Bewl Water (5 min walk) & Bedgebury Pinetum (5 min drive) Quiet rural setting in area of outstanding natural beauty. Lots of local pubs offering top quality food and local ales. Private parking for 1 car. Children/ babies welcome, free wifi, freeview flatscreen TV/DVD, Iphone docking and charging station. No pets / No smoking.
You will have the whole annex to yourselves, Separate to hosts living quarters, Clean bedding, towels and toiletries provided. Own Waterfall shower room. Fridge/ toaster/ microwave/ kettle, small cooker.. Please note that there isn't a sink in the main area only the one in the bathroom. I leave a washing up bowl etc so dishes can be washed. Multifuel burner (coal & logs can be provided on request at minimal cost) One bedroom with double bed, wardrobe and chest of drawers. Large private lounge, double sofa bed. Travel cot available on request. Table and chairs. TV DVD & docking station with iPod can be used for charging. Own private access/exit. There is parking for one car, please let us know in advance if there will be two cars so that we can arrange additional parking.
Although we are in an isolated area we ask all guests to be respectful of neighbours. If you smoke please do not smoke anywhere in the courtyard as this is owned by our neighbours.
  • We had a great time at The Clock House Annex. The space is very cosy with some lovely touches by host Sabrina. The location is perfect for a long walk around Bewl Water.

  • A really lovely place, I would definitely stay again. Be mindful that the cooking facilities are limited and there isn't a sink in the kitchen area so I would advise brining easy bits to prepare!

    This amazing converted pub has 8 bedrooms, 7 bathrooms, lounge, huge dining table seating 16 and a fully fitted kitchen. The perfect weekend retreat or mid week business getaway location - spoil yourself, this venue is amazing just read our reviews! We can arrange anything you need from taxis, catering, activities, wine tasting, pamper sessions, to cocktail flairing! A real emphasis on luxury and a boutique hotel feel. Four floors of heaven and all within 1 hour of London.
    A fabulous Grade 2 listed Victorian pub, now luxury self catering accommodation for up to 16 people under 50 minutes from the centre of London. We cater for families who want to celebrate a special occasion or just want to get together for family time, to companies who want the ultimate corporate getaway and the opportunity to hire their own private boutique hotel. The Bull has a fully equipped kitchen, utility room, dining area with a table seating 16, sitting room with plenty of comfy sofas, open fire, media room with 65" Ultra HD TV, 8 bedrooms and 7 bathrooms, 6 of which are en suite, 2 more WC's on ground floor. Four of the king size beds will split into singles. South facing courtyard. Only 30 minutes from the coast. The Bull at Brenchley was built in 1864 and retains many of the original features - but with mod cons too! The ceilings are high and the dining area and sitting room are open plan. These used to be the bars in the pub. The kitchen is fully equipped with a 7 burner hob, double oven and grill. There is a dishwasher, washing machine and tumble dryer and microwave in the utility room. The pantry is full of dishes, bowls, jugs - everything you could possibly want. So if you are real foodies you won't be short of utensils, pots and pans. All of the bedrooms are good sizes, the smallest room has bunk beds with full size 3' beds. Six of the bedrooms have en suite showers or bathrooms, 4 of which have under floor heating and demister mirrors. The 7th shower room is on the top floor and is between two bedrooms so would be ideal for a family who want to be next to their children. The original beer cellar is now a TV media room with a 65" curved Ultra HD TV with Sky TV, YouTube, Netflicks. For business visitors looking for a business planning/strategy away day, the TV will link to your laptop with an HDMI cable, so it's great for presentations and our quoted prices are inclusive of VAT, so it's a very good deal! We also have a projector and screen available for business visitors. This room has reduced head height in relation to the 9' ceilings upstairs, but unless you are 6'4 plus you will be able to stand up in the middle. There is also an area to sit and play cards or games and two huge sofas for lounging around. There is an old fashioned record player and LP's and a Karaoke machine. We have Super Fast Fibre Optic Broadband because we know how important it is! You will be able to stream TV on your laptop and work if you really have to. The beer garden is a small south facing deck and patio area. There is plenty of space to sit and eat with a large dining table and parasol. It's a pretty garden that is private, with outside fairy lights for evenings. We would stress that Brenchley is a small village and we ask our guests not to remain outside after 11pm as the noise travels and may disturbs our neighbours.
    Brenchley is a lovely Tudor village, many of the houses are from the 16th Century. The Bull is Victorian because the original thatched pub burned down 150 years ago. There are fabulous walks that take you to many pubs in the local area. Matfield is a neighbouring village with a village green and three pubs surrounding it. Cricket matches and village fetes take place on the green. Horsmonden 2 miles in the opposite direction has been voted the best Village Stores in England.

  • Where do I start, I have just returned from this beautiful house. It literally is faultless. From the minute we walked in we were running around exploring and squealing with delight. I had organised a group of ladies for the weekend as a surprise for my sisters 50th.. Everyone commented on how fabulous it was, and you cant always please everyone...but you did!. We had caterers come in on the Saturday night from The Kitchen of Kent (a recommendation from Rob and Debbie) who were amazing, a walk to The hopbine for Sunday lunch, again amazing then back for the rugby in the amazing basement room, where the 2 nights previous we spent most of our time on the karaoke....a huge hit. There is nothing negative to say, the rooms are all beautifully furnished to such a high standard and you can see the thought and effort that has gone into this amazing house. The ladies want a repeat next year.....we will return. So once again thank you Rob and Debbie, you made my sisters weekend one to remember

  • The Bull is the perfect spot for business teams or families that want a classic part of British countryside. A beautiful coffee house “The Little Bull” is next door, a wonderful butchers ready for cater for breakfast and a handy mini supermarket/post office opposite. I took my team of 12 and there was plenty of space. We went on a country walk across fields on the bridal path to some traditional pubs and the whole experience felt straight out the film “The Holiday” Would certainly recommend to any large groups. Superb communication the whole way also.

