irish pub right across the street too. Couldn't have asked for more pleasant hosts. We will be back!

    Samantha2019-12-29T00:00:00Z
  • Rudi and Jen were fantastic hosts. Rudi told us from the beginning he wanted to offer something different, and that it was. Breakfast was great, and at our leisure. The space was beautiful, with great spa amenities. Rudi and Jen even left us chocolate and other snacks when we got back from a day of skiing. Rudi and Jen have very interesting stories to share as well. I would definitely recommend staying here.

  • As much as I would love to write a terrible review so that there would be more availability for me in the future, I absolutely cannot. This was the most amazing place to stay, perfect for a small family or even a larger one! Michael's thoughtfulness was amazing and the house itself is a great space. Clean, quiet, everything you could need was already there. We will definitely be staying there in the future!

  • My family was looking for a place to stay during a weekend visit to Colby Sawyer College. This included my 92 year old father in law. The house was perfect, a bedroom and bathroom downstairs for grandpa and two comfy bedrooms upstairs for the rest of us We spent a lot of time in the kitchen which was spacious and well stocked Micheal seemed to think of everything we could need or want Wonderful family room and TV to watch movies and play games or just read a book in the living room The porch was lovely overlooking a stream We would definitely come again. Straight shot to Colby Sawyer 19 miles away

  • Host was extremely responsive and communicative and the large well-appointed house and yard have great character.

    Carolyn2019-09-22T00:00:00Z
  • Tons of in and outdoors space, no neighbor in sight. Property is more than 6 acres. The house has tons of living space and beautiful nature view with the stream out the kitchen and master bedroom windows. The back patio sits just a few feet above the stream. There are 2 living rooms and 3 dining areas. Very friendly for families with young kids. Great places to go nearby and local shopping is close by- should you need it. All amenities were available and plentiful.

  • Nestled by a scenic but calm river, this Airbnb locale has all the homey touches - coffee, towels, shower space, beds. If you are seeking a comfortable and spacious place to put your feet up, this is it. Close enough to area attractions (Mount Sunapee, Newbury Harbor) but with a scenic backyard, it was a good value for our group of 3 adults and a 10-year-old.

    Eileen2019-07-14T00:00:00Z
  • Really enjoyed this house! Very spacious and clean with great indoor-outdoor living. The house is older and has a couple quirks but overall was a great stay. Michael provided us with anything and everything we could have needed (bug spray, K-cups, clothing steamer, etc.) and was super helpful with recommendations of restaurants in the area. Most attractions/restaurants are about 10-15 minutes away but we found some good spots. Overall, great spot!

    Chandler2019-07-07T00:00:00Z
  • We had a fantastic time staying at Michael’s place for a weekend ski trip and had a fantastic time. The house is the perfect NH getaway - I can’t wait to bring the entire family next time. The pictures don’t do it justice!

  • This studio apartment was absolutely perfect! Such a cozy, warm place to stay; very close to Mount Sunapee, so it’s perfect place to stay for a ski weekend. The place was very clean and had everything we could possibly need, and Vinny was available for anything else. Would highly recommend staying here!

    Matthew2020-02-09T00:00:00Z
  • I booked this place so I could ski at Mt. Sunapee for a few days. It is run by a young, very nice family. The bed was very comfortable, an important thing for me as I am 71 years old and really like a good night's sleep.... which I got!!! It has a microwave and toaster oven, but no stove. This wasn't a problem for me as I didn't plan on cooking anything anyway. I'll be back!

    June2020-01-24T00:00:00Z
  • We had a lovely time staying at this apartment. This was the first time we were able to reserve an airbnb 10 minutes from the mountain we were skiing and it made it 100x easier. Many restaurants close by too! Comfy Bed, Warm Apartment on -degree days, and beers in the fridge; what more can you ask for?! Thank you for your hospitality Vinny, everything was wonderful!

    Jessica2020-01-18T00:00:00Z
  • Peaceful and serene. A quick ride away from the mountains as well.

The 30” charcoal grill is waiting for your inner grill master. A five-foot dining table with umbrella and four cushioned chairs offers another option for dining out. During summer months, guests may enjoy in-season fresh herbs like basil, thyme, oregano, and dill, and a variety of fruits and vegetables as they ripen in the complimentary guest garden.
Bradford is a quiet and quaint town centrally located to all the best area attractions.
  • Alecia’s cabin is magical! This is exactly what we sought; respite, recharge and reset from the noise of life. The cabin has everything needed for a perfect escape. Every attention to detail. This is by far, our best ABB experience

    Ann2020-03-21T00:00:00Z
  • Alecia was a wonderful host. From her endearing and warm welcome, to her ability to foresee that all our needs would be met, she had everything covered! The cabin was extremely clean. It was also very quaint with many personal touches and lovely antiques. Furthermore, it was well-stocked with many comforts - fluffy towels, comfy couch, cozy blankets, home made “welcome” cake and very comfortable beds! Her welcome book was informative and thorough and included places to visit and local restaurants and stores. I will be back to visit, hopefully during another season so I can enjoy what that time of year brings.