  • I have just returned from a 3 night stay over new year at the Bull with 15 friends and 2 four legged friends!! This place is beyond amazing. It was so well equipped to a very high standard. The extra touches were amazing and made such a difference. We loved the cellar with comfy sofas and karaoke and our 2 dogs loved the courtyard garden! The kitchen was so well equipped, the dining table perfect and the beds were a dream!! We will definitely be back! Rob and Debbie were both so helpful. Thanks so much to you both!

  • A lovely cosy and homely property that suited our family gathering perfectly. Everyone was happy, from grandparents to teenagers and babies. The kids loved the space in the cinema room and the communal area allowed us to eat in and spend time together. Communication with Debbie and Rob was swift and really helpful, nothing was too much trouble. We also had a fabulous visit to Bodiam castle. We definitely hope to visit again soon.

    Set in the grounds of grade 1 listed Finchcocks, the Coach House offers boutique hotel style accommodation with 8 bedrooms, each with a en-suite bathroom. The property is located within an area of outstanding natural beauty and is surrounded by hop fields, oast houses with the picturesque village of Goudhurst, and its three excellent pubs, only a 1 mile away. Chef also available by arrangement.
    Finchcocks Coach House is set within the grounds of 300 year old Finchcocks Manor House. Until recently the main house was operated as internationally renowned piano museum, and is now a private house. The Coach House was built at the same time as the house, and is itself grade 2 listed. It has been recently renovated to a high standard and offers large double bedrooms, en-suite bathrooms with breathtaking views of the idyllic Kentish countryside. The Coach House sleeps a maximum of 18 people in eight double rooms and two guest beds in a separate room off Bedroom 6. We have an adjoining property available for rent (with its own living room and kitchen) which has a double and two single guest beds. Let us know if you would like to book this too. Chef available by arrangement (at extra cost).
    Finchcocks Coach House is set in idyllic countryside in a secluded location at the end of a long private drive. Much of the adjoining land is owned by the National Trust, with magical routes through the neighbouring forests and hop fields. Idyllic cycling can be found along the quiet private drive with horse riding is available locally. Nearby, the Bewl reservoir offers boat trips and bicycle hire, Scotney Castle is open to the public everyday (at the end of the private drive) and Bedgebury Pinetum, with fascinating walks and children's play areas, is within a 5 mins drive.

  • We stayed at this property for a friends get together in February. The property exceeded our expectations, it was beautifully laid out, stunning surroundings and a great space. There were 16 of us, every room having it’s own bathroom was a great bonus. The communal spaces are perfect for large gatherings. The kitchen is well stocked with everything you would need. Natalia was really friendly and helpful at check in and Harriet super speedy at replying to any questions prior to arrival. We had the best weekend there! We also went and did a tour at Anno Distillery only 20 mins which was amazing and fun thing to do as a group.

We hired it for a weekend for my husbands 40th and it was so great to have each room en-suite - gave everyone their space while still being a great house for a group. The photos do t do justice to the communal spaces which are just as great as the bedrooms. We took Harriets advice and booked Mark to cater our Saturday night dinner and the food and service was brilliant. Book you won’t be disappointed!

The country walks directly from the house (especially to the castle) are stunning and the local pubs are great. We were greeted by the amazing Natalia on arrival and nothing was too much trouble. Cosy barn-style accommodation nestled in the heart of the Kent countryside. Located close to National Trust sites and country walks. The Lodge is the perfect country getaway and romantic retreat. Please note this is strictly a NO SMOKING property both inside the Lodge and the garden. The property is also not suitable for infants, children or pets.
    There is a fully equipped kitchen with fridge which has a small freezer compartment, dishwasher, cooker and hob, washer dryer, and a dining area. The living area has a cosy wood-burning stove. Free wifi and a 42" flat screen TV with freeview is included. Bluetooth. The bedroom has a kingsize bed, high-quality egyptian cotton bedding and fitted wardrobes. Hair drier and fan provided. The bathroom has a walk-in shower, sink and toilet. There is plenty of space for storing toiletries. Please note THE BATHROOM HAS A LOW SLOPING ROOF - taller guests may need to bend down slightly in some parts of the bathroom but the shower is full height. Please refer to the photos. Egyptian cotton towels are provided.

    A charming freshly decorated cottage overlooking a field with no houses in sight. The cottage is furnished with a kitchen/sitting room with woodburner and upstairs there is a king sized bed in the bedroom with a modern bathroom with power shower. Luxury 300 thread count white bedlinen and white fluffy towels and bathrobes are provided for your stay. Very peaceful with lots of lovely local walks and yet only 8 miles from Tunbridge Wells. Very close location to lots of English castles.
    The newly decorated kitchen has an oven, fridge, dishwasher, white corian sink, salt and pepper and a welcome pack which includes freshly laid eggs from our hens. The sitting room is open plan with the kitchen and has a TV and sofa. There is also a wood burning stove to cosy up to on a cold evening. . Upstairs there is a king sized bed with a luxury anti allergy mattress and a luxury down duvet with white linen cover. The feather pillows are also covered with anti allergy covers. We supply shampoo, shower gel and conditioner in the shower and white fluffy towels. We also include 2 white towelling robes during your stay. There are lots of local walks and footpaths which are readily accessible from the property. There is also a local pub called The Castle Inn serving home cooked food and draught beer (Harveys Sussex bitter) a few minutes walk away. This is a great base to explore all that Kent has to offer whilst at the same time only a 40 minute train journey into London.
    The cottage is in a rural area but there are houses nearby although you cannot see these from your windows. It is very quiet and peaceful.

  • I really enjoyed my stay the cottage. It was a lovely size with a fab shower, very comfy bed and easy amenities. It was so lovely to take the bags out the car and walk into a cosy living room with a gorgeous log fire already crackling away. I was made to feel so welcome by Philippa and her husband. Storm Ciara knocked the power out a couple of times and they went out of their way to make sure I was safe, warm, fed and fully equipped with candles.     A stylish retreat in the heart of the Kent countryside. Distinctive and inviting accommodation looking out over a large field. Open plan, wooden interior with netflix and internet. It is in the middle of countryside and yet only 40 minutes by train from London. Very private and secluded with its own garden. Help yourself to vegetables from the garden. Prime location for visiting spectacular selection of English castles and gardens; Sissinghurst, Leeds, Ightham Mote, Scotney and Great Dixter.
    Clad with wooden boards there is a very luxe country feel.
    We have a large vegetable garden for you to help yourself to whatever is in season. Sissinghurst, Leeds and Hever castles are all close by and well worth a visit. We also have Rye and Hastings about 50 minutes away on the coast. The stables is newly converted and warm and private. The bed is a king size with luxury white linen with 400 thread count. The feather pillows are full and there are white fluffy towels and bathrobes for your use during your stay. We supply shower gel, shampoo, conditioner and body lotion. There are lots of local walks and footpaths which are readily accessible from the property. There is also a local pub called The Castle Inn serving home cooked food and draught beer (Harveys Sussex bitter) a few minutes walk away. This is a great base to explore all that Kent has to offer whilst at the same time only a 40 minute train journey into London.

  • My boyfriend and I had the most perfect weekend away here. Philippa has done a brilliant job doing up the barn to be the perfect level of rustic and plush. It’s so cozy yet fresh and not stuffy. We felt so at home, and enjoyed the place and it’s surroundings in the rain and sunshine. We had everything we needed, it’s spotlessly clean, the bed is unbelievably comfy and Philippa was lovely and welcoming. Perfect getaway. Can’t recommend enough! Will go back ASAP :)

  • What a stunning place! Philippa’s place is an amazing escape from day to day life, we were able to switch off relax and enjoy taking it easy. Philippa has great knowledge of the local attractions and surroundings and it’s really reassuring that she’s always on hand for anything. The place is decorated beautifully and just like the pictures. Although one thing you can’t tell from the pictures is how comfortable the bed is!! Overall an amazing escape which I would highly recommend!

  • We highly recommend this luxury barn conversion if you are looking for a romantic getaway in a nice cozy place with the best of interiors. Philippa was very welcoming and made sure we were comfortable with the place. The place is so well maintained. Very clean and has all the amenities one would need. Very comfortable bed. We did binge watching on Netflix the host provided us with on her Tv. Good value for money, has couple of good pubs near by. We don’t drive but had cab services available with 10 mins lead time. The best part of the stay was the rustic look of the interiors which are exactly the same as shown in the pictures. We plan to go back again soon and my wife has already looked at other properties managed by the host.

  • My partner and I stayed at Fran's place for two nights and we could not say a bad word about the hosting or accommodation. Fran was most helpful before arrival with quick responses and flexibility on arrival time and the check in was smooth. The studio is spotlessly clean and had everything you could need for a great stay. There were lovely touches like little treats in the fridge and the amenities were much more than expected. The property is in a lovely location and nice and private, there is also a parking space right next to the property which is perfect. The views are also amazing. Would thoroughly recommend Frans place to anybody, we will definitely be visiting again.

So cosy. Had a lovely walk from the cottage to the halfway house for a drink in the afternoon and then dinner at the hopbine opposite the cottage. Which I recommend. Fantastic location. The room was lovely with filtered water, kettle (including tea & coffee) and inspired by Japanese culture having a spacious zen feel. The bedding was a delight to snuggle up in! ​ Aida is a very kind-hearted, hard working woman who was eager to ensure that my stay was as pleasant and hassle-free as possible. Bordering a woodland you can see various local wildlife from the window which was a beautiful view to observe. The truely unique and creative bathroom is a must see however it’s situated at the top of this three storey house which itself is towards the top of a hill, therefor the water pressure isn't fantastic but none the less it’s a brilliant bathroom and is fully functional. I am grateful for the meditation session, an insight in to Japanese customs, a tinkle on the wonderful baby grand piano and having met such a wonderous spirit in Aida. ​