    Monique2020-03-06T00:00:00Z
  • I feel Alecia deserves to be called a Mega Superhost. She clearly loves people and providing them with an unforgettable stay at her cabin. I have never been so spoiled anywhere! She went out of her way to make celebrating our wedding anniversary even more special. The cabin itself is comfortable and adorable. It's hidden away in the mountains, private and secluded. (There is no cell service on the mountain, so download your maps ahead of time!) The trails in the area are gorgeous, most notably the Andrew Brook trail (be prepared for steep climbs but an amazing view). We would certainly love to return to this area an explore more, and of course the only place we would want to stay is Alecia's!

    Ashley2020-02-23T00:00:00Z
  • An amazing gem! You won’t be disappointed!

    John2020-02-18T00:00:00Z
  • Alecia’s place is wonderful! A group of friends and I wanted a relaxing weekend in a quant cabin and this was exactly that. Alecia went as far as making us freshly baked muffins and talking us through how to change the setting on the fireplace so that we were warm overnight when the temperatures dropped below zero. We were so cozy we didn’t even notice the temperature drop. Highly recommend this place.

    Christina2020-02-09T00:00:00Z
  • Cozy cabin with all the comforts of home. We enjoyed our escape to Bradford.

    Kem2020-02-07T00:00:00Z
  • Alecia's hospitality was unmatched. She met us upon arrival and gave a thorough tour including great suggestions for local dining and hiking. Every corner of the cabin was filled with homey touches. We loved the fireplace, lighting, comfy beds and cool stove. We hope to visit again.

    Jane2020-01-26T00:00:00Z
  • What more can I say than we hated to leave. A perfect spot to de stress and reconnect with each other! So many thoughtful touches! Cozy, charming, relaxing, quiet, romantic, we loved our stay in the cabin. Escapism at its best!

Welcome to 13 Hills! Set in the picturesque Monadnock region, our earth-sheltered home offers magnificent views, serenity, and comfort, With an open concept living/kitchen/dining/media area with a stone fireplace, an 1100 square foot terrace with firepit and year-round hot tub, this is not your usual B&B. Your room has a king-size memory foam bed, bureau, 42 inch TV, DVD & internet services, a full bath with tiled shower, and panoramic vistas. Full breakfasts of your choosing are our specialty!
Our 1800 square-foot home is earth-bermed, making it naturally warm in the winter and cooler in the summer. We have solar electric with battery back-up, so we always have electricity even if the grid is down for an extended time (and a gas generator as a back-up to that!). The house features a great room with a dining area, stone fireplace, living room, kitchen and media area. Your bedroom features a king-sized memory foam mattress, chair, bureau, night stands, lamps, clock radio, luggage stands, a 42 inch TV with Netflix, Amazon and Hulu, and a Blu Ray DVD. Open the curtains and you'll be treated to our wonderful view of Beryl Mt. and the hills beyond. A crib (and baby monitor) is available in the room across the hall, which is why the listing shows 1 bedroom but 2 beds. The full bathroom has a newly-tiled shower and blue-tooth speaker. Robes and slippers are in your closet for use to/from the hot tub, where swim suits are optional. Smoking is permitted in the enclosed porch and outside. Complimentary coffee and tea service is in your room for your convenience. The 1100 square foot terrace features a fire pit for nighttime enjoyment, chairs, picnic table, and 2 grills, one of which is vegetarian-only. Our treadmill, also with a 42" TV and streaming services, is available for use in the year-round greenhouse, next to your room. Our rescue dog, Hannah, is a mixed breed who loves attention, so if you don't like dogs, we're not the right place for you. To see the most recent video of our house search "Byll & Cheryl's Earth-Sheltered Home Update 2016" on YouTube. This search will also pull up all of the other construction videos and previous updates. For an aerial look at the house, search for "13 Hills - A Unique Earth-Sheltered Destination". We also have a pool room in our upper garage, which is available to guests. We host Tuesday night pool sessions for our friends, and you are welcome to join us. A dart board and darts are also in the pool room. Our house is surrounded by hills, so we have great sledding, cross country skiing and snow shoeing in the winter. Our main highway is a favorite of bicyclists, offering a 22 mile loop of primarily flat terrain paralleling the Cold River. Beryl Mountain offers good hiking and a variety of stones and crystals. Pitcher Mountain is just 20 minutes away and affords the closest panoramic views of the entire region. Mt. Monadnock, one of the most-climbed mountains in the world, is about an hour away. The major towns in the area - Keene, Claremont and Springfield, VT - are all about 25-30 minutes away. 13 Hills is registered with the State of New Hampshire as a Bed and Breakfast and our license number is 062015. We were recently awarded the highest customer satisfaction award by Booking.com. Visit our Facebook page - 13HillsBnB.
South Acworth is a quiet, off-the-beaten-track village that boasts a community-run country store that dates to 1865. Many local craftspeople and artisans have their wares available for purchase there, and the store stocks all the necessities and last-minute items. The Cold River runs through the town, and is bordered by hills on both sides, so we are often treated to fog views in the valley below us. Rt. 123A, which parallels the river for 11 miles, has been recently paved, making it a great bicycle route as it's fairly flat with just enough hills to make it interesting. Our community church features a recently renovated steeple and the town library, founded in 1891, houses an extensive stuffed bird collection. Beryl Mountain, of which we have a magnificent view, is the source of the beryls used in making the first atomic bomb and is a favorite with rock hounds. There is easy access in town to the vast NH snowmobile trail system, and we have great hills for sledding and cross-country skiing. There are 4 downhill skiing areas and 2 touring areas within an hour's drive, the closest being Mt. Sunapee, about 35 minutes away. Our own hills are perfect for easy sledding, snow-shoeing or cross country skiing. The nearest town of any size is Walpole, home of Ken Burns of PBS fame and a very good restaurant - The Restaurant at Burdick's. Keene, Claremont and Springfield are all about 25-30 minutes away and offer a wider array of shopping, dining and movies.
  • Hannah and Byll greeted us when we drove up and both of them were sweet all throughout our stay. The personalized parking spot was a nice touch. The bed is on the softer side. The view from the bedroom is spectacular and the personal bathroom is spacious and well-appointed. The room had everything we could think of needing closet, dresser, nightstands, alarm clocks, USB docking station, TV with Netflix and other options, local info, etc. We enjoyed our time in the hot tub and it was great to have use of house slippers, robes, and a flashlight! Byll's breakfasts were delicious and filling, and the use of home-grown ingredients was a treat! We highly recommend staying here!