    Private cosy traditional log cabin on the lake, surrounded by beautiful countryside. Lovely peaceful get away from it all in an area of natural outstanding beauty, yet just ten minutes drive from Royal Tunbridge Wells, with all the culture, bars, restaurants and shops. The pretty village of Lamberhurst has lots of pubs to offer, with top quality food and local ales. Trains to London are 1 hour from Frant station. Nearby attractions include Scotney Castle, Bewl Water and Bedgebury Pinetum.
    Situated on our working livestock farm, the log cabin has its own entrance on the farm with plenty of parking. There are no shared amenities and you are welcome to come and go as you please. The log cabin is a very quiet peaceful area with just us for nearby neighbours. There is a lovely private screened decking area overlooking the lake for your sole use. The decking is south facing and a real sun trap, sit back, relax and enjoy the views of the lake and watch the hustle and bustle of the wildlife outside. The beautiful woodland surrounding the cabin means that every season is special here and offers an ever changing view, from the vibrant autumnal colours right through to the start of spring, bringing an abundance of bluebells through the woods and summer here definitely has the wow factor. Expect to see lots of wildlife here, including a variety of deer roaming around and we even have a resident kingfisher on the lake. The entrance to the log cabin has a covered canopy so you can still enjoy the outdoors even in poorer weather. There is plenty of seating outside and a BBQ is available to use during the warmer months. There is also plenty of outside lighting, including a motion sensored flood light where you will park. If and when you have had enough of taking in our views outside, enter the warm and cosy interior of our lovely log cabin. The lodge has a fully equipped kitchen, with integrated fridge and small freezer compartment within the fridge. There is an electric hob, microwave, kettle, toaster and Nespresso machine. I will supply tea, coffee etc and milk for your stay. There is a kingsize bed with a firm mattress and a range of drawers and ottoman for storage of your clothes and belongings. A fixed open style hanging rail, complete with hangers is for your use. A large comfortable two seater sofa and two seater dining table and chairs complete the open plan feel to the main part of the lodge. There is a TV with built in DVD player mounted on a full motion TV bracket for your viewing convenience. There is a separate shower room, with large shower tray and heated towel rail. Towels are supplied. There is a separate washroom, comprising a WC and shaver point. The lodge has hot water and heating, including an electric style wood burning stove. Smoking in not permitted in the lodge. The lake is not open to the public and is for our enjoyment and the enjoyment of our guests, fishing for our guests is permitted, please enquire before booking, so I can give you all the information you need about the lake. Very well behaved pets may be considered, please message me with the details.
    Lamberhurst village is a very pretty undulating rural area with a wealth of country pubs, catering for all your needs. There is a convenience shop with post office services and also tea rooms located in the village centre. A mobile fish and chip van visits the village on a Thursday evening. There are plenty of attractions and places to visit in and around the surrounding area including: Scotney Castle, Leeds Castle, The Pantiles, Bewl Water, Bedgebury Pinetum, Lamberhurst Vineyard, Penshurst Place, The Hop Farm, Spa Valley Railway, Assembly Hall Theatre. The nearest costal towns are Rye and Hastings, approx 40 minute drive away. We have all the big name supermarkets, mostly within a ten minute drive.
  • Fern is a great host and the cabin was just as we expected. Very peaceful and calm apart from the occasional goose which I find is part of the charm. If you have a chance to go there, would recommend 100%. We had some lovely walks around the public footpaths in the area, good food and some fun encounters with animals. Thanks again Fern !

  • The cabin was really amazing, it is so serene and wonderful. You can step out in the morning to a beautiful view and hear nothing but the sound of nature. I planned to ask my girlfriend to marry me on the balcony overlooking the lake but the cabin provided such a lovely setting I ended up just doing it inside. Fern is a lovely host and sets you up nicely on arrival. We went for a lovely walk around the woods on the Saturday that wasn't too taxing and again provided a lovely peaceful setting. I 100 % recommend this to anyone looking for a nice location to escape to, and whilst we didn't travel the local area, it is very well situated for doing so.

The welcome was very friendly and warm with fruit, cookies and breakfast for the next day. There were also fresh flowers! We had some problems with the hot water, but Emma reacted very quickly and her husband came by right away to fix it. The house gets nice and warm with the heaters. From the cottage we could easily from London train station. The people in England are really friendly and helpful. We had a wonderful time! The cottage is definitely recommended.

  • We stayed for a weekend and couldn't recommend Emma's Paygate cottage any more highly. Lovely space, if anything nicer in reality than in the pictures, the big conservatory kitchen/diner is a real feature and the kitchen itself is so well stocked with kitchen equipment, crockery, glassware etc - which is rarely the case in rentals! Plus really high-end fridge/freezer/oven/dishwasher etc... The lounge has a lovely semi-circular (RECLINING!) sofa with all the soft furnishings you could desire and an ultra-hi-def TV. Bedrooms are lovely too. Emma could not have been more accommodating and helpful before our stay, booking us a table at the Halfway House (thoroughly recommend for beautiful interior and friendly welcome, the food is absolutely fine but definitely 'pub grub') and generally on hand for any questions or queries. I would also recommend Brenchley Farm Shop (~15 mins walk away) - it's not really a farm shop, but a public outlet open Saturday mornings for organic beef to buy direct from the farmer. Incredible quality and value.