  • This was the perfect place to stay for a relaxing weekend away. The house and property are beautiful, and they put so much thought into everything. The breakfasts were delicious. We loved that the food was grown by the hosts or came from local friends. They were kind and friendly. There was even a binder with important information about the place, local attractions and maps, and details on how to use the tv, WiFi, and hot tub. They were very accommodating for anything we needed and made us feel welcome. Hannah was an adorable addition to the stay, too.

  • This is a great place to see a constant view and get the peace the city doesn’t offer. Great people, great views, it was a home away from home. You will enjoy your time in the hot tub, watching tv, exploring the views around. It is a great place to escape reality for a bit :)

This scenic getaway is on a lovely historic gravel road lined with beautiful stone walls and overhanging Maple trees. There are plenty of woods and trails to explore right around this cozy little home. There are two decks to enjoy the views. The back deck is quiet and secluded with a fire pit.
Beautiful historic country road with friendly neighbors and lovely scenery (beautiful stone walls). Just a short drive to many local activities and services. There are farmers markets, crafts fairs and antique shops close by.
  • What more can you ask for then to watch the sunset or sap fall into maple buckets? We had such a warm and lovely stay looking at the mountain. I truly appreciate that the kitchen is set up with everything you need to make great meals plus play fun games after dinner. Space was idea for working and writing. Loved the local organic grocery just 5 minutes down the road.

  • We came up for a little weekend getaway. There were 4 of us that just wanted to enjoy some peace and quiet, cook some food and just hang out. Everything was perfect. The kitchen was well stocked with appliances, cookware and the basic necessities. Overall, I was in love with the way the home is decorated. Very comfy and cozy, but super updated as well. The beds were very comfortable with soft sheets and a comforter - super soft pillows and an extra blanket. The bathroom was great with some amenities as well in case you may have forgotten any at home. Towels, etc all were there. Clean and comfortable from top to bottom! Beautiful mountain views as you enjoy your coffee while looking out all the windows that go from one end of the house to the other. Even watched several deer grazing in the morning AND 2 moose! Can’t wait to go back again!