    This self-contained double room for rental was once part of the old dairy and is immaculate. It is spacious and light, in a very peaceful setting with doors leading to garden and has beautiful views over fields. Like a hotel room, the suite has fitted wardrobes; tea and coffee making facilities; toaster; a small fridge; microwave; wifi and a satellite television. There is a quality queen size tempur bed (continental, so can be split into 2 singles) with freshly laundered linen for a luxurious sleep. There is underfloor heating throughout and an en suite shower room with towels provided. A continental breakfast basket of toast with preserves is delivered to the door (arrangements for a newspaper can be made).
    Kent is known as The Garden of England. We are located half way between two Kent villages, Marden and Goudhurst. Tanner Farm is surrounded by farmland. The orchards, woods and river make for a scenic walk any time of the year - and they're just on the doorstep! Goudhurst is exceptionally pretty, and was even listed as a contender for village of the year on Penelope Keith's TV programme. It has a lovely church at the top of the hill which is open to visitors. Within the village, there are three pubs, which are all exceptional. In the heart of the village, there are tearooms; cafes; a number of small shops; and a pharmacy; as well as much more. Marden is flatter, has several convenience stores, a mainline train station, a petrol station, a great kebab shop, and a superb Indian restaurant, which serves very good curries with wonderful service. There is a huge selection of shopping, cafes, restaurants and fantastic country pubs, clubs, cinemas and tourist attractions within a 20-30 minute drive. Cranbrook is 7 miles away, with its own museum and windmill. You will find a supermarket and banking facilities here. There are two National Trust properties close by (both within 20 mins drive), Scotney Castle and Sissinghurst Castle. Bayham Abbey is also near. Tunbridge Wells is within easy reach, 20-25 mins drive. There are several vineyards in the area: Hush Heath Estates and Lamberhurst Vineyard to name the nearest. They offer a variety of wine-tastings and tours, for those who enjoy finer wines. Details can be found on their websites. The seaside can be reached very easily, Hastings, Broadstairs and Whitstable are within 40-60min drive. With so much for you to do, you'll have to stay again!

Bedgebury Pinetum offers lovely walks and various off road bike routes. There are many National Trust properties to visit, excellent cycle and walking routes, and great shopping with a good mix of independently owned and top chain stores in Tunbridge Wells. We also benefit from some highly acclaimed restaurants and pubs in the area.
    We are situated between the towns of Tunbridge Wells and Maidstone. There are many gardens and historic properties in the area such as Sissinghurst Castle and Scotney Castle. We are only a couple of miles from The Hop Farm which holds a variety of events during the year. There are several highly acclaimed vineyards to explore.

    Our beautiful quaint tree is house located in 17 acres in the West Kent countryside. We are immersed in nature with stunning views of our herd of horses living as naturally as possible on an equine track system. Other animals include our herd of alpacas, chickens and our resident pet pig. Located close to Tonbridge, Tunbridge Wells with lots of day excursions easily accessible. Sleeps two people comfortably. Amenities are in the main house, about a 20 metre outdoor walk from the tree house.
    Our tree house is very cosy providing the bed for your stay which is why we also provide a private inside area which consists of a shower, toilet, kettle, microwave, coffee making facilities including a fridge. There is a lovely lounge area with sofas and wifi connection (albeit rural internet connectivity speeds) where you can comfortably change and relax.

Both the treehouse and the private area in the house are warm so it didn't matter we visited during a cold, windy and stormy weekend.   • The treehouse was soo super cute and soo comfy, bedding was like being wrapped in a big hug and even storm Dennis didn’t affect our stay, we couldn’t hear the wind or rain as the treehouse is tucked away and perfectly constructed. Beautiful and quiet surroundings, easy to find, comfy large living areas. WiFi was easy to connect to, great communication from Jen prior to our stay and was greeted by lovely Zoe. Highly recommended and the family dogs were soo huge but like babies, defo give them a stroke as they loved the attention! Thank you!

    The Hopper Huts are charming and characterful converted former Hop Pickers huts on a working dairy farm. They offer cosy and peaceful accommodation with a lovely outlook over fields and woods. Depending on the time of year, there may be cows or sheep in the field in front you. You will be ideally situated just off the A21 for visiting Tunbridge Wells or Tonbridge and the surrounding villages. Bewl Water, Bedgebury Forest and many National Trust attractions are in close proximity.
    There are footpaths on the farm offering lovely walks across the Wealden countryside. On your walks you may encounter cows, sheep, horses and our pet pigs. A Highchair and Travel Cot are available upon request.
    The local villages like Lamberhurst, Matfield, Goudhurst, Brenchley and Horsmonden are picturesque and feature several attractive country pubs. Tunbridge Wells (10 minutes drive away) also has numerous restaurants and bars. There are several National trust properties within easy driving distance - like Scotney Castle, Bodiam Castle, Sissinghurst Castle and Gardens, Knowle Park and Ightham Mote. Other attractions like Leeds or Hever Castle, and Penshurst Place are also not far away. Camber Sands, Rye, Hastings and Bexhill are around 30-45 minutes drive away. Pub-wise - we tend to go to: The Vineyard at Lamberhurstwhich is very nice and has a garden with children's play area. The Camden at Pembury is comfortable and spacious, has a very varied menu and the prices are reasonable. The Peacock at Goudhurst is a nice country pub with an outdoor eating area. The Halfway House at Brenchley is a characterful country pub- with lots of beers to try and an outdoor eating area. Matfield has two pubs - the Star and Poet which are both fine but we don't know so well. We don't often go to Restaurants, but the Cote Brasserie French Restauarant in Tunbridge Wells is a favourite of my brother. There are however lots of restaurants in Tunbridge Wells, catering for all sorts of tastes. Take-aways. Ocean Fish and Chips in Pembury is very good. Although Happy Days Chinese, also in Pembury looks a bit scruffy, we have found the food to be good. Olivers Fish and Chips in Paddock Wood is also good and Pizza is available from Dominoes in Paddock Wood. We're told Sun Kong House Chinese in Paddock Wood is also very good. For curry we use Turmeric Gold near Tonbridge - about 15 mins drive away. There is a Burger King half a mile up the road at the BP Garage on the A21; and a McDonalds and Kentucky Fried Chicken at North Farm Industrial Estate - five minutes up the A21 heading towards Tonbridge (on the left).

I wasn't expecting any breakfast but there was tea making, bread and jam etc which meant I didn't have to worry about going to look for a shop or somewhere for breakfast which for a one night stay was super helpful. Also Liz and her husband picked me up some delicous take away Thai so I didn't need to venture out on a cold November evening which was soo much appreciated. x will come again and highly recommend.     The Garden Studio is secluded and sheltered and the courtyard is lovely and sunny especially in the morning. I provide a selection of teas, regular and decaf coffee, milk , biscuits etc. For breakfast H&J cafe are literally round the corner and open from 9am and offer you a free tea/coffee with your breakfast if you eat in. If you prefer take away then go with a mug from the studio and receive an ‘own mug’ discount. The village bakery open from 7am Mon to Sat and do everything from croissants to full cooked breakfast, eat in or take out. The Star and Eagle pub by the Church also do breakfast from 8am to 12 noon, Continental to Full English . Open daily including Sundays. * Utility: For guests staying in poor weather there is a heater in the utility and hangers so you can dry your clothes. *Laundry: Washing machine/dryer you may use in utility by arrangement.     So much to see and do in and around picturesque Goudhurst. Beautiful views, three great pubs/restaurants , bakery , coffee shops, two grocery stores with post office and farm shop full of local produce all within the village. There is unrestricted parking in the village and free car park opposite the doctors surgery with public toilets and electric / hybrid car charging points. In the centre of Goudhurst is an old Chestnut tree and a lovely pond which has a fountain. The whole vicinity is great for meals out, walking , riding and cycling and is a convenient central location for visiting many National Trust properties such as Sissinghurst Castle , Scotney Castle , Pashley Manor, Leeds Castle. Bedgebury Forest offers mountain biking, Go Ape, Pineteum , a lake , cafe, children’s adventure playground and extensive walking and is just a few mins drive away . Bewl Water is also a short drive away, just off A21 south of Lamberhurst . Cranbrook , approx 15 min drive has a stunning church, museum, windmill, cafes, lots of independent boutique style shops, supermarkets and sports centre with a gym and pool. Hawkhurst, approx 20 min drive south east has a Kino cinema, Waitrose and Tesco and a variety of pubs/restaurants . Historic Rye and Winchelsea beach and Camber Sands are approx 1hr drive away.

We live here with our dog & cat, so you do have to be animal friendly to stay here! We supply local eggs, cereal, milk, bread, spreads, coffee, tea etc to make your own breakfast.
    We live in a lovely 16th century house that was originally a pub in the pretty village of Lamberhurst. Kent. Our house is relaxing, peaceful, welcoming, traditional, quirky and comfortable. We live here with our cat & dog, so you do have to be animal friendly to live here, as the cats are not aloof like most! This room has a King size bed (5ft) for 2 with a sink and shower. There is a travel cot if needed. There is a separate toilet next door. All linens and towels are provided. You are welcome to help yourself to various teas, including herbal, various coffee's and some basic breakfast ie local eggs, bread cereal, spreads etc. You may use the kitchen & utility room, (where there is a fridge , storage & freezer for your use), to keep some food and cook if you wish, in the evening, we only ask you to clean up after yourself. We have WIFI. There is a pretty garden leading down to the river Teise, with a summer house for sitting and enjoying the views. There are also plenty of tables and chairs, lovely for sitting out in the warmer weather. For fisherman, the river has carp,chub and some trout. The street we live on, is a pretty residential road only a minutes walk to the village shop a little supermarket, open 7am-7pm most days & sunday 7am-4pm. Royal Tunbridge Wells, is aprox 15 minute drive away. The village is well served with a vineyard restaurant and several other good pubs.There are many attractions to see in this beautiful part of Kent,with the coast, including the gorgeous historic Rye & the many attractions of Hastings a 30 minute drive away, Brighton & the white cliffs of Dover aprox I hour away.Local attractions such as Scotney Castle, Bewl Water & Bedgebury, Golf course, walking distance or a very short drive away, as on the outskirts of the village, great for sailing, cycling, bird watching, fishing & London is approximately 1 hour by train from Frant station in the next village or a faster line at Paddock Wood & Tonbridge aprox 15 minute drive.We are also lucky to be near many historic places,for example, within 15 minutes drive, are Rudyard Kipling's home Batemans, Battle & Sissinghurst Castle & 30 minutes away is Winnie the Pooh's home Hartfield, aprox 40 minutes are Leeds Castle & Churchill's home Chartwell.
    Friendly, lots to do , very short walk to a local shop for supplies including a deli , which is open 7am-7pm and on Sunday 7-4pm & of course very lucky to be so well served with so many local pubs and restaurants as well as places of interest . Park for the children, including zipline! Such great amenities for such a tiny village. There are so many walks, over the golf course , around the Vineyard, up to Scotney etc, without even getting in the car. Bewl Water & Bedgebury, with its Go Ape only minutes away.