9 min to Mount Sunapee. The Victorian Rose room is one of 10 rooms in the historic Brook Road Inn. The rooms are rustic, in the building's historic style, and offer a queen bed for two, a twin bed, and a private bath. The door locks from the inside and the outside for privacy and safety. The room is located up a narrow staircase and shares a hall with 8 other guest rooms. This is a nonsmoking property. Please read fully before booking. The building is under renovation.
The inn is in various stages of renovations, and the room rates reflect this. The guest rooms are not affected by renovations nor are there any bookings during actual work. There is no kitchen. Although there is 24/7 video surveillance, staff isn’t on the property always. Guests must be comfortable being totally self-sufficient from check in to check out. The wifi is as good as it gets in this part of the state (25/2mb) and can be slow for those used to faster speeds. Only Verizon has cell phone service in this area, however there is a land line phone in the kitchen for guest use in case of emergency. No smoking within 50 feet of the building. The fine for violating the indoor smoking rule is $250. This is a family establishment. Illegal or unprofessional activity such as public intoxication or drug possession will not be tolerated, and the police will be called.
Mount Sunapee Ski area is 9 minutes away, Lake Sunapee is seven minutes away, Rand Pond is just down the road, and hundreds of miles of trails are accessible from the inn or are a short drive away. Let us know how we can orient you to enjoy your time in New England.
  • Brook Road Inn is perfectly situated on the backside of Mt. Sunapee making it a perfect place for skiing adventures. We enjoyed our short but sweet stay. Thanks!

  • It is next to impossible to find a nice, affordable place to stay in this part of New Hampshire. Cameron's place was a lucky find. Check in was easy, Cameron communicates clearly and all directions were easy to follow. My daughter and I were very comfortable. The rooms are as advertised and the air conditioning works well!

  • What a lovely, warm and cozy place for some R & R. Cameron is so accommodating and helpful. The place is very near Mt. Sunapee, where we spent most of the time skiing. Also very accessible to Sunna-a great place to eat and drink after a long day in the park. Will definitely recommend this place.

  • Great, inexpensive place to stay while visiting the Sunapee area. Rooms are basic but clean and have everything you need. Check in/check out very easy and flexible. Would definitely stay here again.

  • Very cozy, will return one day

  • A wonderful place to stay.

    Philip2018-10-27T00:00:00Z
  • It's a very fine hotel priced very amazingly low especially considering the foliage season. Offered a welcome respite from the usual New England hotel gouging. The beds are outstandingly comfortable. I liked the green carpets too. And the themed rooms. Definitely glad I went here. The upstairs is a bit spooky in an eerie way, until the lights pop on from the motion sensor. The place definitely has a sense of history. The long list of rules was a bit daunting to read, but it ended up being mostly common sense things and the actual experience was actually quite enjoyable, including a relaxing breakfast at the table in the breakfast room/solarium.

Also available for sale during the three seasons are plants that are clippings/potted from the grounds onsite. Take in a bit of theatre at the New London Barn Playhouse, it is one of New England’s most cherished summer-stock theaters, presenting excellent theater created by emerging artists in collaboration with accomplished professionals. The theater has served a large audience each summer since 1933 in New Hampshire’s beautiful Lake Sunapee region.
  • The inn was super cozy! Short drive to the mountain less than 10 mins which is great for skiers! Room and bathroom was very clean. The inn is very spacious, was able to go down and make a cup of coffee in morning. The entire first floor is very large, kitchen, eating space with lots of tables, two sitting rooms with fireplace and a tv. Next time I’ll definitely bring snacks/food to keep in the kitchen area didn’t realize the inn was equipped with full kitchen space on the first floor! I will definitely be coming back here with friends!

Located in the heart of Newbury Harbor and just a 5 minute walk to the local restaurant and picturesque views of Lake Sunapee. Bedrooms are offered as a pair for ensured privacy during your stay. Enjoy the proximity of Lake Sunapee State Park in the summer and Mount Sunapee Ski Resort in the Winter...both just a short 2.4 mile drive away!
Both rooms have small refrigerators and one room also has a microwave and keurig. This home has two cats. We do our best to keep them out of the rooms, however someone with an allergy to cats would want to seek an alternative lodging. Bedrooms are located on the third floor of our home. We can accommodate two vehicles per stay.
No matter the season, our neighborhood has something to offer. Boating, skiiing, fishing (ice fishing too!), tubing, hiking, or relaxing at the local watering hole (Bubba's restaurant is solid American fare within walking distance), Newbury is a special spot.
  • The house was awesome and enjoyed the stay

  • Lovely place to stay! My friend and i stayed there in October, and we woke up to lovely views of the fall foliage from out rooms. Location was also a good jumping off point for getting around Lake Sunapee.

  • We had an excellent stay at Lynne and Eric's home. They were extremely considerate, accommodating us arriving early in the morning. The rooms that we stayed in were clean and the beds were comfortable. Eric provided local tips to go hiking and places to get good views of the lake. They were also thoughtful and allowed us to pick apples from their trees. I would highly recommend this quiet getaway in NH.

  • Lynne and Eric's place is the perfect spot! It is quiet, comfortable, and close to Lake Sunapee and the mountain. Lynne and Eric made sure we had everything we needed and provided beach towels and sunscreen for us to take to the lake. We would love to stay at their place again!