    Private space in stylish barn located in 'area of outstanding natural beauty' close to Tunbridge Wells. Being a keen cyclist myself, my guests will enjoy the nr 19 cycling route which is a perfect start for a day trip to Rye. Surrounded by orchards, I recommend bringing your walking boots to enjoy the stunning countryside and some of the characterful local pubs. I offer a continental breakfast with coffee and tea facility and the use of a fridge and microwave.
    The guest accommodation has its own en-suite bathroom with a high pressure walk-in shower and a separate bath. There is plenty of outside space where guests can make use of a picnic table in the south facing courtyard or can find another secluded spot in the wild garden that overlooks a natural pond. There is off-street car parking available and bikes can be stored in a separate secure place.
    The property is located in an 'area of outstanding natural beauty' along a quiet road. You can get on your road bike straight away and follow the nr 19 signed posted cycling route or go for a walk on the public footpath that runs along the property and enjoy the many orchards and hop fields in the local neighbourhood.

We loved the beautiful barn and the courtyard, and the location is just great. The room and luxurious bathroom are spacious, with everything we needed, and it was so quiet in the night. The breakfast was really tasty, with the best coffee! It was served in his large kitchen, and Peter gave us all kinds of information and tips about where to go and what to see, so we had a wonderful walk with a great pub lunch. Not knowing the area, Peter’s advice made all the difference to us. It was like staying at a friend’s house for the weekend: a friend who knows how to host!     Our brand new cottage has just been completed. It has stunning views across Kent, situated down a quiet farm lane with no other houses in sight. We are 10 mins from the centre of Tunbridge Wells, Tonbridge and Paddock Wood. It is incredibly cosy with underfloor heating throughout, it is also totally eco friendly, powered by ground & air source heating. There is an electric car charger for those arriving with electric cars (£10/night or £20/day charge) and a 1 1/2 acre garden with a pond.
    The cottage is a brand new conversion with all the latest mod cons. The sofa bed is a small double. There is a utility room next door with washing machine and tumble dryer and space for boots and coats. It is located on a footpath so great for walking with 2 woods encircling us. There are also lots of cycling paths for cycling.
    The cottage is located in the middle of nowhere yet just a few minutes drive to the village of Pembury and then on to Tunbridge Wells. It is incredibly quiet and at night you will hear owls and foxes as well as plenty of bird life. There are a pair of buzzards living in the next field and a farmyard at the bottom of the drive which allows visits.
  • My family and I stayed at Alistair and Sarah's cottage whilst having heating put in our house, after a quite stressful move. Not only was it warm and comfortable but the views were amazing, the cottage was peaceful and nothing was too much trouble for Sarah and Alistair. The cottage was clean and had everything you might need to make you feel at home. The king size beds were amazingly comfortable and we all had a great night sleep. It was just what we needed and we hope to be back again soon. Can highly recommend.

  • The cottage is in a fabulous location and has everything you need for a relaxing weekend getaway. The cottage was exceptionally clean, the beds comfy and all basic amenities provided. Alistair and Sarah were very quick to respond to my messages prior to arriving and were very friendly in person. They offered plenty of recommendations for local walks and pubs and even lent us some wellies/walking shoes when we turned up with only old trainers to walk in. The walking trails; we experienced muddy walks & February rain which provide great family fun. The locals were very nice. Alastair and Sarah’s dogs; Tinker and Boris are loving host too 😘. Just wished we stayed longer to have time to explore more of the area.

    In a rural setting, this beautiful converted property is surrounded by countryside and orchards. It sits in its own grounds of our house offering a haven of tranquility, but close to the village of Marden with a rail connection to London and just 20 mins from Tunbridge Wells with plenty of bars, restaurants and shops. Nearby attractions include Bewl Water, Bedgebury Pinetum and Hush Heath Vineyard.
    The Clock House has its own gated entrance with plenty of parking. All on ground floor with a modern and spacious open plan living. The Air conditioning in the living room will cool you down in the the summer and keep you warm on those chilly days. There is a well equipped kitchen with gas cooker, fridge freezer, washing machine, microwave, kettle & toaster with French doors opening out to the garden with outside seating. Tea, coffee, sugar and milk is supplied along with a welcome hamper. Two large comfy sofa's and a four seater dining table and chairs complete the open plan feel. There is a TV with built in DVD and a selection of reading books and games to keep everyone entertained. The bathroom has a large luxury shower (big enough to put a seat or baby bath in) with drench head and handheld attachment, heated towel rail, vanity sink and WC. Towels are provided. Off of the main room is bedroom 1, carpeted with double bedside tables with lamps, dressing table, mirror and stool, hairdryer and glass fronted large wardrobe. The second bedroom also coming off the main living room is carpeted with 2 single beds, bedside table and lamp, single wardrobe and chest of drawers. Bed linen is supplied. The garden is fenced off and has a gravel patio area with garden furniture, a lawned area to the front and a covered area to the side with a cycle rack and clothes line.
    If you enjoy fishing, Claygate fishing lakes are very close by and there are golf courses & riding stables nearby. Many National Trust properties including Sissinghurst gardens & Scotney Castle. Bedgebury Pinetum offers excellent bike routes and lovely walking. Further afield you could plan a day trip to Camber with its miles of sandy beaches or Historic Rye.

    In the heart of the Kent countryside Evesham Lodge offers a perfect getaway. Perfectly situated to visit local attractions including Leeds Castle, Sissinghurst and Bedgebury Pinetum to name but a few. In the village you can catch a direct train to London which takes under an hour. Evesham Lodge is self-contained and situated in our large 1 acre garden. It has a private entrance and plenty of off road parking. A car is essential for your visit.
    Evesham Lodge has 2 bedrooms and 2 bathrooms. One has a shower cubicle and the other has a bath with shower. The kitchen is fully equipped with cooker, dishwasher, microwave, full sized fridge freezer and washing machine with dryer. There is an outside seating area and you have shared use of the garden with a pond. We have ducks living on the pond and chickens.
    We are situated between Tunbridge Wells and Maidstone. There are many National Trust properties to visit, excellent cycle and walking routes, and great shopping with a good mix of independently owned and top chain stores in Tunbridge Wells. We also benefit from some highly acclaimed restaurants and pubs in the area.

My children loved exploring the large garden, feeding the chickens and the ducks in their pond. All the amenities you'll need! Great position to visit many National Trust places (Scotney Castle, Bodium Castle, Sissinghurst), Leeds Castle is not too far, close enough to the Sussex border ( we visited Heartsmonceaux castle and Astronomical Observatory.

Easy to access from the A229. Emma provided us with eggs and biscuits, so we had scrambled eggs on toast, which was so tasty. Can't fault the place. Would recommend it, and would love to stay again.

  • Sarah's Place was perfect for what we needed, we were working at Hever Castle Triathlon which was about 30 mins drive away, we were able to park our van safely which we were a bit worried about in a residential area, I mentioned I was gluten free and Sarah provided options and even left some special treats for us, the house is immaculate and has all the amenities needed for relaxing stay, check in was super easy and the beds were super comfy, the area is very quiet, it had everything we needed, and Sarah answered all our questions, would highly recommend staying here. Cinema, shops, retailers and restaurants all very local.

    Jason & Caroline welcome you into our attached but completely private dwelling, all recently converted to a high standard. You will enjoy your own open plan sunny kitchen and living area With lovely solid oak flooring throughout. The kitchen is fully equipped. In the living area there is a small sofa and tv with sky. Double doors (which will be your entrance for your stay) leading off of the living area take you to your own pretty courtyard. A Bedroom with double bed and small wardrobe.
    Your living area is on one level. The kitchen has a washing machine and there is a clothes horse. A microwave electric cooker and fridge. All kitchen utensils, cook ware,Iron and kettle. Small comfortable double bedroom with wardrobe,mirror and lamp. Weather you decide to dine at home where you will find a dining table for 2 or in your own private courtyard at a large picnic table and small bbq. As this is our family home we share the drive. A space is allocated for you to the left of the drive as you pull in.
    We are situated in an area of outstanding natural beauty and only a mile from the A21 for Rye & Hastings or in the opposite direction Tunbridgewells. There is a shop Saturday morning at the quarry centre selling local produce and for fine dining The Small Holding. If you enjoy walking the picturesque village Goudhurst is 2 miles away, with a grocery shop, Weeks bakery & Tearooms (where you will receive a 20 % discount when being our guests). There are a number of traditional pubs in Goudhurst, The Star & Eagle, The Vine or the Goudhurst in. In Lamberhurst you will find, The Brown Trout or the Vineyard.

    The Old Stables is close to fields and open space and it is in the middle of countryside and yet only 40 minutes by train from London. Very private and secluded with its own courtyard garden. There is a lovely woodburning stove and unlimited free wood to burn. There is a king size bed with luxurious bed linen. Help yourself to vegetables from the garden. Prime location for visiting spectacular selection of English castles and gardens, notably: Sissinghurst, Leeds, Ightham Mote and Scotney castle
    We have a large vegetable garden for you to help yourself to whatever is in season. Sissinghurst, Leeds and Hever castles are all close by and well worth a visit. We also have Rye and Hastings about 50 minutes away on the coast. The stables is newly converted and warm and private. The bed is a king size with luxury white linen with 400 thread count. The feather pillows are full and there are white fluffy towels and bathrobes for your use during your stay. We supply shower gel, shampoo, conditioner and body lotion. There are lots of local walks and footpaths which are readily accessible from the property. There is also a local pub called The Castle Inn serving home cooked food and draught beer (Harveys Sussex bitter) a few minutes walk away. This is a great base to explore all that Kent has to offer whilst at the same time only a 40 minute train journey into London. We welcome one small dog and charge £20 for their stay.
    We have houses nearby but we are in the middle of the countryside and it is very quiet and peaceful. There is a waitrose supermarket only 4 miles away in Paddock Wood and there is also a train station there with trains to London. We have a lovely woodburner to keep you warm (plus central heating) and unlimited free wood to burn.

There are great walks on your doorstep, historic houses such as Sissinghurst, Scotney Castle and Batemans within easy reach. Outdoor pursuits to enjoy at Bewl Water and Bedgebury National Pinetum as well as the historic towns of Royal Tunbridge Wells and Tenterden for shopping and eating. I hope you will come and see for yourself!
    Wagtails is a 1980s home which has been completely modernised giving guests contemporary, comfortable, clean and cosy accommodation. In less than a 5 minute walk you can access our award winning village shop "The Heath Stores" and our local pub "The Gun and Spitroast". The Borage bedroom has a single bed accommodating a maximum of one person. If you need additional beds please see my other listings which need to be booked separately if required.
    Paddock Wood is a 10 minute drive away and offers a good train service to London Charing Cross (approx 50min) Kent is described as the Garden of England with orchards, oast houses and tile hung cottages. Exploring by car is highly recommended. Sprivers Mansion, a popular wedding venue, is situated in the village of Horsmonden.
